Mr Nicolas Jude of Megaprop Rentals exemplifies the quintessentially duplicitous and parsimonious rental property manager—conspicuously unavailable when accountability is demanded, yet possessed of an uncanny ability to recall your contact details the instant remuneration is due. His professional conduct, marked by selective evasion and habitual dereliction, has left us with no recourse but to formally refer both him and his enterprise to the Johannesburg Rental Tribunal. In parallel, we shall ensure that his reputation is laid bare across every relevant digital platform—social media, Google, and beyond—so that the public may be duly forewarned against engaging with such an individual. Should our efforts result in even a marginal contraction of his clientele, enough to wound him where he is most sensitive—his finances—it will constitute a triumph well earned. I am even prepared to invest personally in ensuring his name surfaces prominently whenever rental agents are queried, thereby ensuring his notoriety follows him into future transactions. It bears noting that Mr Jude is no stranger to public censure. According to Hellopeter, he has been named and shamed on multiple occasions, and yet, inexplicably, this weasel continues to cling to gainful employment. His Facebook profile is appended below for those who wish to acquaint themselves with the face of impunity.

Nick Jude, the owner of Megaprop, has failed to repay my deposit. I moved out of the property at the beginning of July and have been waiting ever since. The lease agreement clearly states that the deposit must be refunded within 7 days of vacating – and no later than 14 days after inspection. He did not attend the inspection himself, but there were two witnesses and photos proving the apartment was left in perfect condition. He raised no complaints or disputes after the keys were dropped off at his house. Three months later, after numerous communications and emails, I still have not received my deposit. This is a blatant breach of contract and shows a complete disregard for tenants’ rights. To make matters worse, his WhatsApp messages are unprofessional and rude. This is not how any landlord or business owner should treat tenants. I cannot recommend Nick Jude or Megaprop to anyone – avoid them if you value your money and professional service.

After several requests and waiting for 29 days for my deposit it was finally returned to me. R 1750.00 was deducted. The deduction was unjustified, because the two small cracks in the window were caused by the renovators of the building and I did report it when it happened. I did report it to Nick Judes father, which was working their at the time - Roy Jude. Roy Jude was also the one which signed me up to the flat. Whenever their was a problem I contacted Roy Jude.
Nick Jude contradicted himself in many conversations saying his father never worked for Megaprop.
We left the place more improved as we got it and I was charged for :
- small patch of uneven painting on the wall. I bought the right paint from Roy Jude, to tidy up little scratches,
- cracks in two windows
- little damage on the wall (movers), which I wanted to fix, but I was told by Nick Jude, he will not wait till I fix it, although it was only the 28th of the months. I written many letters to Nick Jude, requesting a proper invoice. I was threatened by him, that if I expose his company (defarmation), he will sue me - I am still waiting for an valid invoice for my money deducted.

Nick has passed the buck over to the office administrator to deal with me after inquiring my deposit to be paid back after vacating the premises.
The lease agreement says the deposit will be paid back 7 days after vacating the apartment but not longer than 14 days after inspection. The apartment had been inspected on the 1st of October 2014
After 14 days, nothing had been communicated to me. LeeAnn then emailed me to say that what the contract means is that it's 14 days after everything has been finalised-another delay tactic. I had paid the outstanding electricity amount early in October and counted 14 days
On the 6th of November I receive an email saying that payment will be made on the day and to send my banking details. Four days later nothing had been received. It was only done after further investigations and Nick deducting the electricity that I had paid in October
This is not the right way to conduct business-I hope that in the future that you won't delay and put your own meanings of contracts as a delay tactic
