10 years ago,SBS said they could fix our waterproof problem. But instead of redoing the flashing, they redid the entire flat roof, an expensive exercise. However, the problem of the leaks around the edges was not solved, and we continued to suffer with water dribbling down the walls. They recently came to do a follow up, and finally agreed that the original job as not well done. But I am still waiting for follow up...

I cannot in good conscience recommend this company to anyone. I would warn anyone from doing business with this company, especially if there are body corporates involved which further complicate matters. Save yourself a lot of headaches and money. Their work does not last, despite a supposed 10 year guarantee, and trying to hold them to that guarantee is very nearly impossible, they always shift blame. Their customer service is shocking and they are difficult to reach at the best of times. For almost 10 years I've had problems with the balcony of the unit above mine leaking into my main bedroom. SBS had to redo the waterproofing after getting them, through massive effort with the assistance of the owner of the unit above me, to honour their supposed workmanship guarantee. They always try to lay the fault with something else, anything else, beside their work, leading to unnecessary repair costs. To make matters worse, even though I am the one suffering damage, I had to deal with the owner above me as well, as it is their balcony and they need to authorise all repairs. Here is how things unfolded over the course of YEARS. When we complained that their waterproofing was not working, first, we had to fit gutters, at our cost, which we did. Problem not solved Then the water was supposedly coming in through the weepholes, so we had to fit weephole covers at our cost. Problem not solved. Then it was supposedly the water outlets on the balcony, so SBS enlarged those and fitted bigger outlet pipes. Problem not solved. Then it was supposedly because the outlets, which they had enlarged and modified, were blocked and bypassing their supposedly working waterproofing on the balcony. Then it was supposedly a housing unit for gas canisters on the balcony which was allowing water to leak in and bypass their supposedly working waterproofing on the balcony. Solution: "Just keep it covered". Then, when it was insisted they do a flood test to do a formal diagnostic, it was complaints about "costing their company money". The owner above refuses to proceed with paying for the flood test, even though I offered to pay half. So no I am left up the creek without a paddle yet again. Every time it rains, I am anxious and wait and see whether further damage will occur. I've already repainted twice at my cost. This review is the last weapon I have left in my ****nal. I no longer wish to deal with this company or their owners and management, and all I can do now is warn anyone against doing business with them on whatever platform I can. Perhaps someone will Google them before engaging their services, and this review may pop up and save them a lot of heartache.

Info@sbs-waterproofing.co.za https://www.sbs-waterproofing.co.za/ www.sbs-waterproofing.co.za This morning we woke up to leaks yet again after spending further R3800 with SBS waterproofing to increase the gutters on roof. More leaks than we had before the roof was changed! More leaks : At the moment we have the start of paint coming off out walls, minor crack appearing, black mold and water leaks over our Aluminium windows. The area we previously used as work station - had to remove all PC due to water leaks. Recommended repairs in Summer is a redesign of this roof which will cost about R11 000. SBS refuses to admit that the design is faulty, it requires a redesign and hence this post. Report given by the SBS gutter team: 1. Rusty nails on sheets. 2. Pooling of water where leaks are occurring. 3. Resealing of visible gaps. 4. Box gutter was clear - no debris. Next step is Small claims court to recover unnecessary work done plus repairs required in Summer. FROM SBS : Hi Lucielle, 1. There is nothing wrong with the pitch/slope on the roof. No pooling is occurring.2. We suggest fitting a gutter between the pitched roof and the flat roof. This will eliminate water run off from the tiled roof onto this areas.3. The box gutter also required maintenance as it has not been maintained since we had installed to the roof. We will send through a quote for the gutter and the roof service. After repair and roof redone we experienced downpour in our study area. Reported and few months later the Engineer - Ryan came out to check out. Told us that was airvents. We insisted on repairs. That was about 3 months maybe longer. He is not answering my calls. Contacted office few times and was promised a response. Get yourself another company if need roof repairs - after sales service is pathetic. Good morning Lucielle, Thank you for your email and I sincerely apologise for the service you have received. SBS Gutters always responded very fast, from first contact to fixing problems. They were on time for all appointments. Business systems were great, electronic handling of appointments, automated invoicing with Snapscan option. A senior person (the owner) was available on his cellphone at all times, and calls were returned promptly. The actual work done was a bit rushed, and they had to return several times to fix problems. However, this was handled promptly and in a friendly manner to my full satisfaction.
