It is often the case that the level of service depends on the person you deal with. Agents at Cape Coastal Homes are independent and unregulated which means there's no oversight and the company takes no responsibility for what agents do. If they do a good job there's no problem but if you end up with rogue, unprofessional, greedy, irresponsible people like Jean and Norman van der Heyde your life can turn into an unending nightmare from which there's no escape. Selling a home on behalf of poor people they took the maximum commission allowed and neglected to follow up that tenants vacate on the specified date. Transfer was lodged and again they did not inform the lawyer that the property was not vacant. On the last day the buyer checked and discovered the tenants were still on the premises and transfer was cancelled. As a result legal action was taken for eviction and transfer only took place four months later - costing parties involved thousands of rands and endless problems. It seems South Africa has become a safe place for the wicked to carry on their evil deeds unnoticed and unhindered and it's up to the individual to protect him/herself as far as possible. Be careful when dealing with Cape Coastal Homes.

I saw an apartment listed on Property 24 by Cch Properties. I really loved the place as it is within a great place in Kuils River. I contacted the agent for more information regarding the property and all she asked was "is this cash or bond" already sounding disinterested but because I was interested I responded by letting her know I am looking for a bond. For a while she didn't respond which I perfectly understood as I have delt with Estate agents before. I however asked my partner to call, he did and again Charnelle Van Niekerk was rude saying she is only looking for serious buyers and therefore he must send his documents so she can pre-appove him if he didn't there would be no viewing she also went on to say more. I am fine with the pre-approval but her being rude and undermining was the issue. I am very disappointed as I have delt with agents from Cch Properties and they were very professional this is clearly about her. She needs to learn professionalism and how to deal with people I am extremely unsatisfied with her treatment she instantly made me feel like I was wasting her time.

Christo Combrinck of CCH deserves the prize for real estate agent of the year if there is such a thing! I bought a property from him in Gordon's Bay and he really went many extra miles for me while I settled my affairs in Cape Town. He organized painting, cleaning, putting up of blinds etc for me in my absence. All this without any compensation coming to him from my side as commission is paid by the seller not the buyer. He is a wonderful agent and a wonderful person. Thanks for all your help in getting me settled Christo!

<div>I saw an ad posted by Cape Coastal Homes for a property that I was really interested in - normally I would phone straight away but as this was early in the morning outside of business hours I sent a detailed e-mail with the questions I had on the specific property. The next day, after way more than 24hours had surpassed, I phoned their office and spoke to the manager, ++++, who apologized that the agent, +++ never responded to me and promised that "she would sms" ++++ straight away - and if I don't hear back from ++++ that same day still (it seems as if this is probably something that happens often in their office) - that I must then please phone ++++ again (as if it is my work to follow up on the actions on their employees and not the manager's?!). Another day later, after not surprisingly I still didn't hear back from anyone at Cape Coastal Homes, I went onto their website again to try and find another agent's contact details (as they had the sole mandate on this property - otherwise I would obviously have just contacted another agency in case of a joint mandate), but then saw that the specific property was apparentely sold. I went onto Gumtree a few hours later that evening only to see that the same property's ad was again posted on Gumtree (at stage the ad was only posted an hour earlier - thus after their website already listed it as sold)... extremely frustrating and inconvenient. In this light I will highly recommend not to use this agency in order to sell your property, and definitely not to give them a sole mandate as they clearly can't bother to respond on basic questions - even in case that a property is in the process of being sold the least that an agent who earns so many thousands of Rands in commission (for what?!) can do is to reply shortly to keep any prospective buyer up to date - it is only basic manners!!!</div>
