Worst property management company. They manage @Sandton Apartments. If you're considering moving there don't they're completely useless. Issues I experienced living there: 1. 4 out of 5 elevators have been broken for past 3 months, with false promises on when they'd be fixed. I had to move all my furniture out with 1 working elevator and took 7 hours because of waiting for the elevator. Not to mention wasting multiple hours of my life waiting for the elevator. If the elevator is fixed don't think this doesn't apply, because everything that breaks in that place never gets fixed. 2. Someone was held at gunpoint (met him personally when he was reporting it at reception). He was ****** in the ba*****t parking B4 and stole the mans watch and phone. The ******s followed him from Sandton City. You're probably wondering how the ******s got access through the number plate sensor booms?? Good question. The Anaprop receptionist just opened the boom for the ******s to get in!!!! ***!? This was a "mistake", or was it an inside job? Who knows, either way, with Anaprop as your property management company, you're likely to get ****** and potentially killed. They didn't inform the residents because they thought no one knew. I then emailed them about it to increase security and only then did they send the residents an email about the incident. If I said nothing, probably no one would know. And did they increase security? Only for the next day, then everyday after that was back to normal. USELESS!!! 3. In Ba*****t 5, they have the maintenance staff living in the store rooms. There is no ventilation and no windows. This is NOT LEGAL. I don't understand how they passed the occupational health and safety inspection, because this is not only *******, but having to walk past these storerooms where the staff live, there is an appalling stench and have to hold my breath everytime I walk to the elevators. In the beginning (first 5 months of living there) they used to smoke cigarettes, complained in the 1st month and they only stopped after the 5th month. But after that, the stench remained. 4. Everything is broken and never gets repaired. Broken elevators, broken tiles in elevators, burst water pipes, consistent flooding in ba*****t, and many other things. 5. Multiple complaints and reports of tenants never getting their deposits back. I just moved out today, so waiting to see if I get my deposit, if I don't, I'll be opening a court case. I have 100+ other things I could list but don't have time to waste typing it all out. Anaprop is not worth my time, they've already ****** enough of my time and energy that they're not even worth it. Leaving this review to protect you. If you're considering moving to @Sandton apartments in Benmore, or any other Anaprop properties, DO NOT! Looks great on paper but is hell once you live there.

Tenants are charged additional cost to maintain aircon @sandton hotel / apartments - fixed fee to maintain the airconditioning. This fixed fee of approx R630 is charged both via anaprop invoice to the tenant as well as taken off tenant myvoltage account. This aircon fixed fee is over and above the electricity used by the aircon in the unit.

This is the worst property management group. I would never again do any rental agreements with them. You can expect horrible management from them and unresponsive team and dirty properties infested with fish moths. I have moved out on the 1st of may to date they havent refunded me my deposit. Lindy Pretorious is just ignoring my emails and Judy Makgohloa who is in finance always got my bills wrong i was charged 2 million for utilities for 1 month for a 1 bedroom. I would never use a renatl that is under anaprop property management. I dont now why they dont just part ways with me amicably.

Unit 1514 under Ana prop Living here has been nothing but a horrible experience. From moving into a filthy unit with dirty curtains, paint stains, rusted microwave dirty fridge to a place infested with lice. To now paying over r 6000 in utilities from the 20th of June - 15 July with no explanation to how this I possible when I live alone and only stay here for two weeks in a month. From Judy giving me a bill on 20th of June of 3000r to loading over 3000r to my volt which doesn’t last me a week. I’ve been requesting interventions where all of you have been copied in to no assistance. I hope the owner reads this and can contact me

Unit 1514 under Ana prop Living here has been nothing but a horrible experience. To now paying over r 6000 in utilities from the 20th of June - 15 July with no explanation to how this I possible when I live alone and only stay here for two weeks in a month. Good day, my name is Venus I had a lease with anaprop for 6 months then afterwards I was on a month to month with them for another 5 months after my lease expired, from December I had been been writing them emails requesting an exit inspection as I had heard from other tenants who are taking them to court and even their staff members that they do not pay deposits back lest you Atleast have an exit inspection with you. After months of waiting I decided to contact someone from their finance to ask as to why and how much longer would I have to wait before I can move out with an exit inspection, the person in their finance opened up their laptop, showed me a loooong list of tenants who had vacated months ago but still hadn’t received their deposit, I was then advised by the same person to stay there and on the month I decided to move out to not pay that rent. That’s exactly what I did then found myself blacklisted with an inaccurate amount which I ended up paying either ways. My rent was R10,700 but I was paying R12,000 every month, in February 2024 I paid R37,000 all in one month to settle a month I had not paid due to an emergency I had, paid the money I wasn’t supposed to pay as it was supposed to be taken from the deposit then paid the current rent of that time(Feb) which left me upto date in payments. I then requested an exit inspection again almost daily which I never got till we almost mid March, I then decided to just move out. I paid half of my rent R6000 and an additional R1000 for legal fees they had billed me because they had summoned me to court but cancelled the case after I settled all the balance in February. I moved out of the apartment on 14th March 2024 and went again to collect some of my things 15th March 2024 and never went back as I was away. Beginning of April I go there to collect the left over materials and to request for my deposit, they have not payed me my deposit back and on top have messed up my credit score and reputation and have now falsely charged me legal fees I never knew off and that were not billed on my invoices. I’d like to get assistance on clearing my credit score and also possibly getting back my deposit, as I’m now left stranded, unable to get a lease because of their selfishness of not wanting to pay back deposits.

Absolutely shocking service @Sandton! Engaged with property rental agent there to get unfurnished unit as per adverts online - wasted one week. Came to agreement to pay for them to take furniture out of one of the units at my cost R4000. Last min the manager changed her mind saying they only offer furnished unit. Most unprofessional - reckless service I ever received - misleading clients through false advertising!!

Do not hand Anaprop any of your money. They make false promises and does not work according to their own contracts. We have met all their contractual requirements and returned the shop we rented at Moreleta Square in an even better state. We were told that our deposit will be returned as soon as Anaprop has received the bank confirmation letter for the account they have to return the deposit into. We have been waiting a month now and still no deposit has been received. Alpheus (Moreleta Square Property Manager) is avoiding all our calls, Debbie Felton is constantly reminding us about their "procedures" and waiting periods of which there is no mention of in their own contract! Just claiming interest on other people's hard earned money!!!! Yesterday we were promised that our payment has been loaded and still no funds has been returned. Save yourself a lot of frustration and do not do business with this company or atleast do yourself a favor and go speak to current tenants about how they are experiencing Anaprops lack of action, comunication and false promises.
