I have a problem our property was managed by takeshape I paid rent on 2 of January 2026 but it’s was not allocated , I paid using thier speed point and I have the receipt with the correct reference number (160270) end of January my statement returned with double the amount I am suppose to pay.I went to the building manager and he escalated it to accounts department's and the issues seems to resolved and I was given the new amount I need to pay that month .Mid February we were told that Take Shape will no longer manage our building but First Mile properties will be the one managing Cavendish Flat. On the 20th i received the massage from the previous management stating my bill for month of February and on the 27 i received another one from the New management saying I am suppose to pay double. I immediately went to building manager to advise him of this error again and he promised to escalate it on Monday when I follow up the poor guy ( Lawrence Sithole) I advised me to go directly in thier offices to enquire there as there was not assistance being given to him . The following day I went to the office and I spoke to Siphokazi this lady is my biggest night mare . I have explained everything and where the problem began she open her laptop and she check from January 2025 and she realised that I have been paying well and paying in advance the only payment that is not reflecting is indeed the one I have a receipt of , she seems like she didn’t believe the receipt from the speed point and she requested for my bank statement to see that the amount really went off and was never returned . I provided the statement as well, then she told me to go back to my place the building manager will bring the speed point and they check their copy for that day. The following day I followed up and she advised me that they can’t find the receipt in the speed point ….she further say she sees that the same exact amount is reflecting in November as well as December so she assume that the previous management was back dating thier payment so they allocated the payment I made on 2nd of January for November. I deputed that justification as I have already paid for November and provided bank statement for it . She told me that the bank statement is not proof enough as she doesn’t know the bank by the name of pay central , she requested that I call pay central and request for proof of payment. I called pay central and they spoke to her but when she is speaking with this guys she use words like I claim to have paid , she further say the payment for November is not reflecting on thier system . When I try to correct her because I have realised that she might be dealing with lot of people as she has a tendency of forgetting most of the thing I had to keep reminding her, she then pushed my back my phone to me and left without concluding with the guy from pay central . I started being emotional because the words he was using it’s was like she is accusing me of a crime (*****) after 45 minutes to an hour she came back and told me leave tomorrow she will go with building manager to the previous management which is Take Shape to see how they can assist her as she is still new in this position and she doesn’t have all the answers . The following day when I follow up to the building manager he told me that they didn’t go to Take shape but they just checked the speed point again and nothing was found . I decided to call thier head office and spoke to Stella Ngwenya who told me that she doesn’t have access to Jhb cbd system for her to check for me but I can send her an email so that she can escalate it to their supervisor. I sent her the massage on the 19/03/2026 and attached all the proof of payments but she did not get to me , I tried to send a follow up email with no luck and today it’s 25/03/2026. Right I am out of options please Hello Peter help me .

I am extremely disappointed and frustrated with the service and lack of communication by Takeshape Property management. When I moved in they were quick to demand a deposit, but now that I moved out from one of their apartments 308 Lilian Ngoyi, they have become completely unresponsive. My experience with their staff has been appalling: Firstly I had to deal with unprofessional conduct from Naomi who made me sign a notice form, then instructed me to provide proof of my banking details for the refund. When I returned back to the office to provide them, she completely ghosted me and I sat there unattended. Then I also got another disrespectful treatment from another staff member who took over, and instead of assisting literally took my documents and threw them on the table and never cared to explain to me anything. Most concerningly, I have reason to believe the notice I signed and submitted was discarded or "lost" after I left. Tell me why I have not received any communication about my deposit since I moved out on the 31st of January 2026?It feels like this company intentionally ignores outgoing tenants to avoid paying back what is legally theirs. I have fulfilled my obligations, yet I am being met with silence and hostility. I am demanding an immediate update on the status of my deposit and for it to be paid as soon as possible.

Yooo I'm totally disappointed they are a bunch of *****s they took over from an agency everything was fine now we have to deal with Crazyneas. There is a Lady by Gwen I think she need mental valuation she forgets something you told her a minute ago. There is also a guy called Tinashe he is so useless. Then The lady Fish all just unprofessional and *****s. Stay away . The list is endless . If u want to have a mental breakdown use them. No maintaining no updates just only rental collection

Do not go to any properties owned by Take Shape!!!!!!! If you value your money and peak don’t go there!! There is this one lady at their offices named Gugu, Yhoo she is the worst and the rudest person ever!!!! Doesn’t know the thing called respect. I have never been so disrespected by someone like that!!!!!! When you report this kind of things to take shape they never take you serious!!! Then we go to Marks the building manager at Greatermans. I have never seen a more useless building manager than him!!!!! He doesn’t do anything than drink alcohol with his friends downstairs. He doesn’t help with anything he is just useless and rude!!! Maintenance at Greatermans is a thing that doesn’t exist. The cupboards are damaged, geysers are a problem , toilets are leaking. Stoves are a problem also. You will write your issues in the maintenance book till you get tired. Yhoo I am so disgusted by the service at Take Shape!!!!

Do not go to any properties owned by Take Shape!!!!!!! If you value your money and peak don’t go there!! There is this one lady at their offices named Gugu, Yhoo she is the worst and the rudest person ever!!!! Doesn’t know the thing called respect. ⚠️ Avoid any building owned by Firstmile or managed by Takeshape! Rent keeps going up while maintenance, water, and electricity are a nightmare — zero communication and rude staff. They do not care about tenants.
