I would not recommend dealing with this management company. Since becoming an owner in the scheme, a number of concerns have arisen regarding governance, transparency, and overall management. These include a lack of clear communication, slow response times, and inconsistent explanations when issues are raised. Despite multiple requests for clarification, responses have often been delayed or incomplete, making it difficult for owners to properly understand the financial position and what we are paying for. This creates unnecessary risk and uncer*****y for owners. I would strongly advise others to ensure full transparency and proper governance before engaging.

When I moved into the Avenoir apartments (which is a complex managed by Residentia trust), I was told I had to pay for a parking bay to keep the main gate remote. Since I don’t own a car, I handed the remote back and was told I could use the pedestrian gate instead. For over a month now, the pedestrian gate has been locked and out of service. This means I cannot freely enter or exit my own home without relying on other residents to open the main gate for me, which is frustrating, unsafe, and completely unreasonable. I have already contacted management, but instead of giving me a temporary solution (such as returning the remote), I was only told the pedestrian gate would be “fixed soon.” Weeks later, nothing has been done. At this point, I feel like a prisoner in my own home. I urgently request that either the pedestrian gate is repaired immediately or I am provided with a remote for the main gate until the issue is resolved.

I have had an absolutely terrible experience with Residentia Trust as managing agents of Bainsvallei HOA. Their service has been unprofessional and financially exploitative from the moment they took over. In their first year, levies were inexplicably raised by a shocking 134%, yet they failed to communicate this to me due to using incorrect contact details I never supp****. They then accused me of being in arrears without providing proof, despite the fact that I consistently overpaid my levies and tried multiple times to resolve the matter. Residentia has: Refused accountability for their administrative errors. Failed to provide supporting documents when requested. Insisted on charging penalties and legal fees without proof of arrears. Charged exorbitant interest on penalties at 24% per year, unfairly inflating the disputed amounts. Repeatedly issued and then retracted legal summonses, simply adding cost and delay. Now refuses to issue a clearance certificate for my property transfer unless I pay all disputed amounts in full. After 8 months of frustration and no resolution, I have been left with no choice but to open a formal dispute with CSOS (Community Schemes Ombud Service) against Residentia Trust. Their mismanagement, lack of transparency, and refusal to compromise have caused me severe financial prejudice. I cannot recommend them in any way. I will update this review with the outcome of the CSOS case.
