I moved into the 304onMain in June 2025, new building, beautiful but as we all know not everything is as they seems. Firstly, it was not disclosed to me that the building used the ismrt for water and electricity, I only found out about it when I had already paid the deposit about to move into the place. Excited to move to our apartment, on the 17th of June 2025 we moved to our new place, in the presence of our agent, we noticed that there's a leakage on the shower, before even putting our clothes or belongings, we immediately informed our agent in our presence and she immediately called the caretaker and he fixed the shower, the following day which will be the 18th we noticed that the door leaks as well, the caretaker then came to help with it. As we continued to stay in the building we noticed that there's always wetness and outside our apartment just directly to our shower there's mould, I met with the manager and he informed that he and the management are aware of the leakage that is affecting our building, which I was not aware off, and that someone will come and paint 😀, well they did paint but it didn't fix anything. I have a new born baby 5 months to be exact, he started developing rash, coughing and getting easily irritable, well the leakage, the wetness and mould still is there, now accompanied by funny noises when we switch on the lights and use the plugs. I then informed my current that I want to terminate the lease as I noticed that the place is not in good condition but it is also affecting our health, Firstly there was a leakage that the management was aware but never informed us when moving in, and there also things that we informed them before moving in, now they are charging me 16500 for two months rental as well as approximately 7000 for commission pro rata, They failing to take accountability of the role they played of not making the place habitable, I was informed that it is my duty to make sure that the apartment is mould free and they come to paint on top of the mould, instead they even told me which mould buster to use lol aai. I informed that there's no enough ventilation because we only use window, well they had just advise us that if we want enough air circulation we should open the bathroom door and also make sure the window is opend, well the weather already is not favorable for this option as I mention that there's a new born baby. As much I tried to reason with them theh failing to take the role they played, and they insist on me playing while they still making the place favorable. I need help how to solve this, I asked them with the mould will theh cover the invoice for my son's medical and theh refuse because of the mould and they still refuse. I have however all pictures and anyone will to help please assist
Dear Ithemba, I have sent my query several times, I have sent a proof of payment showing that I have paid the last month charges before I moved out. 1. I sent the the email on the 7th of March 2023, according to the rules I need to give the landlord a notice of 20 days prior to vacate date, we'll considering that yoy guys work on the Saturday I have give you 22 days, however you still deduct 800.47 for late notice. Unless your business days have charged, if not please pay me back my 800.47 I actually received 252 and you also didnot take into account the money for unitilies I paid month end of March. I called 3 times last week Saturday, the first urgent laughed at me when I told her I got R252 as the deposit amount 😅 The other 2 just redirected my calls to no one. I have sent you emails with proof of payment, the statement, and you not responding to my email.
Dear Ithemba, So my contract finished with Ithemba last year Novemeber 2022, i didnot renew the contract also didnot move out. Last month (March 2023) I decided that I will move out from their building The Diamond. Worse service ever, new clause that we're not even in the contract that I signed. Now I have been charged 800.97 for late termination while I sent the termination email first week of March. Also I am charge 600 because I couldn't move out at 12 noon, while I paid full rent to even cover me for the 31st of March. There was never a maintenance after my lease finished, but they said now they can see my fingers on the wall and I will have to pay 502, I have to pay fumigation fee, while their whole building is infested and they never bother to come and fumigate on our behalf. I have an MTN number that is on contract, the contract lapsed several times I have been trying to get the contract to be closed with no luck because either I owe MTN or a consultant will tell me that they will cancel the contract which they never do. April I got a call saying that my contract has been taken to debtors since I have not been paying, to my surprise because I was paying MTN every month and they did not record my payment, which resulted in my number being suspended till date but I have been sending the proof of payments to MTN and no one helped me when I sent the proof of payments to customer service I get to refer to legal when I sent to legal I was referred somewhere else how hard can it be to locate and allocate the fund to the right account, the debt collectors that MTN referred me has been trying to get MTN to allocate the funds since April with no luck and I have been walking around with a Sim Card that's not working because of MTN. I have paid but my phone is not working,
I have a problem with my water and the increase in refuse bill ( refuse increased from 41 to 115, which when I check the increase is suppose to be 3% and not that ridiculous amount) that I escalated and emailed till date never got a response, sent more than 4 emails . I can't be paying R500 to R300 in water bills while I stay alone the only thing I do is shower once a day and the water is always lukewarm.I need my water bill and refuse bill to be investigated and rectified and a corrected immediately.
