THIS IS SUCH A HORRIBLE DEVELOPER !! We bought a unit in Waterfall Manor the unit was built with cheap materials and with little quality that meet the asking price (cheap labor) SSI went to develop this land without doing due delegence as a results there's always no electricity and running water . Please I advice you buy their product with caution .

I am a resident at Waterfall Manor, and I am deeply frustrated by the current situation caused by SSI Group. My home has now been without water for 2 days, and I have been informed that this is due to a large municipal bill from Phase 1 of the estate not being settled, resulting in CoJ cutting the supply. The most concerning part is that there has been no urgency or meaningful action from SSI to resolve the issue or support homeowners during this time. On top of that, we have been informed that the JOJO system lacks a non-return valve — something that should have been included during the original installation. This means that any water pumped into the tanks would simply flow back out through the main pipes and be wasted. From my personal experience, it feels as though SSI Group was focused only on building and selling units quickly, without ensuring that critical infrastructure was designed properly or maintained responsibly. The wellbeing and basic living needs of residents seem to be an afterthought. If you value accountability and peace of mind, I strongly recommend choosing another developer. This has been incredibly stressful and unacceptable.

I moved into Waterfall Manor six months ago, and my snag list is still not signed off—neither by me nor by them. Despite countless requests, I still have cracked tiles, bubbling walls from leaking pipes, and uneven walls throughout my home. Every "fix" they attempt is just a temporary patch-up that falls apart within days. The most recent issue was after heavy rains—multiple units, including mine, lost electricity. We waited over two hours for an electrician to arrive, only for him to say he had no idea what was wrong and that we’d have to wait until the next morning! I had to insist that he fix it immediately just to get any real help. At this point, it’s clear to me that SSI Group builds with cheap materials and hires unqualified labor. If you're considering buying a home from them—think twice! The frustration and ongoing issues are simply not worth it.

I am absolutely disgusted at how they treat they people we bought houses we were sold a dream our houses are leaking , the walls are cracking they have zero accountability let alone sense of urgency, there has been ******ies within the complex that has securities how does that make sense? I am so over SSI we’re not safe at all .

SSI Group does not take its clients serious. I have since moved to the Waterfall Manor last year. I have had to fight all the time for the snags to be fixed in the house. The main one being the house flooding whenever there are heavy rains. This has happened more than 3 times, the management just sends construction guys to come and check and they never assess after that the see of the work was done properly. Every time it rains there’s a new leak in the House, I don’t think a proper assessment was done for these buildings and SSI is very bad at attending these issues. If anyone wants to buy, they can do so at their own risk. We can’t be experiencing such big issues in less than 6 months.

Everything is falling apart from leaking showers, walls cracking, electrical wiring problems, plumbing...etc. They used cheap material and labour on almost everything including the appliances (Stove), we are being ****med of electricity by charging us ridiculous taxes that even management can't explain to us. After 6 months occupying the houses, the waste area is not functioning resulting in having a lot of flies that we cannot even manage. Buy at your own risk!!!

Yhioooo all I can say is yhiooo😭. What a disappointment of a developer, you just bought a brand new house but zero excitement because its problems after problems. Waterfall manor development is a BIG purchase regret. our showers in the houses are leaking, they will be fixed but leak again. The flies, big mosquitoes because of situation happening at the waste area 😫. Empty units have gyser bursting already. Electricity we are getting 100 units from R1000 purchase, heyyyy nothing is working everything is just breaking because they use cheap materials throughout 😭😫 sana had I knew better I would not invest in this development. Buy at own risk.
