BEWARE: Attempting to Change Lease Terms at Exit I am a tenant vacating on 28 February 2026. Feel-at-Home Properties is attempting to impose terms NOT in my signed lease agreement, seemingly to justify withholding my R9,900 deposit. What They're Doing: Claiming lease ends at "12 noon" - This appears NOWHERE in my signed contract. Item 1.28 states key return date is "28th February 2026" with NO time specified. Demanding exit inspection ON moving day - Clause 14.4 clearly states inspection should occur "within 3 days PRIOR to Termination Date" (25th-27th Feb), not on the day I'm moving out. Creating impossible conditions - Expecting me to complete my move, professionally clean, AND be present for inspection all by noon on my moving day. Refusing to address discrepancies - When I cited specific contract clauses, they responded: "We have been practicing for 26 years. We have a system. You will sign." Why This Matters: This appears designed to: Create technical "breaches" that don't exist Justify deposit deductions for manufactured issues Rush the inspection so proper cleaning can't be completed Intimidate tenants into compliance Red Flags: ✗ Won't answer direct questions about contract terms ✗ Dismissive responses ("26 years experience") ✗ Threatening language ("no opportunity to fix issues") ✗ "You will sign" - presuming I'll comply without question My Advice to Future Tenants: Document EVERYTHING - every email, every clause reference Know your lease - read it thoroughly, especially Clauses 13, 14, and Items 1.26-1.28 Don't be intimidated - "experience" doesn't override contract law Get legal advice - Rental Housing Tribunal is free Take photos/videos - before, during, and after Have a witness - bring someone to the exit inspection The Law Says: Rental Housing Act 50 of 1999 Consumer Protection Act 68 of 2008 Property Practitioners Act 22 of 2019 These protect tenants from exactly this type of conduct. Current Status: Filing formal complaint with Gauteng Rental Housing Tribunal. They've now changed inspection to 16:00 (4pm) on 28th Feb after I pushed back, but still refuse to acknowledge the contractual issues. Will Update: After exit inspection and deposit refund (or lack thereof). WARNING TO LANDLORDS: If you're considering using Feel-at-Home Properties as your managing agent, be aware they may be exposing you to legal liability through these practices. Been existing customer for for years, yet they can't transfer my details to a new complex they would rather let my family sit in the dark then try and assist. They know there is no where else to go so they can treat you as client like they want. You should be ashamed as company, most likely not even going to get a response.
