14 Mar 2024, 14:05Hi Karabo Please allow us to reply. Firstly, MDV Developments has delivered more than 10 000 bonded houses over the past close to 20 years. We definitely won't still be in business if we provided substandard houses. We pride ourselves in the product and service we deliver. The specification of all materials used when constructing your house are agreed and signed for in the project management agreement prior to building your home. Independent valuators and inspectors be it from the NHBRC, Financial Institution that granted your loan or the local Council’s building inspector constantly inspect quality and workmanship during the construction of any property prior to completion and handover of the property. A detailed snag process is available whereby any default material and or workmanship are reported on site in Wilfordon. This has been explained to you in detail during handover and occupation of your new house. All snags are monitored and repaired as and if necessary, by the developer on site. The houses in Wilfordon are all built on high spec/cost reinforced raft foundations as prescribed by the qualified, appointed engineer. Any newly constructed house need and will settle after construction, but all within acceptable limits as clearly prescribed in detail within the NHBRC Manual. Detail on what to expect regarding any settlement cracks are explained in detail in your handover pack, if not sure please contact the MDV office on site who will gladly assist you with the necessary guidelines and inspect your property to confirm the status of any settlement. Detailed geotechnical studies by competent engineers that formed part of the pre-development requirements for any development, more so for the Wilfordon development, ensures that ground conditions are stable and suitable for development prior to any development being done. Be assured no sinkholes can, have or will appear in your development. Please report any roof leaks to the MDV Office on site, your house guarantee covers any roof leaks for a 12 month period after occupation, as you have been made aware of in your handover pack. Your comment about leaking meters cannot be verified and your neighbour is welcome to visit MDV’s office on site with any questions/complaints in this regard. Please take note the water meter at your stand boundary is installed and maintained by Joburg water. Our office can be contacted for the relevant contact details for Joburg Water should any owner want to report any leak or faulty meter to them. Enjoy your stay in your beautiful, well built home.
Best regards,
