I am extremely disappointed with the service I received regarding my rental deposit refund. I moved out of my two-bedroom apartment at Carnival Gardens Block 1, Unit 30 on 31 December 2025, and to this day, I have not received my deposit refund nor any proper communication explaining the delay. Despite following up, there has been no transparency, no timeline provided, and no accountability. As a tenant, I fulfilled my responsibilities and expected the same level of professionalism in return. Withholding a deposit without communication for this long is unacceptable and reflects very poorly on the property management. I would strongly caution others to think carefully before renting through this company, especially if you expect efficient service and timely refunds. Very disappointing experience.

Habitat Property Management, also operating as Instratin Realty, has failed to return my rental deposit, despite the lease having ended and all obligations being met. Under the Rental Housing Act, deposits must be subject to inspection, any deductions must be justified with supporting invoices, and the remaining balance must be returned within the prescribed timeframes, including interest earned. None of these legal requirements were comp**** with in my case. Based on my dealings, Ben Khanye, who appears to be responsible for handling tenant deposits, has failed to resolve or return funds owed. This is not an isolated issue. Any current or former tenant who is also owed a deposit is encouraged to come forward and join us in reporting this matter to the Rental Housing Tribunal. Renters deserve transparency and accountability. Until outstanding deposits are lawfully returned, proceed with extreme caution. I moved out of Little Manhattan West Village in December 2024, and as of May 2025, I still have not received my deposit. This is absolutely unacceptable. Habitat Property Management — now rebranded as Instratin Realty — has shown a complete disregard for former tenants. I’ve been repeatedly told that only one person, Ben, handles refunds. Not only is this poor business practice, but Ben has also proven to be unprofessional, unreliable, and entirely unaccountable. He does not answer calls, avoids responsibility, and responds only with excuse after excuse. To make matters worse, emails to their enquiries department are met with automated responses, and no one ever follows up. It’s clear this company has no interest in resolving issues or treating people with basic respect. Relying on a single disinterested individual to manage tenant refunds is disgraceful. This experience has been exhausting and deeply frustrating. I would strongly caution anyone considering doing business with this company. They are unresponsive, disorganized, and completely *************.

What must I do to be assisted with dish signal?, it's been a week now. Everyone's signal was restore on my block except mine. When will this be resolved because my cable and decoder are working fine as I took them to the other unit to test...carnival gardens block a6

Do not rent with Instratin Realty! they are extremely unprofessional…. When it comes to return of deposits they will send you from pillar to post! The finance guy, Ben is unprofessional and does not have the experience to deal with deposits that should be returned to tenants. Do not rent with this Agency (previously known as Habitat properties now Instratin Reality). Poor business practice.

Do not rent with Instratin Realty! they are extremely unprofessional…. When it comes to return of deposits they will send you from pillar to post! The finance guy, Ben is unprofessional and does not have the experience to deal with deposits that should be returned to tenants. Do not rent with this Agency (previously known as Habitat properties now Instratin Reality). Poor business practice.

They have been giving us the run arounds from pillar to post and no one is willing to give us answers or what's going on with the refunds process. We were rushed to move out when we gave them our notice to move out. The inspection was done on time and everything but now when is time to refund us it takes forever and no one is telling us anything. it didn't even take them long to get new tenants which is very unfair when it comes to pay us our deposit back. I would like to warn people to think twice if they thinking of moving in Little Manhattan properties because they ill treat their client and don't care about the customer services and the wellbeing of the tenants.

I made an application 6 months ago online then I was told my documents are missing I need to send on watsapp I did so the guy who was supposed to help me was so unprofessional sending me messaging at nights telling me unprofessional things and when I did not pick up his calls at night he said he will not help me, I called the head office explained my problem and asked for help at first the ladies said that guy will not make such demands but gave me an email I sent the documents needed till this date ! The email I got Monday was I received ur emails n will process ur documents but today I hear something different !
