My house was built in 2020, ceiling fell off in 2021 and they came to fix it now last year around june/July 2025 it fell off again, called my insurance and was shocked to hear that the house was not properly build,tried confronting valumax, they refused to help me and heard from NHBRC that the roof insurance takes 5 years

Maintenance Issues on the floor at herons@riverside. Tiles need replacements. The team want one to beg them to do their work. it is disappointing. No sense of customer service at all.

I have reported multiple maintenance issues to Valumax several times, yet nothing has been properly fixed. The roof is still leaking by the passage, especially during rain. Water pipes continue making noise even after being “fixed.” The bathroom light holder was never remounted, and after the ceiling replacement, live electric wires were left hanging dangerously. The main bedroom light cannot be switched on because the main switch trips due to the exposed bathroom wiring and water damage. The bathroom taps cannot be turned by hand, and the geyser also trips when turned on. Roof tiles were shifted during repairs, causing even more water leaks. Despite paying our bond every month, we continue to live with these unsafe and unresolved issues. Valumax has shown no urgency or accountability in addressing any of these problems. We urgently request immediate attention and proper repairs — this situation has become unsafe and unacceptable.

We bought a house via them. Within the week we were handed over the key, our electricity cable was ****** as we couldn't move in immediately as the house house don't come with tiles,cupboards. We reported immediately to valumax Soshanguve VV Office, we were sent from pillar to post, even now no one from valumax want to assist us with the cable, we don't have electricity 4 almost a month. Who is supposed to help us, because municipality do replace ****** cables. So the builder told me that we are on our own to replace the cable. My question is, is it advisable or wise yo buy a property via valumax? Your service is zero certifying, at this moment you don't deserve a star from me.

See below promises (Valumax, the developer behind the Riverside View project in Fourways, Gauteng, did include schools as part of their promised amenities. I am deeply disappointed by the treatment we received from our landlord Billy Mamorare, who is affiliated with Valumax, and the rental agent Monica in Soshanguve Block VV. From the moment we moved into the property, communication was practically nonexistent. We were never provided with a lease agreement, and despite several requests, we never received any monthly utility bills or clear breakdowns of what we were expected to pay. On 28 June 2025, we informed both the landlord and the agent of our intention to vacate the property due to this ongoing lack of professionalism and transparency. Instead of facilitating a smooth handover, the landlord showed up to paint the yard walls—while I was visibly pregnant—and insisted that we clean the entire house before leaving, which we respectfully did. We were told that our deposit would be refunded after receiving the utility bill, supposedly by 7 July 2025. That date has come and gone, and not only have we received no refund, but the landlord is now ignoring all our calls and messages. The agent, Monica, is equally unhelpful—she cannot provide a contract or even a utility statement, simply claiming we must pay whatever amount appears on the statement without any explanation or breakdown. This experience has been both stressful and unfair. We held up our end of the agreement, despite never being given a formal contract or proper communication. The withholding of our deposit without explanation is unacceptable. After I initially posted about this experience on HelloPeter, Billy had the audacity to reach out to me, promising that he would resolve everything and return the money. I had hope—but once again, he vanished. No refund. No explanation. Just empty words. Tenants beware—this landlord and agent display an alarming lack of professionalism and accountability. I would not recommend renting through Valumax in Soshanguve Block VV under the management of Billy Mamorare and Monica.

I am very unhappy with my house. I bought a house in Clayville, everything in the house is faulty, firstly the water was licking in the bathtub the wall got very wet and had molds, the house is full of cracks a guy by the name of Jambo came and fixed but he didn’t finish till up to this day he left the paints and never came back. Secondly the shower was also licking the ceiling has molds same guy came and checked but never came back. He left the bulb cables stripped in the roof i guess the water got through the cables now the bathroom is shocking, we can’t even take shower because of electric shocks which is now becoming very dangerous to the kids. I am very disappointed with Valumax wouldn’t even recommend anyone to buy houses from them!!

I am very unhappy with my house.
