They don't even deserve 1 start... It's been 1 week and I am having a bucket bath, 0 hot water and when I text their what'spp number there is 0 response, it's been a week now I'm trying to book a maintenance call... They are not replying on what'spp and when you call the landline it cuts off which means the number doesn't work... These people are making us pay over and above what was agreed upon. They even give certain people discounts but when we ask we get told there is no such.. This plave is infested with rats and roaches and the management is useless..... There is 0 building management here... They are all useless and I would advise anyone DO NOT RENT HERE!!!! YOU WILL REGRET IT!!!! WE SPENT 1 WEEK WITHOUT ELECTRICITY AND THEY STILL CHARGED US FULL AMOUNT FOR WIFI EVEN THOUGH WE HAD NO WIFI.. THESE PEOPLE USE AI AND ROBO XHAT TO RESPOND TO PEOPLE WHICH IS PATHETIC..... NO HOT WATER DURING WINTER AND STILL HAVING TO YSE A FUUUCKING BUCKET.. IVE BEEN SWEARING AT THEM BUT DOLOLO THEY DON'T CARE....

I have been living here since last hear July and the experience has been tormenting.... The place is like the ghetto... Rats everywhere, the bin area is always dirty, there are Pakistani shops selling food downstairs which makes more mess at the back, drains are filthy, the washing line area is a nightmare... The laundry is always smelling, the machines are always dirty and don't get cleaned or maintenance... The passage lights are off so it's easy for people to try and break in because it's always dark... People's cars wires are being eaten by the rats... The kids have no play area that actually accommodates them.. Play area is close to people's apartments so there is no peace... Hot water doesn't last, you can only enjoy a shower for 7mins tops... Management uses automatic replies, there is no caretaker here thtt is reliable... This whole place is ghetto.. Wifi is unstable... The roaches are becoming worse.. The cupboards are old and small... The walls are easily molding.... You pay 7k to live like a peasant... Security is useless... If you're thinking of moving in here I'd suggest you think twice.. This place is terrible and so are the people running it... You will pay on time but the service delivery is putrid.... If I could I would give 0 stars!!! Today it's day 2 with no hot water... I hve to wait an hour or 2 for the water to heat and even then I will only be able to shower for a good 7mins, 10 if I'm lucky.

I am a concerned tenant at the Ox. I moved in here last year in May. I am going to try and keep this as short as possible. I was clear about the unit I wanted which is similar to what I viewed. Your agent promised me that the unit allocated to me was similar to the one I viewed. I had already signed the lease for that unit prior to moving in. To my surprise when I moved in the unit allocated was way too small. I was then allocated another one which is similar to the one I viewed and did not sign the lease for the new unit. On the 4th of Feb I sent you a WhatsApp stating I would like to terminate my lease and requested the copy of my signed lease agreement. And I clearly stated that March will be my last month with The Ox. You sent the signed lease agreement for the 2nd unit, which I did not sign. I then questioned the signature as it was not my signature. The lease had my names, id number and a signature which is not mine, which I questioned. A few hours later you sent me the second lease same details but now different signature which is still not mine. I then requested the lease agreement for the small unit I signed for, and you told there was a system error when I signed the lease for the small unit, therefore you don't have it. However, that error was later resolved, and you acknowledged that you received my signed lease. 1. Who signed the lease agreement on my behalf for the 2nd unit which I did not sign? And why do I have 2 signed lease agreements for the same unit under my name with 2 different signatures which are both not mine? 2. Why did you not send the lease agreement you acknowledged to have received, when my request was clearly stating "please send the signed copy of my lease? On the 16th of Feb I asked for my concerns to be actioned, I still haven't received any response from you. 3. Yesterday (15 March 2026) I requested an exit inspection document. To my surprise you know nothing about the termination of my lease? I need an urgent response on all the above stated points.

Homeage and The Village - we had power cuts in Jan for 6 and a half days…the property neglected us. Failed to Send proper updates We had two power outages this Feb. One took a day and the other three days. Still no back up power plans from the management even if we get power cuts a lot this side. Not advisable for young adults honestly.

I’ve been staying here since April 2025. It’s not been a pleasant stay at all. Ever since I moved in, there’s endless maintenance issues: I’ve got a four plate gas stove. Only two plates are working. My toilet sit lid is a different size from the sit - it’s not attached and it falls off. They use gas geysers which often don’t work. I’ve been without hot water for almost 2 weeks. All these issues were reported to maintenance but never attended or they come but not repair citing excuses shortage of stock. The washing and drying machines malfunction regularly. You will pay for a wash and it changes status to: “out of order”. This happened to me twice. There’s no refund or anything when this happens business continues as usual. Parking is not regulated inside the complex - some people park on walkways and on the grass. Expect traffic before you get to real traffic on public roads. With all these issues and more, the rent increases. If you ya born struggle hero and prefer inconvenience, this is the place for you. If you value your peace, get accommodation elsewhere.

Very unpleasant would not recommend anyone to rent from this property. Firstly the place is over crowded, filthy and noisy no sense of respect from anyone including the staff that works there. There is never parking and you have to wait for months for parking while paying for it. I gave my notice in and they didn’t accept it claiming I was unreachable where as I did not receive any call, emails or messages. I had to pay for an extra full month and my new property as they didn’t allow me to move out. They never respond to the WhatsApp line or emails unless they want money than they are able to communicate. I hired professional painters to come paint and clean my unit upon moving booked an inspection only to be told I need to pay for utilities which I did and the only fault found was the oven not being clean enough than all of a sudden when I’m suppose to receive my refund my being charged for monthly expenses, reinstatement and cleaning of the place plus utilities mind you the place is spotless when I try email and call them now all of the sudden I can’t reach anyone. They rip people off that place is just a money making scheme with no respect for its tenants! You are never told of changes things happen and tenants are not informed! It’s a very unhealthy environment!!!!!

They always lie about power outages claiming that it’s a nation wide power outage, yet you see your neighbours having power and the building being the only one. We called City Power and found out they never logged in a ticket. So it’s so shady, residents have been without power for 5 days and they don’t even have alternative solutions for this. They just in their homes chilled. Management, isn’t even on site.

When you want to move out, they will refuse to give you your things and de***** you your Deposit despite putting in a notice and they will further Exploit you off more money because you’ll be desperate to get your things. True Agents of Satan these ones , you won’t even be able to contact them anywhere even . I tried calling them out of Facebook and instagram and in true ****mer style they deleted their accounts. My sister is sleeping on the floor as i type this and she doesn’t even have clothes to change
