Unprofessional and *********** maintenance team. I logged a ticket to maintenance to fix an issue in my apartment and the maintenance did not pitch and it’s upsetting because I took time off work for such nonsense.

A lifestyle estate yet there is no back up for electricity nor water outages. Their agents are very good at selling you dreams. We were told that because we are near the MTN headquarters, we will never experience electricity outages. I’ve been here for only 2 months and have experienced electricity outages twice and there is no sort of backup yet the rent we pay here is outrageous.

I am having a issue with my hot water and tiles.After several attempts of communicating with the relevant teams it is 2 months later and i still have the same issue…i decided to hold back 1 months rent until my services are sorted and tiles replaced…Houss rentals has decided to cut my utilities but refuse to fix the issues that i am having…i have all emails and ticket numbers of the issues been logged as well as videos as to what my water system is doing and how my tiles is lifting…i would never recommend anyone to rent from this agent as money is wanted but services are not met…most pathetic service

My tiles are lifted and cracked and they all seem so relaxed in maintenance. There is dust and broken tiles in my lounge, and l had to sleep with an open door due to lifted tiles not allowing the door to close. It’s truly frustrating.

I have had an incredibly frustrating experience as a resident at 5ive on Thirteenth Lifestyle Estate by Houss Group. One of the most concerning issues has been the non-functional parking lot lights, which have been out since October last year—almost six months now! Despite numerous emails, maintenance tickets, and weekly follow-ups, there has been zero communication or progress on resolving this issue. Each time I reach out to maintenance, I receive the same generic response with no clear timeline or resolution in sight. Not only is this a serious safety concern, but it also highlights the lack of proper estate management and accountability. A so-called “lifestyle estate” should not require residents to constantly chase after basic maintenance.

Worst place to stay in. One minute you have no water for days, the next you have no electricity for days yet you're promised backup power! They're quick to issue fines but do not come to the party when you have an issue.

This is the worst place to live in. Given a chance to choose between them and HELL. I’ll go live in hell. They sell lies on their adverts. When I moved in I was told that my chosen apartment was not ready. That was only communicated on the day I was moving in. I was then given a temporary apartment, only for me to be charged as a new tenant when being moved to my actual apartment. As if that was not enough, their accounts team is full of ***s who only eat and not work. They will not debit your accounts and rush to send demand and threatening letters. In the midst of these errors from their end, they will block your entrance. They also have a stupid App called GTC. You load R600 electricity and go shower. When you step out your electricity is off. Rent from HOUSS at your own risk and good luck. If you are going to be assisted by Brian then you are going to lose weight in 30 days. His accomplice is Nhlahla from their HQ accounts.

I stayed at this complex for only 5 months and left. The complex is beautiful and the fact that they have a restaurant is a bonus. However, besides that, the place is actually a joke. 1. The tiles on the floor break literally every week! In the 5 months that I was there I had the entire apartment's floor tiles replaced! And they take their own sweet time to come and fix them, they do not care about the safety hazard the broken tiles pose to the tenants. Moreover, the mess that the maintenance team leaves after they are done replacing the tiles!? 2. The office staff is very unhelpful and not efficient at all. They also falsely advertised the complex, saying that there is back up power should there be anything like load shedding, they have backup water should there be any water disruptions in the area, but that was all false. If there is load shedding, there is no power! There is not even hot water to take a shower!! 3. Now that I have moved out, they are trying by all means to retain my deposit claiming that I damaged all the walls in the property which now need to be painted. I was only there for 5 months, never moved around any furniture, never pasted or hung anything on the walls, but the walls need to be 'painted'. From my R8600 deposit, they only gave me back R1888. Complete ******, noting damages to the property that do not even exist just so they can keep one's deposit!!! I definitely would not recommend this place to anyone. Even this one star rating is high, they deserve half a star because that is how *********** and insufficient they are.
