Pulse Living - Tilla and Nelspruit Admin/Team. I recently bought a flat at Summer Rain Estate - Nelspruit. I can safely rate them -99% if there is such... Issues range from failing to rectify issues like painting coackroach infested walls, refusing to replace a faulty stove, replacing lights... A major leak on the Roof Slab or defect which may result in Injury or death. Admin will report that they have sorted issues but when you get there, you find the same issues... My 3rd Investment property will never be with them AGAIN!

They sell poor quality items. Steer clear of them. Bought a cabinet set on 11/07/25.It slowly started disintergrating getting looser and looser until it fell apart. They sent a cabinet maker out and he conveniently blamed it on water damage.If a cabinet is coming apart surely water will get through. Is it the customers fault. Filthy company to deal with.

Stay in Tamboti, Riverside View. The was okay, the problems can after I moved out They ****med me out of my deposit and unfairly charged me R2,800 for paint for one small bedroom, which is completely unreasonable. They also added water bills from previous months that were not my responsibility. On top of that, they refused to return my key deposit, even though the lease agreement clearly states that it should be refunded. This experience has been frustrating and disappointing

Stay in Tamboti, Riverside View. I stayed at one of their complexes the management is a complete nightmare. I was fined for playing loud music from a car, while I don't even have a car or parking space assigned. When I moved out they failed to show up for the exit inspection after I moved out they came on their own and claimed there was damage which I know they caused in-order for them to debit false claims. I have even reported their conduct to the Property Practitioners Regulatory Authority (PPRA)

I stayed at one of their complexes the management is a complete nightmare. I was fined for playing loud music from a car, while I don't even have a car or parking space assigned. Apartment on Oak by Pusle living is giving me a run arround with regards to recieveing my deposit refund back. I have always paid my rent on time and never missed a payment but now they have the audacity to ignore my emails and make empty promises with returning my deposit. The building manager, Basetsana Lesejane is Ignoring my messages and when I do get a hold of her on the phone she says she will call me back. I moved out end of April and had even written a formal notice for moving out, even though my contract was already month to month at this point. I am tired of doing follow ups and being ignored. I want my deposit refund back!

I’ve been living in one of pulse living properties called Mopane@riverside for the past 4 years and we’ve always had problems with the plumbing. My kitchen is always blocked and I hardly cook, the previous plumber told me the plumbing of whole building was just not done properly hence why I’m always getting blockages in my sink. On the 9th of May 2025 I had a blockage while doing my laundry in my washing machine I just heard water in my bathroom only to find out I had blockage and water was coming out from the machine to the bathroom sink. I alerted my building manager and agent, and I was ignored the entire weekend a plumber was only sent in Monday. When the plumber came he did his job while doing his job, water flooded my bathroom floor and kitchen floor which resulted in me having to stop doing my work as I was working from home and move my carpet, mirror, fridge and tv stand so I can wipe the water so it doesn’t damage my valuables. The guy carried on doing his job without even apologising for the mess he made in my house. He then left after doing his job, he left my place messy with water all over the bathroom and kitchen floors and only to find out later on that evening that he actually left my kitchen cupboard flooded with water and he didn’t say anything to me about that. An hour after he left I realised that there’s water coming underneath my washing machine and I reported again to the proper manager alerting them of what is happening I was ignored, I’ve had to put towels on the kitchen floor by the washing machine ever since this plumber came to fix the blockage and nothing was done about that. On the 16th of May 2025 I had another blockage same situation, my partner reported the issue AGAIN and he was ignored. I then decided to report the matter myself to the building manager yesterday who then responded and I asked her not to send the same guy because clearly he didn’t do a good job because ever he came there’s been water coming underneath the washing machine. She asked me to make sure that there’s someone at home on Monday so they can send a plumber. I worked from home today and waited for the plumber to come. Only to find out that they’ve sent the same guy who left a mess at my place, and I told him of all the frustrations he has left me with ever since he came to do the plumbing I even showed him that I’ve been putting towels by the washing machine because there’s a water leakage and I don’t know where it’s coming from. The guy was so rude to me and told me that he did his job and practically telling me that I’m lying about the water leakage that’s coming from underneath the washing machine. He was so arrogant and rude I then asked him to leave my place as I am a woman and he made me very uncomfortable by how he was reacting to the whole situation. I then told the building manager again and told her that I asked her not send the same guy because clearly he didn’t do a good job and he was very rude and arrogant when I told him about the living conditions he has left me in after he did the job. The building manager then sent another plumbing company who was also busy with the blockage for about 2 hours, they then told me that the blockage is really bad they need to go and get acid to melt whatever that had blocked the pipes. They also left my place a mess and never came back, both the kitchen and bathroom sinks are blocked. I can’t do laundry nor can I wash dishes. I’m really disappointed at pulse service regarding my issue, my house is a mess and there’s nothing I can do about it. Which means I’ll be staying the whole week without getting this matter sorted because I can’t ask for another day to work from home I need to be at the office the whole week. And I’ll be coming back home to a messy house where I can’t wash dishes or do my laundry

I stayed at one of their complexes at Selcourt Estate Luciana Amigo. Gave noticed a month in advance that I am terminating my lease after my 12month contract. The next month they still debited my account and they use electronic debit order system and it can not be reversed by my bank I have send several emails for my refund with no response. Yet they still send me an email that in the next month their admin fee will increase and I am not even a tenant there. Worst rental agency but quick to debit your account wrongly and then fail to respond regarding refunds. Disgusting at this poor management!!!!!

The worst company ever. They rip of people. I used to stay at Ascot Park. On my outgoing inspection they found 2 broken curtain rails. The stupid company charged me R1500 for that further more they charged me R685 for water . I moved out end of February and I was charged this amount for December water. Make me understand how? These people are a ****. Do not stay at any building that they own please.
