I've seen a couple of Space Invader's adverts in the Garden Route recently. Didn't really understand the idea of Home Inspections until I wanted to put my property up for sale. I had a couple estate agencies coming over for valuations and offers to list my property. Prices they suggested were all over the place. Each agency had a different disclosure document that I had to sign. One agency recommended a home inspection, so I called Space Invaders. Got an appointment for the next day and inspector arrived in time. I was under the impression that a Home Inspection is there to look exclusively for problems in the house before it goes up for sale. This was not the case as it was explained by the inspector. Although finding issues that can impact the value/safety of my house was the departing point, it also highlighted what was NOT wrong with my house. The real estate agent that requested the inspection, managed to be the agent that eventually (3 weeks later) sold my house, at exactly their listing price. I am convinced the inspection report contributed to the price I got for my home and was the reason it was sold only 3 weeks after listing.
If it wasn't for hellopeter I almost got involved with Sachi. I saw some adverts for Home Inspector Franchise on Facebook I sent a request for information last week and immediately got a reply with the franchise brochure. I studied it over the weekend and thought it a good idea. But then I read on hellopeter about other that had problems. The home inspector service when selling a home is not mandatory at all. When you are on their website to register, they use words like: * There are currently 2 other people viewing this application * Only 2 spaces left * You are the last applicant we can accommodate for that date so urgency is key * We can't give you more than 48 hours or we offer the seat to someone else. If I bought the Franchise it would have been because they advertised the Home Inspection Service as mandatory by legislation and it is not.
I also came across the SACHI Franchise opportunity in the last couple days. I requested information to secure an area in Pretoria North and was sent a prospectus immediately. The prospectus did indicate that Home Inspections are mandated by law. I also recieved a advert from them this morning still indicating so. I made some enquiries myself and also came to the conclusion that Home Inspections are not mandated in any property transaction as SACHI says. I was lucky to find the review on hello peter to help me make a decision in not buying a franchise. Sachi use clever tackticks to make you do payments quickly. While registering ontheir website, following mesgaes comes up. * There are currently two other people looking at this website * Only 2 spaces left. And when I submitted the aplicate I get the message to pay quickly. * You are the last applicant we can accommodate for that date so urgency is key. * We can't give you more than 48 hours or we offer the seat to someone else. So I do agree with the reviews below that you are put pressure on and that it is not true to be registered with the estate agency board.
