This morning we woke up to leaks yet again after spending further R3800 with SBS waterproofing to increase the gutters on roof.
More leaks than we had before the roof was changed!
More leaks : At the moment we have the start of paint coming off out walls, minor crack appearing, black mold and water leaks over our Aluminium windows. The area we previously used as work station - had to remove all PC due to water leaks. Recommended repairs in Summer is a redesign of this roof which will cost about R11 000.
SBS refuses to admit that the design is faulty, it requires a redesign and hence this post.
Report given by the SBS gutter team: 1. Rusty nails on sheets. 2. Pooling of water where leaks are occurring. 3. Resealing of visible gaps. 4. Box gutter was clear - no debris.
Next step is Small claims court to recover unnecessary work done plus repairs required in Summer.
FROM SBS : Hi Lucielle, 1. There is nothing wrong with the pitch/slope on the roof. No pooling is occurring.2. We suggest fitting a gutter between the pitched roof and the flat roof. This will eliminate water run off from the tiled roof onto this areas.3. The box gutter also required maintenance as it has not been maintained since we had installed to the roof. We will send through a quote for the gutter and the roof service. Please take pics of there the roof is leaking and where water is coming in.
