I have complained to these people about the inhumane condition they make me leave in I have logged tickets about not having hot water and have been ignored their technician/handy (Neo)man asked me to knock off early to fix it and still did not pitch Their building manager Tebogo ignored my text,i called the office and Lungile hang up on me Their electricity is ridiculously expensive and charges wven if you have switched off everything and away on vacation the stairs are constantly dirty the cleaning people clean ones a week ,service at their office is horrible Their facial recognition access foever has issues and possess a danger to tenants who drive i have no idea why PPR doesn't take away their license

I am extremely disappointed with the service I received regarding my rental deposit refund. I moved out of my two-bedroom apartment at Carnival Gardens Block 1, Unit 30 on 31 December 2025, and to this day, I have not received my deposit refund nor any proper communication explaining the delay. Despite following up, there has been no transparency, no timeline provided, and no accountability. As a tenant, I fulfilled my responsibilities and expected the same level of professionalism in return. Withholding a deposit without communication for this long is unacceptable and reflects very poorly on the property management. I would strongly caution others to think carefully before renting through this company, especially if you expect efficient service and timely refunds. Very disappointing experience.

Habitat Property Management, also operating as Instratin Realty, has failed to return my rental deposit, despite the lease having ended and all obligations being met. Under the Rental Housing Act, deposits must be subject to inspection, any deductions must be justified with supporting invoices, and the remaining balance must be returned within the prescribed timeframes, including interest earned. None of these legal requirements were comp**** with in my case. Based on my dealings, Ben Khanye, who appears to be responsible for handling tenant deposits, has failed to resolve or return funds owed. This is not an isolated issue. Any current or former tenant who is also owed a deposit is encouraged to come forward and join us in reporting this matter to the Rental Housing Tribunal. Renters deserve transparency and accountability. Until outstanding deposits are lawfully returned, proceed with extreme caution.
