This is a property owner, renting flats with a massive problem with security, structure and an attitude. Please read the post on the Remax South Africa listing as well. We rent a property from this Remax Agent and Property owner, Etienne Labuschagne. We signed an remax contract on remax letterhead and remax CI. Around 3 weeks ago the owner locked me out of the main gate without any reason and left me in the street for over 30 minutes while it rain. Having no urgency opening the gate, His excuse: he locked someone else out and thus don't see the need to communicate with paying tenants about gate locks that change and thus will inconvenient other tenants. The property recently was victim of a armed ******* and on another occasion a brake in where expensive equipment were ****** from the neighbour flat. The neighbour moved due to the owner not taking any action on the security but adding a camera at his front door. The rest of the property were left as is. Today the gate were left open again by the owner having a neglected attitude towards the safety and well-being of the paying tenants. Without any reason, the owner left the gate unlocked from 15h30 today till 18h58, enough time for any ******** to set himself up for the perfect crime or another armed ******* like before... this were not the first time, thus forcing me to warn you today. this owner keeps blaming others for the problems caused by himself. He was requested a week ago to fix a shower door that leak, still no action.. he blames ABSA. Yea, I know. Absa now build showers.... Be careful renting from this owner and from his office, Remax. This seems to be regular occurance as I'm the 3rd tenant that have to make plans to leave /Move due to a owner with a terrible attitude toward people that pay him and the uncer*****y on safety as the owner did nothing about this. He did not share this armed ******* with us as we would have not rent this property. This owner also deffer my name in front of others and, on other occasions, share my information with 3rd parties, thus making me look bad and hide the actual problems. This thus happens in public in front of strangers and friends. This is not a new problem but rather ongoing. Be carefully and rather support good businesses with honest and transparent business practices.
We dealing with a Remax agent, Ettienne Labuschagne, a agent with an appetite to take money from tenants but give them sub standard accomodation. Then use remax contracts but Temax take no responsibility for the poor handling of tenants. This Agent lock me out of the property after my rent were paid if full. His excuse was that he lock someone else out and this left me in the rain f9r 30 min at the gate. Nor having any urgency to assist an paying tenant. This property had a history of an armed ******* and on a diffrent date a brake in where expensive items were ******. The tenant were forced to move as the Agent of Remax and The owner did nothing to improve the poor security in place, but to crown the case, he don't lock the gates and leave the security systems breached. On regular occasions the gates were left unlocked leaving the tenants property unprotected and vulnerable to the ******** elements. The same owner were asked to fix an simple shower door that leak, over a week of promises, still nothing was done. The security is a problem, the roofs are leaking and no action planned to fix and the ceiling is sagging and a massive risk for the occupants. Most people moved at this Remax agents property due to poor treatment. Can remax take action against agents that treat tenants like ******* and don't attend to the basic of tenants? Will this agent treat other clients with the necessary respect or do they also gets treated like this? Remax needs to take action or are your business a part of this mishandling of paying tenants?
Another company full of promises.... bit very empty. Lying to the public and customers that is dependant on this company. They promise tokens within minutes.... but its now hours.... they said that they open till 22h00... but the telephones is off at 18h00... contact us if you dont get your tokens is their message but where? Another terrible service company that people get forced to deal with why is rhere no choices or competition? Remember this before you rent a property.. cause this seems terrible to start off with... im worried how the rest of the year will go getting tokens from this people. Nowadays its so easy just to lie.... closing 22h00 or 18h00? Nevermind. We already experience how sour things gonna be.
What a two face snake.... Please refrain from using his property management company. Terrible service, terrible way.of handling complains and yea, easy to list you for nothing. Stay far away. Do not let them handle.your properties, the have a bad reputation dealing with great occupants. Very unprofessional without any plan or way forward. Stay far away and if you there, give notice and run.

Wish there were an option where you can rate into a minus, cause all the faults add up! Around a month and a half ago i found some transactions on my account that were unaut****d. Small transactions like just under R100. On-line card purchases. I went to Capitec and request that this please get investigated as it is fraudulent transactions on my account. Capitec client care and the manager confirm this were fraud and will be investigated. They advice me to get a new card with new card number. I carry the cost (R70) of this as this is now clearly my mistake. I have this card for nearlyu 3 years, btw... With the new card I only use to order MRD online. the same transactions start to reappear. Brave I Went back to the bank today. Upset as another few transactions is off my account while i were sleeping... We sit there and sit there... forever, Irritrated! When i demand to speak with a manager, They cal the security on me! Massive alarms and wow. a commotion, as if i was now a massive risk! They escort me out of the branch with a gun... i was unarmed and only demand to speak with a manager. Demand what happen to my money... they refuse to speak with me... I get escorted, like a criminal, under weapons out of the bank and then out a shopping centre... take that? Pls can Capitec explain what i did wrong? Demand to know where my money so frequently disappearing to? Or are you in on the deal? How many people miss this amounts and don't even look at their statements? And while we talk at so many people in the so called "FRAUD" department, No one did nothing for me, not even a case nr, transfer from here to there and then back. terrible. Is it fair to pay bank cost to Capitec for allowing fraudulent deductions off your account, I counted over 30 of them, capitec must put a block on these deductions until a account user approved these on a cell phone or OTP? Now you move your money to another account, then you gets charged R3 per bounced transaction... and capitec don't care. they see the charges and do nothing? Why? It was reported in the branch as YOU requested??? Why was their no action taken on this matter from management or from the "FRAUD" Department? The branch manager advice me to complain at the Ombudsman? Why? She say H/O can not sort anything out... Now I have to go fight for my money! We trust capitec with our money? While Capitec take there money and they do nothing? I wonder if Mr Fourie is aware of whats happening, and daily? Or another CEO so out of touch with his business that you never find him in the office. Try to call. There is a few school leavers that answer emails at the CEO Complain line. But there is no one except for customer care. they cannot make decisions or report anything, have many experiences and calls with the same so called customer service. when someone call with regards to fraud on their accounts, they don't know what to do! Seriously is there no place at capitec where you as an account user report fraud OR FRAUDUENT TRANSACTIONS. this make me question my relationship decision with this bank as I strongly believe they allow this and get a rewarded or have relation with these deductions. How from a old card and then a new card... same transactions can appear again? And no one at capitec can answer this. Or there is never no one to answer this. There is no one to investigate in the so called "Fraud" Department? If you get escorted with guns out of the bank You use for longer than 5 years, demanding what happen to your money, Is capitec now selling apples? or is clients now CRIMINALS? I was insulted in front of other client in the bank as well as in the shopping centre. the restaurant at the same door as the bank had a great show on my account. so please be careful as it seems capitec becomes a banana republic bank. THE MANAGER EVENTUALLY SPEAK WITH ME WITH NO SOLUTION OR NO REP[ORT OR NOTHING SAME ANSWER AS BEFORE AND NOTHING GETS DONE AGAIN SOME MAIL WERE SEND TO A LADY BUSY SOMEWHERE NO URGENCY FROM THIS BANK ANOTHER TRANSCATION WENT OF AT 14:35 13 JAN 2023 GREAT WORK CAPITEC YOU WILL BE REMOVE WITH FORCE AND GUNS IF YOU WANT TO KNOW WHERE YOU MONEY IS GOING CHEAP BUT A MASSIVE PROBLEM WITH CUSTOMER SERVICE AND DECENT SERVICE TO DECENT CLIENTS. MANAGEMENT LACK A MASSIVE GAP IN THEIR BUSINESS AS THEY THINK THING ARE GOING GREAT! LETS SEE IF MANAGEMENT WILL RESPOND I LL KEEP THIS POST UPDATED
