Never deal with Rawson, they are *******! Especially the north riding/randburg department with Riana de velliers, they went out there way to keep my deposit and not pay me. Going as far as bending the law and upgrading the house cosmetically using my deposit when in fact there was no damage. Disgusting

My experience with Rawson Gillitts and agent has been nothing short of shocking and deeply disappointing. I relocated from Gauteng to KZN in December 2025, only to be met with dishonesty, unprofessional conduct, and complete disregard for my rights as a tenant. I signed a lease for Unit 2, a ground‑floor unit chosen specifically for my young child’s safety. After driving long distance and arriving to move in, I was suddenly handed the keys to Unit 1 — a totally different apartment with a balcony and safety risks for a small child. At no point did the agent inform me of this change, and when I questioned it, she brushed it off as an “oversight.” This was misrepresentation and a breach of contract. To make matters worse, the unit I was forced into was in terrible condition: • The apartment was not cleaned • Dirty floors and windows • Spiders in the shower • Loose or missing door handles • No working water meter, even though I was told utilities were prepaid • The water that was supposedly “available until the meter is sorted” ran out within hours — leaving me unable to shower, use the bathroom, or care for my child after a long move. The incoming inspection wasn’t even done with me present, which is completely unacceptable. Within days, due to all these issues and the lack of rectification, I cancelled the lease. Yet despite their breach, I have still not received my refund for my deposit or rental, even after countless follow‑up emails. Instead of resolving the matter professionally, Rawson Gillitts pushed me from pillar to post and told me to deal directly with the landlord — failing completely in their role as the managing agency. Moving across provinces is stressful enough. Having my furniture delivered to the wrong unit, incurring extra costs, and being left without water or a safe living space made this experience even worse. At this point, I am still waiting for my money to be refunded, and the lack of accountability from both the agent and the branch is completely unacceptable. I would strongly caution anyone considering using Rawson Gillitts or working with this agent — the service I received was unprofessional, negligent, and dishonest.

This company, specifically in Klerksdorp, rented out my property for 9 months; and I was informed that tenants will move out by the 31st of December 2025; today it’s the 25th of January 2026 I still don’t have my house keys!!! Not to mention that I have R150k water bill from municipality to my name and that are not willing to take responsibility, whereas they were supposedly paying the municipality bill and give me what ever that is left of the rental money. Now I have no choice but to involve the legal team; if you can try by all means to avoid this company, unprofessional and poor communication from their side!!!

The embarrassingly low rating that this company has makes absolute sense. I moved into an apartment a year ago with Rawson as the agency managing the property. Upon early termination of the lease I did not receive my deposit (post deductions) back. They had made an error on the amount and it took them several months to own up and get back to me after I had called and messaged countless times. I've been given the runaround for more than six months now - still no deposit. Rawson Properties, particularly the Woodstock branch in Cape Town, has absolutely no regard for customers, and frankly no regard for their own reputation bearing in mind their miserable rating. Absolutely pathetic. I would HIGHLY advise against renting or buying a property if it is being managed by Rawson.

I correspond with an agent from Rawson Properties in Roodepoort recently. We arranged a viewing for a unit we were interested in renting. This particular agent was very aware of the fact that I had to travel from a different town just to go an view the unit. On the day the viewing was arranged, I waited quite some time, and after about 10min after arranged viewing time, sent thr agent a message informing her that we are at the address,and asking if she is on her way, thinking she might be running late, trying to give people the benefit of the doubt. A couple of minutes later she informed me that the unit is no longer available, I should let her know if she can help me in other way. I was utterly shocked and upset to say the least, as I just wasted half a day to travel there as well as costing me fuel money, which we strictly have to budget every month. I sent her a message back asking her when she didn't let me know earlier, know full well I travelled from far, only to realise that she almost immediately blocked me on WhatsApp after her message was sent, as my message did not go through, and still haven't. I was absolutely disgusted by the lack of accountability and immaturity of the way she conducted business. I would definitely not recommend Rawson Properties! 99% of the agents ignore you anyway, any the one that does respond is immature and unprofessional, taking people for a ride!!

My experience with their admin office in the Walmer branch, Port Elizabeth has been frustrating from the start. Had to wait for almost 2 weeks to have my rental application processed (although the rental unit was advertised for immediate occupation, (which suited me) with no regular feedback and my whatsapp messages left unanswered by admin. Have a present dispute with Agency, now dragging on for almost a MONTH, about my rental flat where the thermostat of the built-in oven malfunctioned, causing a fire which left the oven plus the hob completely burnt and beyond repair. The appliance was never properly maintained by the Landlord (also not properly checked out by the Agency prior to advertising nor before i moved in). I had repeated problems with it since taking occupation, which was properly reported to Agency, but only attended to by 'backyard mechanics ' of the Landlord (as arranged between Agency and Landlord) and the actual thermostat was never checked out during any of these visits while i was present. The Agency now holding me responsible for said malfunction, (although i was using the oven for normal domestic use) which leaves me with no option but to now take legal action. The smoke damage was **********, causing me to seek alternative accommodation due to the smell and placing a real strain on my finances.
