BEWARE: Attempting to Change Lease Terms at Exit I am a tenant vacating on 28 February 2026. Feel-at-Home Properties is attempting to impose terms NOT in my signed lease agreement, seemingly to justify withholding my R9,900 deposit. What They're Doing: Claiming lease ends at "12 noon" - This appears NOWHERE in my signed contract. Item 1.28 states key return date is "28th February 2026" with NO time specified. Demanding exit inspection ON moving day - Clause 14.4 clearly states inspection should occur "within 3 days PRIOR to Termination Date" (25th-27th Feb), not on the day I'm moving out. Creating impossible conditions - Expecting me to complete my move, professionally clean, AND be present for inspection all by noon on my moving day. Refusing to address discrepancies - When I cited specific contract clauses, they responded: "We have been practicing for 26 years. We have a system. You will sign." Why This Matters: This appears designed to: Create technical "breaches" that don't exist Justify deposit deductions for manufactured issues Rush the inspection so proper cleaning can't be completed Intimidate tenants into compliance Red Flags: ✗ Won't answer direct questions about contract terms ✗ Dismissive responses ("26 years experience") ✗ Threatening language ("no opportunity to fix issues") ✗ "You will sign" - presuming I'll comply without question My Advice to Future Tenants: Document EVERYTHING - every email, every clause reference Know your lease - read it thoroughly, especially Clauses 13, 14, and Items 1.26-1.28 Don't be intimidated - "experience" doesn't override contract law Get legal advice - Rental Housing Tribunal is free Take photos/videos - before, during, and after Have a witness - bring someone to the exit inspection The Law Says: Rental Housing Act 50 of 1999 Consumer Protection Act 68 of 2008 Property Practitioners Act 22 of 2019 These protect tenants from exactly this type of conduct. Current Status: Filing formal complaint with Gauteng Rental Housing Tribunal. They've now changed inspection to 16:00 (4pm) on 28th Feb after I pushed back, but still refuse to acknowledge the contractual issues. Will Update: After exit inspection and deposit refund (or lack thereof). WARNING TO LANDLORDS: If you're considering using Feel-at-Home Properties as your managing agent, be aware they may be exposing you to legal liability through these practices. Terrible Experience. Do not waste your time with these agents. Rude, impatient and ***********. I have voice notes of Makkie raising her voice at me. I arranged my move for 31 Jan (which took about 5 hours) and they send the handyman at 08:00 to do the inspection while their are boxes, dust, tabled and chairs everywhere. They sent the guy in the middle of the move. I told him to come back when I was finished, and then he only shows up at 16:00 for the inspection, also claiming he arrived at 08:00 with a hangover...?? I had to leave the premises to follow my moving truck to the new destination, and they expected me to stay and do the inspection in the morning when the move isnt complete? Such a sloppy and untidy company. First when I moved in, they used pictures of the house standing alone. Then when I saw the unit, there was construction all over the place and no one thought to mention this?? To mention Gustav too, this guy is so uninvolved. I hope this reaches the highest point of attention.

Please stay as far away from these dishonest rental agents as possible. They are ***********, unprofessional and a bunch of ******. I moved into one of their units in Wonderboom South Pretoria in February 2025. They did an incoming inspection report without me being present and never provided me with said report after moving in. I found the apartment in a very unclean state and took photos of this and provided it to them indicating to them the state the apartment was in. Upon moving out I left the apartment in a way better condition then I found it even though their own lease agreement states that the property should be returned in the condition it was found. And their incoming inspection report done in my absence also confirms the condition the apartment was in. Now I am in a battle with the ***********, rude and unprofessional employee for this dishonest company , Makkie Le Roux who refuses to pay out my full deposit due to her feeling the apartment was returned unclean even though it was returned in a better condition she handed over. They decided to deduct cleaning fees but can not provide any proof or invoice that clean was done. She also admitted to deducting a cleaning fee from the previous tenant but no cleaning was done upon me moving in. This indicates the **** they are running at their dishonest company. They deduct cleaning fees from clients, and don't do any cleaning. Or maybe this is only done for client that don't look like them. I have been dealing with is for two weeks now and they just delay in responding to emails. I provided them with proof of their honesty but she still insists on not paying out my full deposit. I will be taking this further to the Rental Housing Tribunal because I am honestly not going to be a walk over for these shameless and *********** ******. Makkie you should really be ashamed every time you look at yourself in the mirror. You are ***********, rude, unprofessional and dishonest. But just know Karma will comeback to deal with you

There are those times in one's life that you just have to let the rest of the world know what pathetic chancers there are out there,this company in Pretoria from the idiot of a Ceo Gustaf(clown of the century)to the admin staff.You will not get any other treatment than all the reviews on this page,it is purely ******** what they do and for once they will not be left of the hook,I will post the outcome of this case on here and In all the relevant news papers about these con artists.

Terrible company to deal with. Gustav the owner responded on my google review with very abusive hate speech. He cannot handle criticism and does not resolve issues but resorted to throwing us out. The unit we were renting was owing the municipality we constantly had our electricity switched off. No help from them. Our billing account constantly had errors the staff is ***********. When you reach out to them to try and resolve issues they charge you a fee, the Ombuds needs to hear about this. Gustav is very emotional. Stay away there are a lot of rental agencies that do an incredible job that deserve this name "Feel at home" as for this company "nightmare"

Feel-At-Home Properties is a dishonest business. I gave one calendar month notice as confirmed on Whatsapp with Makkie on 14 Dec 2022 and asked if deposit can be kept for payment for January. She advised that this was not possible and that I could only move on 31 January 2023 I subsequently gave a written notification of cancellation on 03 January 2023 for 31 January 2023. My ex advised Feel-At-Home Properties that she would not move and would only be able to move on 28 February 2023. Gustav Kriel then sent an e-mail stating very clearly that she had to also move before 10h00 on 31 January 2023. On 02 February 2023 I was advised by Gustav Kriel that I had to pay the rent for February as the contract stated 2 months notice. How he thinks that this is valid is beyond me. My deposit has not been repayed, I have been threatened by lawyers and I have now turned to the Gauteng Rental Housing Tribunal. I never received a signed lease agreement from Feel-At-Home Properties and there is therefor no contract to fall back on, the written confirmations by both Makkie and Gustav both state 31 January and the check-out inspection was cancelled by Gustav. To make matters worse Feel-At-Home Properties issued a fraudulant invoice for the month of February for rent, check-out inspection and cleaning as well as legal costs incurred by them! These people are dishonest, act unlawfully and unethically. DO NOT DO BUSINESS WITH THIS DISHONEST BUSINESS UNDER ANY CIRCUMSTANCES!
