I am writing to formally raise a complaint regarding ongoing issues with the management, maintenance, and communication at the building. Over the course of my tenancy, I have experienced repeated challenges that have not been addressed despite being reported. These issues raise serious concerns about service delivery and accountability. Firstly, I was charged for an additional vehicle parked in visitor parking without any prior confirmation that the vehicle belonged to me. This charge was added directly to my rental account without investigation or communication, which I find both unfair and unprofessional. Secondly, I was charged an amount of R955 for access keys due to alleged security malfunction. At the time of this charge, I was still in possession of all three keys originally issued to me. I had also not resided in the complex for a full year. This issue appears to stem from poor maintenance of security systems rather than any negligence on my part. In addition, I reside on the third floor and reported approximately a week ago that three light bulbs in the stairwell corridors were not functioning. These lights, I was informed, have not been working since last year. Despite reporting this to the building manager, I received no response, and to date the lights remain unrepaired. This is a safety concern that should be treated with urgency. Furthermore, at the start of my tenancy, we were assured that security cameras in the building were operational. However, after my vehicle was broken into, security personnel informed me that the cameras are not working and have reportedly not been functional since the appointment of the current building manager. This misinformation is deeply concerning, particularly given the safety implications for residents. Overall, communication from the building manager Martha Kunene has been extremely poor, with messages being ignored or avoided entirely. Complaints and maintenance issues are neither acknowledged nor resolved timeously.

These people charged me for a noise complaint when I was away from my flat I'm renting with them, They sent me a letter to sign and I disputed the fine stating that I was not there and I live alone, However, with me not signing the fine and them not even investigating or my consent, they added the fine to my debit order which I consider as ********. I called them and sent an email. I'm still waiting for feedback. I highly advise not staying here if you're thinking about it. I'm out as soon as I get a chance.

Worst service ever received!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Visited there offices at Urban Ridge West. Office door is left unlocked and already raises alarm for security (forget the security guard that is constantly on their phone and is unaware of what is going on. Waited for nearly a hour until an agent came. (Agent walked in whilst on her, never greeted us and went about their worked until we addressed the elephant in the room) Calling the 087 235 8686 line is pointless and is a waste of time. The lined was dropped 4 times on us after being told to make an appointment, with people that don't pick up their phones or reply to messages. The company is more concerned getting new tenants than retaining existing ones, and lacks professionalism. Why tell clients to visit between 8am-5pm is no one will be present in the office.

The management of this place and their agency are so rude. And the chances of getting your deposit back when you move out are so low. They will charge you unnecessary stuff even though the exit inspection says different. When you try to contact them they don’t respond. They really into scamming people their money and threatens by bad credit records. And don’t fall into that no deposit thing. They know when you move out they will charge you and debit from your account. SCAM***
