I am posting this to warn others about a **rental ****** I personally experienced involving a man named **Charlton Ryan**, who falsely claimed to represent **Prime Property Lettings & Management (Pty) Ltd**. The **** originated from a listing on **Locanto**, advertising a **furnished flat in Rioga Park Complex, Brackenfell South, Cape Town** for **R7,500/month**. The ad was posted under the name **Dirk Hendrik Van Breda**, with **Ad ID: 6857476540**. Charlton then contacted me, sent a professional-looking lease agreement, and requested an **upfront deposit of R8,500**, which I paid **before viewing the unit**. After insisting on viewing the flat, I visited the property in person. The individual overseeing the complex informed me that they have **no relationship with Charlton Ryan** and that he is **not known to them** in any capacity. I have since tried to contact Charlton via **phone, WhatsApp, and email**, but have received **no response whatsoever**. This further confirms the *****ulent nature of the interaction. Charlton failed to provide: * A valid **Fidelity Fund Certificate (FFC)** from the PPRA * A **CIPC registration number** for the business * Proof of ownership or authority to lease the property * Confirmation that the **TymeBank account** is a registered **trust account** > **Bank Details Used:** > Bank: **TymeBank** > Account Number: **5112 2058 042** Upon investigation: * **No company registration** could be found for "Prime Property Lettings & Management (Pty) Ltd" * **Charlton Ryan is not registered with the PPRA** as a property practitioner * This appears to be a **targeted ****** designed to deceive renters through false advertising and official-looking documentation Since then, I have: * Reported the account to **Capitec**, who flagged it * Contacted **TymeBank’s ***** department** * Begun formal complaints to **PPRA**, **SAPS**, and ******watch SA** --- ### ❗ Important Warning: Please **never pay any deposit before viewing a property in person** and verifying all agent credentials. Demand to see: * The agent’s **FFC certificate** * **CIPC company registration** * Proof of ownership or a signed mandate * That payment details lead to a legitimate **trust account** ****mers use urgency, professionalism, and **** listings to take advantage of people in need of housing. I saw a post for an apartment in Cape Town on RentUncle. I requested info regarding the apartment. I was sent an email from a GMAIL account from an Andrew de Bruin. The email had an application form attached with no information regarding the business's contact details and had grammar errors. You also needed to pay R8500 before viewing the place. This is clearly a **** company. The number given in the email was 0*7*3*9*4*4*1*0*3*0. Please don't fall for this.

I saw a post for an apartment in Cape Town on RentUncle. I requested info regarding the apartment. I was sent an email from a GMAIL account from an Andrew de Bruin. Prime property Has the most unprofessional people working for them .... as a tenant we found the agent completely useless after we paid the deposit.....Our agent Safura was hardly in contact with us, only when we messaged her to find out about updates she would respond .... cancelling meetings with her on the day an hour before we supposed to meet...and after that refusing to take our calls We had an issue with some cupboard before we can move in...and owner gave the go ahead to have it done ... Safura got her contractor who works for prime property to do it - Tariq.... The biggest bull****ter you can get.... 2 weeks went passed with no progress just the most random excuses and after lying a couple times he finally send his guy only at 17:00 the day before we move in....this is an apartment block and they have rules about making notice after hours ... No inspection was done by safura on the apartment the week prior ... And management is none the better with no assistantance at all Tariq and safura are both the most unprofessional and ********* people you can get..

The worst !!!I’ve spent more than a week in a hotel due to the lack of truth and competence from Prime property, they firstly include you into their company politics and now you are bouncing around from agent to agent well Altaaf and Mohammed were the two we worked with great at the beginning until company politics came into play and we were then thrown to Altaaf and Mohammed didn’t want to continue great, we find a place send all necessary documents and are expecting to be out of the place tomorrow but then Altaaf says that now the owner says it’s short notice ?! But how when you have advertised and agreed that you will move out and have the place cleaned, we thought this was it but now he’s pointing us to some other place that we still need to go and view , the frustration the unprofessionalism is unmatched as if we are not paying I wouldn’t recommend this company if you are serious about moving they couldn’t care less.
