I have been a tenant at XtraSpace Centurion since May 2023, and for nearly two years I have done my best to maintain a consistent rental record. However, since the appointment of the current site manager, my experience has significantly deteriorated. Over the past few months, I have been experiencing financial difficulties. While I have never fallen more than two months behind on rent, I have been met with immediate penalties and little to no empathy or flexibility. Despite my attempts to arrange alternative payment plans, I was told that any deviation from these terms would result in no further assistance being offered. When I tried to escalate the matter to the site manager’s superior, I was met with extreme rudeness. I was explicitly told, “We run a business,” and that my personal circumstances were of no concern to them. This lack of compassion and unprofessional attitude has been deeply distressing. Additionally, I was subjected to what I believe is a serious breach of the POPI Act. My personal account details were disclosed in an email that was sent to another tenant who is also in arrears. This is not only unprofessional but *******, and I consider it a violation of my privacy rights. On 17 June 2025, the following occurred: 08:07 – I received an email noting that I was in arrears for two months plus penalties. The message stated that they “understand circumstances may vary” and encouraged me to get in touch. 14:17 – I received an SMS notifying me again of the arrears. 16:23 (email) and 16:26 (SMS) – I was informed that my contract had been terminated and that I now owe R2509.98. I was given 21 days to settle the amount and remove all belongings from my unit. This abrupt escalation — all within the same day — demonstrates a complete lack of willingness to support a loyal tenant. It is clear to me that the current site manager has taken a personal stance against me and is unwilling to show even the slightest understanding in what is a difficult economic climate for many. I am extremely disappointed in how this situation has been handled. Instead of working to retain clients through empathy and flexibility, this approach only serves to alienate tenants and damage the company’s reputation. I respectfully request that this matter be formally investigated and that appropriate action be taken regarding both the unprofessional conduct and the breach of my personal information. Sincerely, Jeandri

****mers to the core, when a payment is overlapped and you request payment outstanding statement and settle it, this Organisation tried its outmost to come with ********* amounts to pay keep sending to you. Any relocating and looking for storage, look away and don’t fall into the ditch like I did and you will be miles away to go to their offices to get an Face to Face explanation.

The service that I have received from Lennora Niemand from XtraSpace Brakpan has been exceptional. She is very friendly and extremely helpful. I have never received such great service from any service provider! From the day that I started using their facilities until I moved into my new house, she has been most helpful and accommodating. Lennora - it was an absolute pleasure to work with you, thank you very much. Regards, Marcel.

I rented a storage unit from Xtraspace in Brakpan, as from 2018/07 up until 2020/08. All my payments were up to date at the time of vacating the unit. I also submitted my notice of vacating in time and it was accepted by the Lennora Niemand, the site manager. At the time of giving my notice, I was also informed by Lennora Niemand that I won't have to pay any additional costs for September, including the rental as I my notice was received on time. It had also been arranged with Head Office as well. However, after vacating the unit, I received an invoice for September and October storage & for late payment fees. Although I was no longer renting the unit. And then, Xtraspace only offered me a deposit refund of R250-00 from my initial deposit of R1240-00. I queried why I was only getting an amount of R250-00 as deposit refund compared to my initial deposit of R1240-00. I was informed that it was for the storage costs of September. I couldn't believe it as it was communicated to me twice that I won't have to pay anything for the storage of September. And here they are charging me, not what I was told. I want to bring this to other people's attention that Xtraspace is NOT honest in their services and one can not trust them. Up until today, I haven't received my deposit and I'm really disappointed in their dishonest services. If I can warn others not to deal with a business such as this and rather look for a honest storage business that still has morals and truthful when it comes to their services and business. A business that's honest in their services, one you know that what they promised you as a client, you can trust them.
