What was meant to be a special Christmas family holiday at Margate Sands turned into a deeply disappointing and distressing experience. From the moment we arrived, the unit was in an unacceptable condition. There was a strong unpleasant odour, ****roaches present, ongoing noise disturbances, and serious hygiene concerns. The water situation was particularly alarming — the quality was so poor that even bathing our children caused distress. Despite raising these issues, no alternative accommodation was available. Margate Sands later acknowledged all of these issues in writing and admitted that the standards experienced were far below what they advertise. While an apology was offered, no compensation or goodwill gesture was ever proposed. When I followed up specifically regarding compensation, my concerns were simply ignored. I escalated the matter to First Group, who manage the property, but to date I have received no response from them at all. What makes this even more unacceptable is being told that the booking was at a “discounted rate,” as though that somehow justifies a compromised experience. If a lower price means reduced standards, this should be made clear upfront — otherwise it is misleading. Taking full payment, failing to deliver basic standards, admitting fault, and then offering nothing more than an apology shows a complete lack of accountability and regard for guests. Based on this experience, I would strongly caution potential guests and would not recommend Margate Sands or First Group management.

I am extremely disappointed with the current state of Margate Sands. The standards have dropped drastically, and my current stay is very frustrating. The place is dirty and infested with ****roaches, especially in the bathroom. The rooms smell horrible, the couches are filthy, and it’s baffling that seat covers aren't being used. It’s clear that either there aren’t enough cleaners or they aren’t given sufficient time to clean properly. This lack of hygiene and maintenance is making my stay unbearable—I could barely sleep. I will never come here again and strongly urge management to address these issues before more guests have the same experience.

I'm writing to express my extreme disappointment and disgust at the Margate Sands Hotel. The place is an absolute disaster - dirty, filthy, and infested with ****roaches. I was appalled to see the state of the halls, and the rooms are just as bad. The shower in our room wasn't working, and the smell was unbearable. The lack of cleanliness and maintenance is unacceptable for a hotel. Very disappointed in the service and would not recommend to anyone. 1/10 would not stay here again.

Please take note public, this is the worst Company to invest with. Very poor feedback on requests. Decisions are made as they see fit. ****roach invested units. Dirty units. They are a part of the First Resort Group. Please stay as far away as possible.

Absolutely Disgusting Experience – Avoid This Hotel! If I could give zero stars, I would. This was hands down the worst hotel experience I’ve ever had. The staff here are bullies, plain and simple. When we arrived, we noticed that one of the duvets and a pillow were dirty. We didn’t even bother complaining—we just ignored it and even agreed to pay for it, despite it not being our fault, just to avoid any issues. But things got even worse. Later, we saw stains on the “new” bedding—on two different beds! When we finally complained, the staff’s response was beyond unacceptable. Instead of addressing the issue, one of them became incredibly rude and defensive, insisting that they hadn’t changed the bedding—even though they had literally brought it to our room earlier to complain about it! So, which is it? Did they replace it with more stained linens, or did they just lie about changing it? Either way, it’s disgusting. The way we were treated was appalling. Rather than fixing the problem, the staff tried to make us feel like we were the issue. It was clear they had no interest in basic cleanliness or customer service. I wouldn’t stay here again if it was the last hotel on Earth. Avoid this place at all costs!

Worst experience ever. Stayed there for a weekend and the flat was infested with ****roaches. 100s of then walking on us even while we slept. In the bathrooms , bedrooms and kitchen. It was horrific we never slept at all. We had notified reception who advised that the manager will contact us however it's 2 weeks later and nobody got back to me. I have all the videos as proof

Always a pleasure visiting here, always lovely service came in really early after checking out at another resort Neliswa was so kind she halped us check in early unit was beautiful (thank you the lady that cleaned it in a hurry for us,forgot to take her name),all the staff are super friendly have nothing but compliments

We experienced a bad stay at this hotel. Our stay at this hotel was bad because there were people at the hotel causing a big commotion every night since we came on holiday to Margate.People come here banging the doors and fighting at this place.We never have a good holiday as barbarians also occupied the place next door to us.I will never come back to this place for holiday.I will make sure that I advise people not to also visit this hotel because I had a bad experience at this hotel.

Our stay at this hotel was bad because there were people at the hotel causing a big commotion every night since we came on holiday to Margate.People come here banging the doors and fighting at this place.We never have a good holiday as barbarians also occupied the place next door to us.I will never come back to this place for holiday.I will make sure that I advise people not to also visit this hotel because I had a bad experience at this hotel.
