Very disappointing service and no transparency: I had an extremely disappointing experience with VTC Attorneys (Mitchells Plain branch). I don't even know what stage am I in the transfer process, because every update im getting changes in the middle. There is a lack of transparency, poor communication, and no meaningful follow-through on key issues. Critical information was not disclosed timeously, including the owner of the house only told that it's an Estate purchase after 6 months and now is the 7 month still no exact date of the finalisation/transfer. The attorney working on it decided not to answer my emails and always not available when i call the office. Even the Agent was not honest and feel like not treated fairly. I even regret my decision whereas I should be very excited. I feel like cancelling everything though I have paid a portion to the bond attorneys and start afresh with other Agency and Firm.

My experience with Velile Tinto Cape Inc during the transfer of my first home purchase has been extremely disappointing and stressful due to poor communication, lack of transparency, and administrative mistakes. As a first-time buyer, I expected a professional team that would guide me through the process and keep me properly informed. Instead, I experienced the opposite. One of the most concerning issues was that my email address was captured incorrectly on their system, which meant I was not receiving the LexisConvey updates that clients are supposed to receive. This only came to light later in the process, meaning I was left completely unaware of the progress of my own property transfer for a period of time. Communication throughout the process has been slow, vague, and reactive rather than proactive. On several occasions, I had to follow up multiple times without receiving any response, and it was only once partners or directors were copied on the emails that any form of reply or update was provided. This should not be necessary for a client simply trying to obtain basic information about their own property transfer. To make matters worse, my brother is currently selling his apartment, which is also being handled by the same firm, because we made use of one agent (the biggest mistake), and the communication on that transaction has been just as poor. What makes this even more frustrating is that the firm states the following on their own website: “We believe that with the right staff and motivated people, we can achieve success. With our strong work ethic and commitment to excellent service, our staff works well together, ensuring that our teams and clients are happy.” Unfortunately, this has not reflected our experience at all. I understand that Deeds Office delays can occur, and I fully accept that some factors are outside the attorneys’ control. However, clear, proactive communication and professional client service are absolutely within their control, and that is where the service has fallen far below expectations. Buying your first property is a major life milestone, and it should not feel like you are constantly chasing the attorneys responsible for handling the transaction. I hope the firm takes this feedback seriously and improves their client communication, system accuracy, and overall service standards, as this experience has been far from what one would expect from a professional conveyancing firm. What makes matters worse is that a lot of my family member wants to buy property and I can't even recommend the firm that assisted me. I won't recommend this firm to anyone at all!

I had an extremely disappointing experience with VTC Attorneys (Mitchells Plain branch) during a property transfer. There was a lack of transparency, poor communication, and no meaningful follow-through on key issues. Critical information was not disclosed timeously, including the presence of tenants and access to the lease, despite repeated requests. Concerns raised during and after occupation were met with circular responses rather than accountability. As the paying client, I expected professional oversight of the transaction and consideration of all stakeholders, not a process that left me cleaning up avoidable problems and chasing basic answers. I would not recommend this firm to purchasers expecting diligence and client care.

We have done multiple property transfers through VTC and after having used many other attorneys over time (transfer attorneys normally being dictated by the seller), VTC is the one firm we always go back to. The staff is professional, friendly and the service expedient. As repeat clients they also streamline transactions for us making the process easier. I recommend them to everyone.

To VTC "We'll keep you updated" means **** all. The staff are nice, but its not good enough. I've paid you guys, for what? To ask for my own updates? To not have any idea whats going on? To ask and ask but be regurgitated the same "updates" as if I don't really care that I won't have anywhere to stay in a few days. If you have the option, I'd suggest literally anyone else. Probably a reason you can't leave google reviews.

Stay away from VTC - Conveyancing Firm in Cape Town. Pathetic, buck passers. Need to micro-manage them. You will have sleepless nights if they do any of your transfers. VTC Cape Town is not the Same owners as VTC Pretoria. Make 100% sure. If its Cape Town run.

My daughter& I purchased a property. Velile Tinto Cape was the attorney transfers. I had a query and the person we dealt with downloaded a previous apartment purchase that I made via another attorney a few years ago. I emailed VTC to raise that they are not compliant with the Poppi Act. Who gave this employee authorisation to download a previous purchase that had all my personal particulars and share that document will all. The mail was forwarded from one to another and 10 days later I am still waiting for a response. Secondly, they input my daughter's details under my name. What an absolute disappointment to deal with this company.

Worst experience I received from these people. First time seller and my agent used this firm to assist with registration. In January 2023 they said they pulled a schedule for my rates from the City and that schedule had me owing 18k to the City for rates, we agreed they would bridge the amount so registration can take place. Unfortunately the sale of the house took very long due to issues with the plan. The process then continued in Nov 2023, now Dec 6 2023 their conveyancing secretary who was dealing with my case paid an amount R49603.73 of which 12 932.86 was my rates and 36 670.87 was for an account I was not aware of. When I enquired what the 36 670.87 was for I was told to ask the City, ok so I called the City and it turned out that it was a billing error and it was corrected. The City agreed they would pay the money to the lawyers after registration. Now when they bridge an account they charge interest and I have been questioning this thing because I did not authorize the bridging for that account and no one has answered me. Finally came the day of payment they just paid money into my account no communication as to how much will be paid and no statement of account. To my surprise they have deducted the amount with interest when the error was made by them paying an account they don't know and did not confirm with me either. I went to their offices immediately and I was attended by one of their senior associates and I told her what happened and she was not aware of this so this means the conveyancing secretary did not share this error that she made with her seniors. The response from their senior associate when I told her the issue and that I want my money and I am not going to wait for the City to pay them and then they can pay me. She said she will investigate and if all is as I am saying I did not confirm this amount then they will have to pay me and then they can chase the City of Cape town for the refund but she will ask guidance from the Directors. I sent her all email communication telling their secretary I was not aware of that account and I'm not happy that she made a payment without confirming with me. Instead of telling me what they have decide from her investigation this woman sends an email to the City of Cape Town and she CC's me asking for a refund of this money, when I told her specifically that the error that their secretary made must not affect me and she agreed. They have been quiet since the 16th of February I even CC'd their CEO in my email and he has never contacted me to find out what happened. I am being undermined because I'm a black woman selling her house in the township they think I must keep quiet and accept whatever they did with my money. I will not keep quiet until they do right and pay my money and then they can deal with their secretary and the City of Cape Town.
