I would LOVE to give a ZERO rating if I could. Worst property management company I have ever come across. They have no intention of looking after a complex, attending to issues raised by tenants and/or attending to the BARE MINIMUM as expected from a landlord in terms of the rental contract, yet they increase the rent with 8%. They do not bother to respond to any emails. I would recommend avoiding any complex managed by Urban Construction / Urban Rental. ABSOLUTELY USELESS to say the least.

Worst place to live. We left the place better than we got it and they still deducted off of our deposit (amount was already written on the exit inspection document before inspection even took place) for having to paint out the place, however we left no marks or holes in any walls. Before we moved out we asked the caretaker for the paint codes since the paint they use cannot be wiped clean. We thought it best to paint over these marks. We bought the paint from the exact place the caretaker advised. He then told us it’s the wrong colour. We provided him with the proof of the chats where he sent us the codes. I also asked if it would have been best to leave the dirty marks on the walls which occurred because of general wear and tear and he said no he would still have deducted the amount. This obviously leaves us in a predicament as it doesn’t matter what we did as tenants we would be penalised. I wouldn’t be surprised if it’s standard practice for them to just deduct the amount from every tenant to repaint the unit for the next person. Will avoid any Urban Construction/Rentals complexes or developments. Rules also only apply to some people and not to everyone. They advertise they have an entertainment area but half of the workers are living in there along with some of the garages? Do yourself a favour and stay away.

Bad experience at Louisa Park Centurion. After exiting, I realized that I forgot my jackets worth R4000 in the wadrobe. I left them on thursday 30 April 2023. I returned on Tuesday 4 April, only to find that the jackets are ****** by the workers who came to do maintenance in the place I was staying after I left. The security in that place is tight. Only urban construction employees have access to the room. Agents couldn't have gone into the room because the room has not been cleaned or painted yet. The only people who have been there are the employees or Urban construction/rental management. Its unfortunate that the company is not willing to assist me. Hence I will lay a ******** charge for theft. And I suggest anyone to stay away from this company that sees no wrong in ******** activities by their employees

Unfortunately it is not possible to give a 0 rating. This company is, for the lack of better words, completely useless and unable to manage residential properties. The lack of maintenance has been so dire, that they have even run out of excuses. Units are falling apart and occupiers are expected to pay high amounts to love in such poor conditions. Piece of advice: Please avoid any residential property where Urban Construction is involved, this includes Oscar’s Place, Paramount Estate in Silverlakes, things are falling apart!!

Unfortunately it is not possible to give a 0 rating. This company is, for the lack of better words, completely useless and unable to manage residential properties. The lack of maintenance has been so dire, that they have even run out of excuses. Units are falling apart and occupiers are expected to pay high amounts to love in such poor conditions. This is a very useless company. During the covid lockdown they have switched off our power during a friday night as we are struggling to pay rent on time. We have lost all our food in our freezers as well. Once you try to contact them to make payment arangements they either block you or don’t even answer you at all. Avoid complexes renter ny these people!

They cut electricity after hours to force rent payment. I have read that this is an unfair practice as per Rental act 12 Covid was very negative for us as we had to take salary cuts

I am staying at paramounthe estate hazeldean the globe and I should say for the amount of money we are paying for rentals close to 7k and more for ground units, the service we receive is pathetic. I keep complaining about the same things and the caretakers just don't care to follow up or to make sure my complaint is sorted. Even if you follow up with emails no one will follow up call you back or send an email in response to let you know if your problem is being attended to or will be attended to. I have had people come knocking on my door without having had the security personal call and tell me that there is a visitor at the gate meaning they just let people through without following proper protocol which nullified your privacy as a resident. The security people are almost always sleeping during night guard and some even work double shifts which is 24 hour shifts. The first boom gate never has a security guard. when there is no electricity the boom gates don't function. There is a problem with frogs lately because of the water leaks and poor draining system. There are no implementation of the rules set out in the lease agreements. There is loud music being played. It is just an overall disappointment because there are places in Pretoria east such as mooikloof where you pay similar or less and the standard of care and security is great. Here we are all just at risk of danger with security who don't bother to make sure theit mandate is played out. When you call to complain your number and unit number shows which means no complaints can ever be anonymous which leads to possibilities of confrontation. Just overall thus place is no what is plays out to be and it's only a matter of time before the safety of residents is endangered and our lives are threatened. Sometimes you can pass both boom gates and not even see one security person. My dstv connection has been bothering me since the big power outage lead by telephone substation burning. I have to pay the connection fee for a problem not by my own doing over and over again and still my connection is not fixed. I have called sent email and have been made empty promises to fix it. Th at time I am paying for a premium subscription but because of the connection error j don't have access to all channels. It's been 4 months almost now. The level of care is just pathetic. The standard is as good as cbd places just expensive because of location.
