After a one-sided inspection and despite overwhelming evidence that the items we were held responsible for damaging were not damaged by us, we were still waiting for our rental deposit to be paid back. More than three weeks since inspection. The owner phoned me four days ago, promising to have an answer today. He phoned, I were not available. I would believe it was his duty to phone again. Or send me an e-mail. What kind of service!! The problem was caused because of incorrect inspection procedures and neglect to follow up on the issues, as I did two weeks ago and upon which I gave them the details of their mistakes. Even then they could not, or are not interested to resolve the problem asap. Dolf phoned me four days ago, and after a lengthy conversation, I was hoping to have the problem resolved soon. He "is too busy to carry out a personal inspection" to confirm my findings. A problem that was seemingly resolved by me when I convinced the owner of the property that the issues at hand were not our doings. I believe a telephone call at that stage to her, the owner, would have been enough. Dolf, I requested a meeting in your office, got no response. I was charged extreme prices for repairs, which I proof is unfair and, as far as I am concerned, at extravagantly overpriced rates! (Having a blind restrung for R600 instead of R250, wanting to have me paying R1600 for a new extractor fan, (not our fault) instead of repairing it for R83, claiming new shelves for old painted shelves which the landlord claimed were newly installed, were stained before we even moved in! The evidence were all on the incoming inspection photos!!!). Can one be blamed for doubting your company's integrity? Dolf, how can you call on me to understand and have comprehension for your "many" rentals and concurring problems? Or are they similar cases to mine? Hw do you expect to end this case in a friendly manner if you are not willing to step up and take responsibility, rather than blaming ME for not answering my phone? It is not me that is giving 4Ever a bad name. It is not the mistakes that we all make that is giving us a bad name. It is the LACK OF TAKING RESPONSIBILITY AND ACTING ACCORDINGLY. Think about it.

Unhelpful in case of emergencies. I called the agent on call as it was during the weekend that we had no power, their response is that they are uncertain what to do and can't help with getting an electrician. They tried calling theirs and told me that he was unavailable and I had to wait till Monday, basically telling me we have to wait till Monday to be without electricity. They just don't know how to do any management. We got hold of multiple electricians and got one out, who is also cheaper than the one they would have gotten out. After numerous discussions with this company they just don't seem to care about people who rent from them. You have to resort to shouting to get anything out of them. They are also bad with doing any inspections going for cheap fixes causing breakages and when you complain tell you that you would have to pay for it(They toilet broke because of wear an tear and they wanted to charge me).

I am a Landlord who trusted Dolf and Elaine until a mandate was signed for a tenant Agreement reducing the lease by R1, 000.00 - per month. In return, the tenant would at their own cost change/replace curtain rails and resolve the loose toilet seat issue (and please do not charge the tenant for early occupancy). Once the mandate was signed, Dolf van der Merwe disappeared and NEVER did a phone call, message or email get a response. The next communication was when the lease reached expiry and I was expected to forego any rental increase (even though the Anaesthetist Tenant had confirmed employment). Dolf however, was insistent that their fees were not negotiable!! 4Ever Properties were informed of installations made without any Landlord permission. Dolf had earned himself the right to grant the tenant permission to drill holes in the walls. I was then asked to purchase the curtain rails which were already covered in the reduced rent (12months x R1,000.00 + early occupancy FOC). The Tenant left with NO repairs done and No utilities paid for the last month. The Exit Inspection was a copy of the In Inspection except for a few minor changes benefitting the tenant. “I am / should be appreciative for the carpets cleaning as per an Invoice which referred to 4 bedrooms (of my 3-bedroom apartment).” It was interesting to note that the Tenant moved to a 4-bedroom apartment in the same complex!! During the exit process, Dolf van der Merwe neglected to remove the trail of his mails with the tenant, in which he both accused and insulted me asking that this be kept confidential between them. Maybe this was as a result of me terminating the mandate (after tenant lease expired)!! This serves to warn potential clients considering to use 4Ever Properties as their rental agent, sharing my experiences as part of any due diligence that may be performed.

Throughout my adult years, I have had the experience of purchasing a few different houses. As my family began to grow, I recently found the need and desire to purchase a larger home. I spoke to a variety of different realtors that showed me a variety of homes until I found 4 Ever properties. When making such a large decision, I wanted to work with a company that I could trust.

Dealing with 4 Ever properties has been a very positive experience. It is a great feeling that we are working with people that are committed and wouldn't advise us to do anything that they aren't prepared to do themselves.

Personal background: My wife and I were the only 2 people occupying a townhouse in Avalon Estate for almost 4 years...no dogs or cats. I'm a professional music producer and my wife a specialist in oncology, we don't go around damaging toilets, carpets, walls and light-fittings, yet somehow we managed to rack up damages to about R10 000, including the (unreasonable) R2800 early termination fee. With Dolf at the helm, intervening only when we dared to question the justification of their "contract renewal fees" (R900? to change the date and hit print) after it was refused for FICA verification due to THEIR spelling errors. They were not willing to negotiate on the fee or even apologize...their solution was to threaten us with eviction. They seem to excel at threatening, intimidating, and fabricating expenses when it's time to pay back the due deposit. I even got a "letter of demand" from them demanding I remove my previous review or they would open a criminal case at the SAP. I will probably get more threats after this review too. I do however feel that it is my right and duty to warn potential clients of 4Ever properties to read this review and use it as part of their due diligence before considering using them as your rental agent. Use them, don't use them, your choice.

Despite properly cleaning the house I rented, employing a cleaner, who worked from 8am to 4pm, cleaning everything including the outside patios, garage, windows and every surface, these people charged me R850.00 to have the whole house cleaned AGAIN, just because they found one spider web and some dust in the bottom of a cupboard. They are just so dishonest. Ironically, they used MY deposit to clean a house AFTER they employed a painting contractor to paint the inside of the house. Just so dishonest.

Despite properly cleaning the house I rented, employing a cleaner, who worked from 8am to 4pm, cleaning everything including the outside patios, garage, windows and every surface, these people charged me R850.00 to have the whole house cleaned AGAIN, just because they found one spider web and some dust in the bottom of a cupboard. They are just so dishonest. Ironically, they used MY deposit to clean a house AFTER they employed a painting contractor to paint the inside of the house. Just so dishonest.
