I saw this post Monday "Midstream Estates - Verified Owners & Tenants Only" "Looking for a competent lawyer that has successful experience with security estates cases. This is regarding electricity bills from a security estate in Pretoria that has overcharged a family member by approximately 4 times over the last couple of years. The security estate has now turned their back on the situation and are not willing to reimburse anything despite the evidence. I need someone good to get justice". I am glad to see I am not the only homeowner in Midstream experiencing problems with electricity bills. December 2025 after renting my house for the year, I compared my December 24/25 electricity bills and with a shock realised a 113% increase. I then emailed Jan Zeeberg of Bondev, as one of the owners of MES. This was his reply to me: "Electricity tariff within Midstream are app**** in accordance with the requirements of the National Energy Regulator of South Africa ( NERSA). Midstream Electrical (MES) operates as an electricity reseller and under its conditions. MES is not permitted to independently determine, approve or vary tariffs and do no deviate from the approved Eskom tariff structure". How did Eskom and Nersa get the 113% increase approved? After numerous emails to various people in MES, visiting the MES office, requesting a meeting where I was going to record it, nobody became available. They left me with no choice to report them to various authorities in South Africa.

No point in having a grand “solar farm” if the internal substations keep breaking. Midstream is a decaying, unmaintained estate with serious sewerage infrastructure problems as well as electrical problems. The water table is insanely high which means EVERY house has rising damp on the internal walls. I will never stay there again.. I’m so glad I’m leaving… rather choose centurion Golf estate.. you’re far better off… who ever is managing midstream estates is not doing a good job.

Unfortunately this is not a business review but rather a worry, I am a resident at Midstream and have a daughter in high school who has to walk home. But the security is not up to standard at Hutton Gate anymore theirs workers that can not be trusted! Even random strangers with cars pretending to pick someone up but instead just driving around looking for the next one to pick. My daughter has encountered this several times and it’s upsetting.

Unfortunately this is not a business review but rather a worry, I am a resident at Midstream and have a daughter in high school who has to walk home. But the security is not up to standard at Hutton Gate anymore theirs workers that can not be trusted! Even random strangers with cars pretending to pick someone up but instead just driving around looking for the next one to pick. My daughter has encountered this several times and it’s upsetting.

I find it fascinating that people can moan about this estate, Yes it has its things, and you will never keep everyone happy, But it has everything you could want, our kids walk around at nigh and are safe, the schools work their kids hard, but teach them to achieve. there is shopping centers, garages, office parks. indoor sports, heated pools, gyms, restaurants and so much more. Midstream in an amazing place to live. I would rate Midstream 5 stars every day!

Good day, I would like to express my deep concern regarding safety issues in Hutton Gate Midstream Estate. My name is Rene. Been staying in Midlands Estate for 10 years. In the beginning of my arrival my MES account was over R3000.00pm. I initially thought this is the norm. After many questions and fights I installed a effer-G which shows my usage, to my surprise my account instantly came down to R800.00pm. I also installed solar which makes my bill even less. To my suprise my account jumped again from R821.23 to R1201.93 this month. The comparison (test) meter I insisted MES must install as I don't trust them since then now shows 2 on their MES test meter and the house MES meter 14 in the same electrical box. It doesn't make sense. After asking for the calibration certificate I get a document dated 3 May 2018, which is the factory calibration letter. According to MES this calibration is for life? My account was constant 188 Dec, 167 Jan, 186 Feb and now 338.00kwh for March. With their MES test meter only calculating 2 and the house MES meter calculating 14 at the same time, this means I am being overcharged and my high account this month is proof of it! The solar graph's is also not corresponding to the daily usage units received by MES. Send a email to MES for the daily usage of August 2024 on 30 August at 09h29. Got back "please find meter reading information for the period 1/8/2024 to 29/8/2024" basically 2 lines 88 504 -88 679 usage 175. My account for the month 13 August - 13 September R905.63. With the solar graph showing that the usage is in the minority and the solar is in the majority, (picture attached) I have decided to report this matter to Bondev. On 03 September at 08h51 an email was send ragarding this matter. On 11 September at 08h18 I was informed it is now handed over to another person at Bondev. I am still waiting with no feedback after a meeting was scheduled on Monday 10 September 2024.

To Whom it may Concern I am writing to express my serious concerns regarding an incident that occurred during my recent business visit to Midfield Estate. I encountered significant issues with the security team that I believe need to be addressed for the benefit of all future visitors and residents. As someone who is not fami**** with the area and was not informed of any specific rules upon entering the estate, I was taken aback when I was later informed of a fine for allegedly avoiding security. No speed warnings were apparent, nor was any information provided about the estate’s regulations. I was not asked to sign any waiver acknowledging that any infractions would result in the tenant being held liable. While I was driving, I had a meeting with a potential client and subsequently left the estate. It was only later that I was informed of a fine. Furthermore, I was told that I had supposedly avoided security when they approached me, which is categorically untrue. I requested security footage to clarify the situation, but none was provided. In particular, a security personnel named Percy claimed that he stopped me and that I drove off, which is a complete fabrication. As a business visitor representing my company, I would never engage in such behavior. At no point was I flagged down or stopped by security. I attempted to explain my situation, emphasizing that I am based in Cape Town and was unfami**** with the Johannesburg area. Despite this, I expressed my willingness to accept accountability if I were in the wrong and asked for leniency. However, the fine escalated from R500 to R2500, which is excessive and unjustifiable. The tenant I visited was also unfairly harassed, despite my request to handle the matter directly with me. This experience has left me deeply troubled. A quick review of the Hello Peter site reveals numerous complaints about security at Midfield Estate. This pattern of issues raises serious questions about the management and intent behind such actions. I urge the Midfield Home Owners Association to investigate this matter thoroughly and consider the broader implications of these security practices. It is crucial to address these concerns on a case-by-case basis to ensure fair treatment for all visitors and residents. While I fear my complaint may not receive the attention it deserves, I hope that action will be taken to prevent future occurrences. As it stands, this experience has severely damaged my perception of Midfield Estate, and I would strongly advise against considering this area for any future business or residential purposes. I visited this estate on business last week and not being from the area or not knowing any rules as nothing was explained at the gate nor was I warned as well as not noticing any speed warnings, and nor did I sign a waiver stating if I infringe on any rules the tenant will be held liable , whilst driving I had a meeting with a potential cleint and then left the estate , I was later informed of a fine and that I apparently avoided security when they approached me which is not true at all, I ask for any security footage but they could not provide it , I was rather concerned about the security letter as the security person named Percy stated he stopped me, but I drove off!!! I wont do that I am in a visiting on business and am representing a company but I can honestley say no one flagged me down or stopped me, This was very weird for me a security company and managing an estate to blatantly lie like this made me realize they are doing this with ill intent. I did ask them to please understand my situation and that I was not from the area I am based in Cape Town never drove in JHB before , How ever I did say if I am in the wrong I will accept accountability and asked for forgiveness and owned up to the fine. They said the fine is 500 rand but increased to R2500 rand which is shocking as apparently the tenant that I visited would be found guilty for somehting I did ! The tenant then got harrased as well after I asked tthe secuity to please deal with me direclty . I am really bothered as I see on the Hello Peter site there are multiple complaints about security at midstream estate in JHB.,! WHY?? Is anyone going to look into this and actually mange this or also be understanding one case by case basis?? This probably wont go anywhere and no one will take this seriously and nothing will be done about this issue, This just leave a sour taste in my mouth and I know for a fact if I where to be transfered to the area I wont be looking at this estate and will voice my opinion if anyone asks me. Going from a possible client with a person I know to being a horrible and un easy experience in this estate!!
