As a property investor with several apartments, I have had the pleasure of working with Rapid Rentals, who manage my rental portfolio. From the moment I started collaborating with this team, their professionalism and efficiency have been nothing short of impressive. Under the leadership of Dr. Lindie Denny, the CEO, Rapid Rentals operates with a remarkable level of integrity and high standards. Dr. Denny fosters an atmosphere of transparency and honesty, ensuring that everything within the company is managed with the utmost professionalism. It’s a pleasure working with Rapid Rentals, knowing that I am in good hands. One of the standout members of the team is Madeleine Nel, who handles all of my rental administration. She is an invaluable asset and keeps me updated monthly with detailed information on current rents, collected payments, overdue rents, vacant units, lease expiration dates, and more. Madeleine is not only efficient but also provides positive and practical solutions whenever issues arise. Her knowledge and quick response time have made her my go-to person at Rapid Rentals. I also value Zami Mabece, who consistently finds new tenants for my vacant apartments. Thanks to his dedication and expertise, it is rare for any of my properties to be vacant for longer than a month. His commitment to filling vacancies swiftly ensures a seamless rental experience. Lease renewals are in the capable hands of Jacques Lategan. I always know well in advance which apartments need to be renewed, and he provides me with current and proposed rental amounts, making the process stress-free and organized. For any necessary repairs, JC Coetzee ensures that quotes are provided quickly and that work is done to the highest standard. His prompt feedback and follow-through on repairs are greatly appreciated. Reception is handled by Monja Den Held Le Roy with grace. Lastly, Coreen Scheepers handles general inquiries and complaints with grace and professionalism. Her ability to manage any situation with tact and kindness is a testament to the exceptional customer service Rapid Rentals is known for. Overall, I cannot recommend Rapid Rentals highly enough. Their team has demonstrated nothing but professionalism, reliability, and efficiency in managing my properties. Their dedication to excellence is evident in every interaction, and I look forward to continuing this successful partnership for many years to come.

My mortgage at ABSA is for multiple properties and I wish to sell one of them. In order for me to sell this property ABSA has to provide release figures. On 9 November 2022 my attorney requested these. I have now spoke to ABSA 5 times, providing them with aal the contact details of the tenants, and asking for the release figures. It has been 4 weeks and they still have not provided anything. The buyer I had for the property has just informed my estate agent that he is tired of waiting and he has cancelled the sale. I do not know what to do to get my very straightforward request fulfilled. ABSA’s complete lack of haste and their indifference has cost me a sale. Finding a new buyer will be futile since I do not know how to get ABSA to respond to my very straightforward request.
Nedbank Home Loan Insurance is plainly just incompetent, uninterested, and unsupportive of a client that has several properties insured with them, even if you present a valid claim. Well, that is my experience. Promises galore by Nedbank Home Loan Insurance: Commitment to client – none. Promises made by Nedbank’s staff in the process: More than 8 times (where they’ve said they will do something, for example send me an email, phone me back, settle the matter, or the like – but of course Nedbank Home Loan Insurance did not keep their promises.) They have wasted so much of my time. On the agreed date and time for physical appointments at the property or elsewhere, Nedbank Home Loan Insurance were never on time (on both occasions they were more than 1 hour and 15 minutes late – without prior excuses or arrangements). I had a break-in at my property in Pretoria North Proper on 28 February 2022 and reported the case in full at the Pretoria North Police station (SAPS Case no 67/3/2022). I reported it in full at Nedbank Home Loans Insurance as well (Reference No C03221021292206). The claim amounted to R62 000. • All electricity cables were stolen (even in the wall, roof and to the municipal connection point). • Several items were broken, e.g., perimeter gate, doors, security doors, windows, cupboards, electrical fittings, DB Box, etc. A complete list of broken items was submitted to both the SAPS and Nedbank Home Loan Insurance. • Several items were stolen, e.g., the washing line & pole, stove, pre-paid meter, light fittings, electrical wires. A full list of stolen items was submitted to both the SAPS and Nedbank Home Loan Insurance. The perpetrator was caught, acknowledge guilt as for the charged specific items, which 100% was in line with my statement. The parole officer even came to me to determine what damages (financially and emotionally) I incurred due to the break-in. I gave him a full report. I find Nedbank Home Loan Insurance to be intentionally dragging their feet as it has been more than eight months since the break-in. At take note: If have been to the OMBUDSMAN already. There were two phone calls from a Mr. Zano Prince from Nedbank Insurance to me after I contacted the Ombudsman, and some discussions – but none of their promises led to anything concrete. When I called the Nedbank inspector (Mr. Zano Price 0661061336), he said he was on study leave and would call me on the following Monday. That was six weeks ago. He did not phone me back. And now he does not answer or return my calls. I have called him several times. Clearly, he is avoiding me and hoping that the problem will disappear. He simply does not answer cellphone when I call him. For 15 years I have paid my insurance each month, but when now that I need the Nedbank Home Loan Insurance, I have been given empty promises and I have been ignored. Nedbank Home Loan Insurance is nowhere to be seen, or just wants to evade me as far as possible, apparently hoping that the claim will disappear. For months I couldn’t rent the property to a new tenant, because that property was vandalized badly during the break-in (as mentioned all electricity cables and fittings were stolen). In the end I had to pay to have the some of the damages fixed out of my own pocket as I could not afford to leave the property empty any longer. I could not afford to fix everything, only the most necessary. Recently, when the Nedbank Home Loan Insurance Insurances Inspector saw that the front door of the broken-into property had been fixed, he claimed that since the front door’s keys and locks were working, I could not claim for them. Well, the new tenants did not want to rent a place that could not be locked. Then the Nedbank Home Loans Inspector claimed that the locks had been broken before my previous tenants had vacated. I pointed out that the previous tenants had left the keys with the neighbours, something they were unlikely to do if the locks were not functioning. And so, Nedbank Home Loan Insurance continues to drag their feet, nitpicking over a case where the guilty party has already been caught and admitted his guilt! Nedbank Insurance, due to their NON-EXISTING INSURANCE, has forced me to put the property on the market for R500,000 less than the market value. Will they reimburse me for this R500,000, or even the initial R62,000 claimed (which I should be reimbursed for with interest from 1 March 2022, when the break-in occurred. It is now 8 December 2022. Nedbank Home Loan Insurance is unfair, unjust, unhelpful, and according to me stole my insurance premiums for years. Nedbank Insurance do not treat their customers fair. Nedbank terms and conditions say they will put you back in the same position as before an incident. Nedbank Insurance do not.
