Lovely estate but I strongly advise against renting through Deraine Rentals ***ner: Deon Jacobs). My experience has been very disappointing and feels deliberately misleading. My lease expired on 31 August 2025(as stated in the contract), and I gave notice 1 full months notice as per the contract. Before moving out, I even asked Deon to confirm the termination date in writing, but he never responded. At the outgoing inspection, he signed off that there was no damage to the property and assured me that my deposit would be refunded within 7 days. When I followed up after the 7 days, he suddenly claimed that I should have given 2 months’ notice and that because he didn’t yet have a new tenant, I would forfeit my deposit. This is ******** under the Rental Housing Act, which clearly states that deposits can only be withheld for actual damages or unpaid rent, not because the landlord cannot find a new tenant. This conduct feels dishonest and planned to deceive tenants. After this experience, I checked Google reviews and saw that many others have had similar complaints about Deraine Rentals and deposits. Sadly, I wish I had believed those reviews before signing my lease. Don’t be fooled by Deon’s claims of being a "Christian", his actions do not reflect honesty or integrity. I am now escalating this matter to the Rental Housing Tribunal. I hope this review helps others avoid the same frustration and financial loss.

This is the worst place to live in. The management is *****ed and they only care about you when you move in after that you’re ******ed. Me and my partner app**** in Mar 2022 and we paid a deposit of R13200 plus R8600 rent. A lady named Gugu did the pre inspection and everything seemed okay. What needed fixing and we were told to report further issues within 7 days, we did. Fast forward to after a month of staying, we were told that the unit was being sold and we had a month to move. Mind you, we moved from a one bedroom so the other room was still our storage as we were still figuring things out. We moved and then the post inspection was done by a different person. The list of things that we had to pay for exceeded our deposit amount. They listed doors, chipped wall corners, painting of the other room which we didn’t use, painting of our main room, which was painted a week after we moved in. We fought the case back and forth via email till they decided to stop responding. It’s almost a year and we were ****** of R13200 deposit. My HSM Home is managed by ****** and I’d rather live under a rock than their properties.

I have the pleasure of owning a property at Birchwood Village. It is a peaceful complex to live in and the units are spacious, compared to a previous complex that I lived in. I have not experienced any problems while living here. There are two shopping centres about 5 minutes in both directions from the complex, which makes life so much easier. The people in the complex are friendly and the guards are always helpful.

I have the pleasure of owning a property at Birchwood Village. It is a peaceful complex to live in and the units are spacious, compared to a previous complex that I lived in. I have not experienced any problems while living here. There are two shopping centres about 5 minutes in both directions from the complex, which makes life so much easier. The people in the complex are friendly and the guards are always helpful.

I wouldn’t recommend anyone to move into Birchwood village, the office admistaration is awful, refunds department in particular when you move out, you won't get your deposit back because they will use it for maintenance on things that were already there before moving in.

They are a nightmare to deal with when it’s time to move out of property. They will pin blame on you for pre existing defects so that they don’t pay out your deposit. Even if you provide proof from moving in inspection that defects were existent. Andries Komoreng who’s the leader of the refunds department won’t even reason with you, he dismisses all the evidence you may provide. Just unbelievable!

I had quite the terrible experience at Birchwood Village and can attest to the maintenance woes and how they charge you an arm and a leg when you move out for nothing. I kept the unit very well maintained, the pictures at exit inspection even show proof of that but yet, I was charged to repaint the entire unit. I am currently in the process of disputing this. On top of that, I was charged around R3500 for apparently failing to send them a notice that I would be moving out. When they checked their records, I had actually sent it in time and they reversed the amount. I still have not received my key deposit as well. I would stay very far away from any IHS property if I were you.
