My daughter is a student at Tshwane University of Technology and currently stays at Little Manhattan Student Accommodation. I am extremely concerned about the living conditions and the lack of response from management regarding serious maintenance issues. Since my daughter moved in on 4 February 2026, several essential appliances in their unit have been faulty and the situation has still not been resolved. The stove has been a problem from the beginning, with only one plate working. Recently, a maintenance technician came to fix it, but instead of resolving the problem, the stove now does not switch off at all. The students now have to switch it off at the plug after using it, which is extremely dangerous and poses a serious fire hazard in a student residence. The microwave has not been working at all since she moved in. In addition, the fridge is also faulty, as only the freezer works while the fridge section does not cool properly, making it difficult for students to store food safely. There are also Wi-Fi issues. The internet only works in the study lounge, but does not work in the students’ bedrooms, which defeats the purpose of providing internet access to students who need to study and complete assignments from their rooms. Furthermore, there are frequent power outages, which disrupt the students’ daily living and studying environment. What is most frustrating is that I have sent multiple emails reporting these issues, but I have received no response from management. As a parent, it is very concerning that serious safety and maintenance issues affecting students are being ignored. I request that Little Manhattan Student Accommodation urgently address these issues, particularly the dangerous stove, the faulty fridge and microwave, the Wi-Fi connectivity problems, and the ongoing power issues. Most importantly, management should respond to complaints and communicate with parents and students when problems are reported. I hope this complaint will finally receive the attention it deserves and that immediate action will be taken to ensure the safety and wellbeing of the students.

Tirong views. The worst rental experience ever!! When I moved in the walls outside were dirty,broken furniture and cheap materials,poor maintenance. I moved out end of February after staying for three months,now that I have to get my deposit back I was told I will not get my refund back to due smalls dirty stains on the wall,instead I’m charged R9200 which is ridiculous,and I found the place which chipped walls. This place is a total **** !!I want my refund

When we moved in, the property itself was mostly finished, however there were still outstanding things that needed to be done. The outside walls were dirty and we were told painting would be done. Until now, this has still not been attended to. Maintenance is very poorly handled. There is a system to log issues, but it does not work properly. I logged plumbing and fumigation issues and they were not attended to. Following up with management is frustrating because there is no proper response and nothing gets resolved. One of the main reasons we chose this place was because we were told the units have solar geysers. My apartment does not have one, and management has since said there is “no budget” to install it. That is misleading, as this feature was used to market the property. Moving in also came with unexpected costs. Due to the design of the stairway, bed frames larger than a double do not fit upstairs unless they are taken apart and reassembled, which costs tenants extra money. This was not communicated before moving in. The units are also not curtain-ready. There are no curtain rails installed, so tenants must buy their own rails and pay someone to drill and install them. Again, another expense that should have been communicated upfront. Security exists, but it is not effective. There are security guards on site, however they are not armed and the visitor access/code system does not work properly. Delivery drivers and visitors are often allowed in without proper verification or access codes, which defeats the purpose of having controlled access. This makes the complex feel unsafe. There was a ******* in the complex and response was slow. As a resident, I do not feel safe here at all. Overall, this place is poorly managed, full of false promises, hidden costs, and complete disregard for tenant safety and maintenance. I would not recommend moving here unless you enjoy being stressed, ignored, and paying extra for things that should already be standard.

I would like to send a shout out to Andries Komoreng from IHSPM, he dealt with my deposit refund very swiftly, very welcoming and assisting. You will wait for100 years if you're dealing with the USELESS Candice who responds to her emails like she works for the Presidency. Keep it up Andy.

The worst property management company that is used to robbing people of their deposit. I lived at the apartment for 5 years 10months and no routine maintenance was done or repainting of walls for the duration of my stay. 3 days before move out I made sure that I washed the walls and ensure that the unit is clean. The bedroom walls have huge cracks which they covered before I moved in so obviously with time the cracks started showing and said it’s dirty wall marks in the inspection report and that bedroom was all a need repainting,when they inspection report comes they tell me to pay R5350 for repainting walls, replacing bathroom lock because there was a missing key which I later handed over to the building manager and varnishing the door outside(not even inside how crazy). Well they have dealt with the wrong one because I will make sure they give me back my money they think they can shift costs to tenants to prepare for new tenants. I have time and will make sure I get justice for all the people they have ****med. I emailed them what the law stipulates especially in terms of wear and tear and they insist that I must pay, so clearly they don’t read what the law says and abide by it!!! It’s so sad as a tenant who has been up to date with rent, never given them problems and kept the apartment intact for 5years 10months it’s sad!!

Extremely disappointed with the service from IHPSM and iGrow regarding Trade Winds Apartments in Randburg. I moved out in October last year, and while paying the deposit at the start was seamless, getting it back has been a complete nightmare. For over two months, I have been sent from pillar to post between the two companies, with no clear accountability, no transparency, and no urgency on how or when my deposit will be refunded. This has directly affected my ability to pay a deposit at my new place, yet because it does not impact their business, it feels like they simply do not care. This level of unprofessionalism and lack of responsibility is unacceptable. Based on this experience, I will not work with IHPSM or iGrow again, and I do not recommend them to anyone looking for a professional property management company.

Extremely disappointed with the service from IHPSM and iGrow regarding Trade Winds Apartments in Randburg. Unfortunately, my experience living in the Residence Estate in Parklands North, Cape Town, has been consistently disappointing and concerning. The property is frequently filthy, with common areas poorly maintained. There is constant noise and repeated disturbances, particularly from certain blocks, and despite numerous reports, no meaningful action is ever taken. Serious issues are routinely ignored. Building manager is never seen. On 17 January 2026, following an ongoing disturbance that I reported to security, I personally witnessed an unsupervised child throwing stones at vehicles in the visitors’ parking area. I immediately reported this to security. Instead of the matter being addressed appropriately, the situation escalated. A security guard arrived at my apartment accompanied by an unidentified individual who had been informed that I was the person who reported the incident. This individual confronted me in an aggressive manner and made verbal threats to me inciting violence, causing me to feel unsafe in my own apartment. This incident highlights a broader problem within the estate: complaints are not handled professionally, there is no accountability, and residents’ safety is not prioritised. Communication is extremely difficult, there are no clear points of contact, follow-ups are non-existent, and attempts to raise concerns are largely ignored. Ironically, the only matter that seems to receive consistent enforcement attention is disabled parking, while far more serious issues relating to safety, noise, cleanliness, and security are overlooked. As a paying owner, I expected a well-managed, secure, and peaceful living environment. Sadly, this has not been the case, and the lack of effective management and response has made living here increasingly frustrating and unsafe

I am lodging a formal complaint against IHS Property regarding the failure to refund my rental deposit for the property located at Jabulani Soweto. I moved out of the complex on the 29 November 2025. Despite numerous follow-ups, with them, calls and emails and being promised that the refund of have been processed but I have not gotten anything from them. Last week, Friday, one said the funds have been released and I should wait for 24 hrs for this to reflect on my account and the other said that the funds were going to be released at midday. I have asked for POP which I did not get. For a week I have been calling and every time I am promised that they have submitted to their Finance, and I should have the money into my account in 24 hrs. Bear in mind, we both use the same Bank. This has been a big inconvenience because schools are opening and need stationery for my children. i am greatly disappointed by how IHSP has been handling this issue. I have had a good stay at their property with good security but this is very annoying and frustrating and unnecessary
