Worst Developer ever...I bought a property in Halfway Parks in Midrand I stress every day on this investment I made this complex hardly has water yet every month I'm paying a ridiculous water bill and then sold a lie that it's JHB water issue that's affecting us, I know a lot of people staying in Midrand they not experiencing this water crisis we experiencing in this complex clearly this is a RIC water issue now that they need to resolve but they doing nothing. I wouldn't advise anyone to make the same mistake I did by investing in any of RIC properties.

We purchased an apartment at Halfway Parks, Halfway Gardens, Midrand, in December 2023, attracted by its location and amenities. However, our experience with RIC Development and their managing agent, Whitefields, has been extremely disappointing. Key Issues: - Delayed move-in date and ongoing construction after occupation - Unresolved registration process, with occupational rent charges imposed after initial assurances - Unfulfilled promises: - Non-functional clubhouse - No backup electricity in common areas - Dirty pool - Inadequate parking - Lack of proper signage - No body corporate formed - No official communication channel - Poor management and lack of interest from Whitefields - Uncompleted Phase 1 while focusing on Phase 2 development Our Experience: We moved in on April 30, 2024, only to find our unit still under construction. Despite initial understanding, daily work continued in our unit and throughout the complex. We were assured registration delays would be resolved quickly, but were later told to pay occupational rent until September. RIC Development and Whitefields have shown no concern for residents' welfare. With unfulfilled promises and poor management, we strongly advise against investing in their developments.

We bought a unit in The Maison, Bryanston that was built by this developer. To date, we have had nothing, but trouble and it is an uphill battle to get all the snags sorted out. I would advise potential buyers to stay clears of this developer

I bought a new unit from RIC Development thinking it was good investment but unfortunately it turned out to be my worst nightmare. Firstly there were issues with the dates for handing over the apartment. There was 3 months delay for occupation. Within a month of occupation, i had plumbing problems, there were leaks on the kitchen sink, blocked shower and toilet was not flushing properly. I tried reporting the issues and they only got resolved after numerous phone calls and emails. 1 year later my floor started making squeaky noise as if the tiles were getting lifted from the floor. 2 months later the tiles started popping up. I could not even close my bedroom door. It’s always difficult to talk to them, the receptionist will transfer you from person to another. As for emails, they never bother to respond to them. Not only the tiles have been a problem but I noticed that they use cheap materials and have poor workmanship. My stove turned black the first time i cooked. There is a crack on the wall, the bedroom cupboards were not properly installed. If I knew better, I would have never opted for RIC Development.

It was my fault for not doing enough research on them before buying from them but lesson learnt. First off, the occupation dates were moved from June to October 2022. We moved in on October 22 and then quickly realized the mess we were in, so much so, that we hired an external company to produce a snag list. This expert described the house as ‘an incomplete development of inferior quality’ and produced a snag report of +- 90 pages. The extent of the remedial work basically meant having to redo our bedroom floors (5 times because they used inferior quality subcontractors); guest bathroom (had to be retiled because they did not keep safety stock and the original tiles could not be purchased anywhere); staircases were not square; window frames were not square or level, they had to repaint the house 4 times (also because they couldn’t match paint colours correctly); they had to install a second geyser because of not complying with SANS regulations in the initial plumbing design. It really looks like they hired people from outside builders’ warehouse to come and built their developments. And I say this because when they were fixing one snag, they would create another by damaging/breaking something else. What made matters worse is that we continually had people working in our home for almost 6months and we had to run behind their staff to get stuff done, while maintaining our jobs. My mental and physical health has suffered because of their lack of professionalism. I’ve been sick 4 times in one year because of all the dust and the strangers leaving bacteria in our home, specifically because one subcontractor thought he could use our en-suite bathroom toilet. If anybody wants more information, feel free to contact me. They have been so sneaky that they even secretly joined community whatsapp groups to ‘spy’ on what residents were discussing regarding snags. So much so that their sales manager called me privately to say that I am creating trouble yet when I raised some issues, suddenly they had to supply mirrors that were ‘not in the plans’ for guest bathrooms, to all homes. The CEO is a bigger joke, he took one call from me throughout all of this and then refused to engage. What a poor leader. We will hold them to account regardless of how long it takes. I’m pretty sure their labour practices are also not compliant, but I will make sure every regulator is going to look into their business. Now I ask you this, imagine your 'NEW HOME' looking like a construction site months after purchase and daily chasing after people to do what they are contractually obligated to do? Throughout the remedial work and getting sick they never once offered to provide alternate temporary housing for us but they did for other owners. I guess they dont even know what equality means. I would never wish this experience on my worst enemy! SADLY I CANT RATE LOWER THAN 1 STAR otherwise it would be 0. #RIC_Reckless_Inferior_Construction is what this farce of a company should be called. We still have issues that they have not resolved and we have not signed off on, but we have decided to take this *********, unprofessional and unskilled company to the NHBRC to seek remedy.

Bought a brand new apartment off plan and 3 months after moving in my floor tiles started popping up. The same thing happened to all the units in the complex and the developer took responsibility but they’ve done nothing to fix the tiles. Shower wall tiles are also delaminating and can fall and break anytime while someone is in there. Can’t walk comfortably around my own home for fear of breaking the tiles. Can’t put the place up for rent as initially intended because who wants to live in an apartment with broken tiles? Terrible investment, very unprofessional company with poor workmanship. They definitely cut corners and now the investors are paying for it.
