Very bad practices with rental tenants

I moved into Unit 52 at Bivitana Complex in Northriding in January 2020. When i moved in the previous tenant was made to repaint the whole apartment before he could get his deposit. The same has just happened to me...I am told to repaint the whole lounge and part of other rooms simply because my couch scratched part of the wall and made it dirty. I have repainted with that part of the wall. I am still not getting my deposit because the new white paint should look exactly the same as the old white (which has lost some whiteness).

Very arrogant and capitalist of this agent. Please advise on the best steps to protect future tenants. Otherwise just dont deal with this guy!! Crooked!!
