The award for the most useless and mismanaged rental agent goes to... Rak property holding I really wished I knew beforehand that this agent would be a nightmare to deal with.. Their mismanagement and lack of interest for tenant well-being and safety is shocking.. Just do yourself a favour, avoid this agent.

Very inhumane how RAK goes about treating people once they have moved out. I moved out in December 2023 and I am yet to get my deposit. Instead the Agent makes false promises every time. There is no response on emails. I moved into an apartment that required a number of repairs, some of which I was told "as long as it doesn't affect daily living". I decided to move out when an oven with lose rubber that was noted when I moved in and was never fixed broke and I was told I need to replace the entire stove. A stove that was rusted and had only 2 plates working when I moved in. Upon moving out, I was charged for repairs for the things that were broken prior to me moving in and were never fixed by the owner. They somehow did not have my moving in inspection document anymore. Thank the heavens, I keep record of everything. Once I submitted this, the agent told me that they would remove all the repairs I was billed for seeing that it was all for things broken prior to me moving in, I also had to submit requests for repairs that were never done. I was thereafter promised that I would get my deposit back. Its been 4months of empty promises and no response to emails. Its a pity we can't post pictures and proof on the reviews however I will be posting these on social media (tik tok, Facebook and X) to warn others.

Trust me, you really do not want to be in a position I am in, Rather pay the extra fees to other companies with “GOOD” reviews than this “*****s”. No matter how much of a good paying client you were, when it comes to the deposit you will end up fighting for it and trust me they hate paying deposits, they will try any possible way to pay you the least amount possible. Here is my story: I had a 12 month lease with the company, Done my notice in due time to not extend my lease all was in order until the last few days. So obviously as per the law and their “Contract” Deposits will be paid out on the 7th of the new month if there are no repairs due, and on the 14th of the new month if there are repairs to be done. My out-going inspection took place on the 31st October 2023 at 12h00, on the 2nd November 2023 at 12h00 I sent through a reminder email to the rental company requesting feedback regarding my outgoing inspection, I was told that they are still “busy” compiling my report. On the 6th of November 2023 at 09h00 I again request information on this and I called them as well and then I received a call from Hendrick. I did state on my email that they are producing unprofessional practices to which this phone call with Hendrick then got heated and he told me not to say they are unprofessional so I have asked him what manner does he call it then if he don’t want me to use the word unprofessional, he then states “ I am doing everything within the law and you are making me angry now” . Can you ever think this as customer service? All because I stated they are unprofessional because they took an entire week to produce a report for me anywho, I received a email stating a ticket has been opened for mould on a bathroom wall, NO REPORT, NOTHING! Just a simple ticket. So I now receive this “report (Ticket)” on the 6th of November 2023 a day before I was meant to receive my deposit if there were no repairs, They took an entire week to just state that I had mould on the bathroom ceiling and Hendrick again with his “Great” service told me on the phone and on email that I must remember I am not the only client. I now asked him whats next, he states you wait for a quote to be sent to you. He didn’t joke when he said “Wait”. I received an email from their repairs department on the 13th November 2023 at 3h44 a day before my deposit to be paid, So again I will say it – very very unprofessional practices from this company. The repairs quote to just repaint a ceiling the size of a shoe box came to R1597.00 What a *******. I anyways agreed to this as all I wanted was my deposit back, I paid them a deposit of R7100.00 and I received R4474.90 which is a complete joke to be honest – when I queried this I was then told that there were “under recovered” fees from the body corporate that wasn’t charged and now all of the sudden I had to be charged for this. As I said and will say again STAY AS FAR AWAY AS POSSIBLE FROM THESE “*****S” They will just try their best to milk you dry and I know I will be called or even bashed on here with a response of them being within the law and all that ****.

I had a lease contract with RAK property since 1 March 2020, paid R9950 deposit, 3 years and five months later they refunded me R255 for my deposit because apparently according to them there has been shortfalls on my statements for some months , which I was never informed about until today when I received the refund, and they used the deposit to recover those shortfalls. These people are dishonest, cruel and very unprofessional. Avoid them at all costs because they will not pay back your deposit

I had a lease contract with RAK property since 1 March 2020, paid R9950 deposit, 3 years and five months later they refunded me R255 for my deposit because apparently according to them there has been shortfalls on my statements for some months , which I was never informed about until today when I received the refund, and they used the deposit to recover those shortfalls. Where do I begin... 1 star is still an an undeserved complement... Heads-up to people looking to rent property out there..if you see this agency's name on the posting...just scroll on by, don't even bother to give it your energy or attention, no matter how good it looks... As written in previous posts, these people are friendly and full of smiles when they take your money and you move in..but when you move out there is a whole bunch of stories and I also agree, they do not honor their own contract policies and stipulations. We have this absolutely hilarious stupendous case now where they still want to know if now if they can fix a problem...3 months after we have moved out(and deducted money from deposit). I reported a roof leak a week or so before we moved out. It was raining a lot that week and we did not see that the roof was leaking because we had goods on top of our bedroom cupboard. When I took the goods down to prepare for moving we noticed the leak problem. I immediately reported it. But according to them we should have reported it before when the leak started(but we did not know it was there!!) and argued from here to there..long story short, these people are shysters..2 words - STAY AWAY!!!

I would like to warn all South Africans about RAK Property Holdings. They took over 60% of my deposit after staying in their unit for just 6 months. They double charged me for services the month I moved out so that they get money from my deposit even things which are standard. I left their unit at the end of the contract in a perfect condition, even better than the way I found it. I thoroughly cleaned their cupboards, bathroom and everywhere. I even washed the windows but they still took money from my deposit. I have been paying unreasonable amount of money every month for electricity and their services but they still tell me about recovering. They are a ****, trust me.

If you want to be treated inhumane and be harassed by not only an agent but a principal who is supposed to have sufficient basic knowledge on running a business then please, do business with these people. They have no regard for their contracts at all. No regard for taking responsibility at all and make you out to be the monster in the tail. When your safety is disrupted by having a stranger change locks on your rental premises with your belongings inside, having had no one let you know a stranger is coming for "repair" work, being woman alone at the dwelling and calling the agency for assistance on this matter, having no response from them that you have to call the police to have this situation sorted is revolting. Having people let into your dwelling verbally abusing me woman alone stating I must f-off and that I am a "p" just because I am living at a dwelling is disgusting, having no apology from any of the agency or principal is inhumane and disrespectful. Because of this material breach I cannot receive my deposit is ridiculous and pathetic, an agency and principal, not even deserving this title should loose their fidelity fund certificate and license to trade. This will be taken further to the small claims court. You dont deserve one star, but HelloPeter can't accept no stars. Here is proof of why I rated them previously on RAK Properties this way, because I was a victim since the harasser carried a concealed gun and this is what the principle is causing defamation of my character that I am now going to not only take to small claims court but sue for defamation of character and abuse: Response from principle: Dear Lisa Please note my comments are made without prejudice. You didn’t provide notice as per contract notice terms required. You decided without any agreement to vacate the property and make yourself liable for extra cost incurred. You weren’t defrauded, you breached your contract by your actions. You are not a victim here. Our job is to keep you accountable for owner suffering loss of income in case you breach your agreement which you clearly have done. Your comments are noted about exposing us and I just want to remind you that if RAK Property suffers loss of income any which way directly or indirectly by you tarnishing our reputation I will take you to court for loss of income. So far your actions have only shown that you are self-centred people that feel you can say and do what you want without consideration for any other human beings and without suffering any consequences. What Hello Peter doesn’t say is that we have placed over 5000 families in last 8 years. So we have received 6 complaint out of 5000 placements. The problem here is not RAK, it is what you decided to do by yourself by your own actions. I see the latest person complaining on HelloPeter.com is also a person that broke the law during lockdown and now he feels we are blackmailing him. It was not us that vacated the property illegally. It was not us that decided to give two day notice and vacate the property even while you knew you were not acting within the provisions of the contract. It is unfortunately our job to keep you accountable.
