I hired this contractor to renovate a garage into a bedsitter for my ageing mother. In hindsight there were early warning signs: incomplete measurements and a quote that bundled labour and materials with limited detail. I provided a conceptual scope-of-work diagram (not an architectural document) and paid a deposit of R100,000. Issues experienced: Timekeeping and site conduct: The team typically arrived around 10:00 and left around 15:00, and the site was left messy (including food waste/bones that my dogs almost choked on). Workmanship and errors: A dividing wall was built to incorrect measurements. A window opening was made larger than required and additional bricks I had purchased were used to correct this. The aluminium door was adjusted for tile clearance, but it still sc****s the tiles. I also experienced cracking plaster and window openings that needed rework to fit properly. Materials / credits: I was told the quote included a bath and tiles, but the day before starting I was asked to buy these myself if we wanted specific items and was told I would be credited/refunded. I did not receive a credit or refund for these quoted items. Communication: When I raised concerns, communication became difficult and I experienced the interaction as confrontational. After these issues, I ended the project. Given the stage of completion and the rework required, I believe a partial refund of the deposit would have been fair and reasonable. Instead, I received an invoice that included charges such as “future lost wages” and amounts I dispute, including items/materials I did not see delivered on site. I attempted to resolve this directly and requested a refund, without success. I also could not verify NHBRC registration (no proof of NHBRC registration was provided when requested), which raised further concerns. At the time, my mother was in hospital and I did not have the capacity to pursue the matter further, but I intended to address it through formal channels. This review relates to the original project in October 2024. After receiving correspondence from the company alleging defamation and indicating an intention to sue, I have edited my wording to ensure this review reflects only what I personally experienced and can substantiate. I’m sharing this so other customers can make informed decisions based on a real project outcome.

As soon as I signed the papers the drama began . No replies .lies about orders and refusal to refund money owed for orders not made . Fortunately his father came to our assistance. The father has now left and son has opened his own business....can't see him getting far . Be careful .check references and query new businesses.

Review for Les and S Construction We regret to say that our experience with Les and S Construction was extremely disappointing and unprofessional. We contracted them for multiple projects at our home, and in every instance, the workmanship was of poor quality, supervision was lacking, and communication after payment was virtually non-existent. 1. Room and Bathroom Construction: They built a room and bathroom for us, but the walls were noticeably skew. Within just six months, severe cracks appeared in the walls and rhinoboard, and the grouting between the tiles started falling out. There was no quality control, and neither Les nor Shannon supervised the work. Their workers came and went as they pleased—some days working an hour or not showing up at all. After payment, our messages and calls were ignored. The team used poor quality materials, left visible damage to our property which was never fixed, and the overall finish was substandard. 2. Fireplace Installation: They installed a fireplace but failed to seal the roof. When it rained, water leaked through the roof, causing damage to both the roof and interior of the house. Despite informing them of the issue, they refused to come and assess or repair the damage. 3. Swimming Pool Tile Sealing: Les and S were also asked to seal tiles around our swimming pool. Within a month, the sealant started peeling. Shannon blamed the product rather than the application. The team returned, failed to move pots to seal the full area, and only touched up patches—breaking two tiles in the process, which they left unrepaired. The sealant peeled again within a week, and since then, all communication from Les and Shannon has ceased. Despite multiple attempts via phone, email, WhatsApp, and Facebook, we received no response. In summary, our experience was characterized by poor workmanship, lack of accountability, and terrible customer service. In hind site there were red flags (Sadly I was in a rush because of my moms health), the first they never took complete measurements and the quote had labor and material bundled . Because of the vagueness of the quote I provided a scope of work diagram project and I paid the deposit , things started out well-ish , the team would arrive late every day (10am) , leave early (3pm) and littered (Bones were left on the ground and my dogs almost chocked on them) I hoped to receiving professional, timely service. Unfortunately, my experience was far from satisfactory. Key Issues: Mistakes: 1stThey built the dividing wall with the wrong measurements, they blamed me for that issue, even though I had discussed in detail with Les. 2nd: They made a bigger hole than needed for a window and used up other bricks to resolve the issue (bricks I had paid for) No refund for materials bought: I had mentioned my mom wanted to specific bath, but the materials were quoted for, a day before starting said I should buy the bath and tiles if I wanted something specific and they would credit / refund . They never refunded or credited me. Poor workmanship: They did work to grind the aluminum doors so that there would be clearance for the tiles, the door is scratching the tiles, the plaster is cracking and the holes they made for the windows needed rework to set the windows. Aggressive behavior: When confronting Shannon and Les on the issue, Shannon (who never came to site once) became aggressive with me. Issue after ending the project: After the 2 major mistakes I ended the renovation, I reasonably expected a partial refund (Less than 40%). I will put the details on a Facebook page called Don't Use Les & S because such little work and materials had been delivered it was not worth the 100K deposit Over charging: When I decided to end the project with them they sent me an invoice , charging me the full amount because of "future lost wages" , they inflated their costs and claimed to have supp**** materials that were not on site , thus confessing to theft. They claim their daily rate is R4000 for labor plus an additional charge for a brick layer at R5000 for the day. Unregistered Builder: I later discovered that the builder was not registered with the NHBRC, raising concerns about the quality and compliance of the work. Resolution Attempts: I made several good-faith efforts to communicate with the company and resolve the matter amicably, including requesting a refund. Unfortunately, my concerns were ignored, leaving me with no choice but to pursue legal action through the magistrate's court. Conclusion: Based on my experience, I would not recommend Les and his son. Their lack of professionalism, failure to complete the project, and refusal to engage in resolution efforts reflect poorly on their business practices. I will be taking them to the magistrate court, plus logging issues with the building ombudsman (NHBRC). They can take money money but I will do my best to make sure they don't keep it, I will make sure they are fined for working as an unregistered builder and I will ensure I make people looking to use them will find these reviews and avoid them.
