Dear Casadobe Properties Management, I am writing to formally lodge a complaint regarding the handling of our rental application for the Haazendal Complex, as well as the associated application fee and credit check conducted by your office. After viewing the property, I contacted Danjel to request an application form, which was completed and returned with all required documentation after 16h00 on Monday. On Tuesday morning, I followed up telephonically and was informed by Danjel that there were already three approved applications. I was further told that only three units were available at the complex. Given this information, it is unclear and concerning why our application process was allowed to proceed at all. If all available units were already approved for, it would have been reasonable and transparent to inform us immediately that no further applications were being considered. Instead, later that same afternoon, we received an email stating that all units had been taken. Notably, the email indicated that our application form was not attached, despite the fact that we have verified in our sent correspondence that it was indeed attached and successfully sent. Furthermore, a credit check was conducted on my partner via TPN. This raises serious concerns, as credit checks have potential implications for a person’s credit record. It is unacceptable for a credit check to be performed if, by your own admission, all units had already been allocated and there was no realistic prospect of our application being considered. The R125 application fee was paid in good faith with the expectation of a fair and transparent application process. Proceeding with applications, fees, and credit checks when no units are available is misleading and deeply disappointing. Unfortunately, after reviewing multiple complaints on HelloPeter, it appears that this is not an isolated incident but a recurring issue involving Casadobe Properties. This experience has been frustrating, exhausting, and financially unfair, particularly for individuals genuinely trying to secure housing. Between poor communication, lack of transparency, and unnecessary credit checks, the process feels exploitative. I am requesting the following: 1. A formal explanation as to why our application was accepted and processed despite no units being available. 2. Clarification on why a credit check was conducted under these circumstances. 3. A refund of the R125 application fee. 4. Confirmation that this complaint has been escalated to management. 5. A written response addressing this matter. This situation is unacceptable, and I trust that Casadobe Properties will take this complaint seriously and respond accordingly. I look forward to your prompt response.

Would not recommend this agency at all. Rental agents not getting back to you. Then they make you apply for a unit, knowingly that there is a lot of people already approved and there will be no unit available. Why make you pay the fees to do the checks and let you send all the documents needed for the application if there will be no property available.

Good Day all, If I could rate this estate agency a -1 I would, they are not the typical estate agency that has all their ducks in a row, they are extremely unorganised. We rented a unit in one of their complexes and have been having issues non-stop, from harassing neighbours to Parking issues and constant complaining from other residents regarding the kids in the complex and more. We have been having an issue with being provided a parking bay for almost a year now for our second vehicle, each unit gets a parking bay and garage or 2 allocated parking bays, the parking bays we were provided were occupied by other residents, so we decided to double park our vehicle as we have no other place to park, we then received a letter after multiple back and forth emails where we were promised that the issue should be resolved ( still isn't ) about our vehicle and residents sending photos of my vehicle and complaints about it standing as is and we receiving no assistance. The issue is getting out of hand and they leaving it in our hands not taking it into their own, it is unacceptable, also when we park in a bay which we think is open, we get knocks on our door telling us to move the car. - we are tired of living like this, it is not comfortable or acceptable, they are unorganised not knowing which unit belongs to which parking bay... absolutely shocking fact, they want the resident to knock on doors to find out who's vehicle belongs to who if parked in your bay. ( we've been assigned 3 different bays in 10 months all to which are unavail and used by others. TOTALLY UNACCEPTABLE Casadobe. DO YOUR JOB properly. UNHAPPY RESIDENTS - -1 RATING

They don’t even deserve 1 star. Casadobe Properties decided to introduce a deposit top up after 10 years of my occupancy in this complex . I queried this with them with the dispute that they should introduce new terms to new tenants only , as I also adhered to their terms 10 years ago. The portfolio manager explained that this amount was meant to be charged to me annually over the years but it’s their fault this was not done so he decided to absorb this deposit top up. A new lease contract was drawn up without the deposit top up and I was happy to sign it. This year when it was time to renew my lease , this deposit top up was reintroduced and now as an even bigger amount . I responded to advise that it was absorbed the previous year and resent all previous correspondence. They advised me that the manager who decided to absorb the deposit top up is no longer working there of which I responded to say that it doesn’t matter if he is not working there anymore as he had acted within authority at the time. They said that the Company policy has changed, as the landlord is making a loss upon vacating tenants. They need a larger deposit to cover damages to property. I did not agree to this deposit top up policy and insisted that the amount was absorbed and should not have been brought up again. I asked that a manager responds or reaches out to me as I was tired of the back and forth with no solution to the issue at hand . In my last email to them , I agreed to the 10% rental increase and lease renewal fee and had advised that this would be what I will be paying and not the deposit top up. No lease agreement was signed as nothing was agreed on . So every month I received an invoice with this top up included . I just continued to pay the rental amount as I advised them. They would send different people to email me reminding me of the deposit top up that is overdue which I did not respond to. They threatened me with credit bureau . I told them that my account is not in arrears , I have been paying my rent on time without default and they can’t take me to credit bureau for something I didn’t agree to. There is not an even a contract signed . My communication with them fell on deaf ears . Last month I received an email and a what’s app message from TPN COLLECTIONS threatening me to pay the outstanding amount . I’m not sure what collections company would want to collect money without proof of a valid contract ( clearly it’s their friends). The final straw happened when I bought electricity on my banking app for an amount of R1000. I only received 20 units instead of 250 units . When I queried this with PEC METERING, I was told to speak to my managing agent as they had loaded a debt against my electricity meter. I mean how low can you go CASADOBE PROPERTIES. I know of neighbours who have refused to pay this deposit top up and CASADOBE PROPERTIES have happily removed the deposit top up from other tenant’s contracts. Some just query it and they are told it’s a mistake . So I guess it depends who you are and who you know. This is not the way to treat your tenants. This is the worst rental agency I have ever dealt with. They are only after money and do not care about the needs of the tenants. Did I mention that in the 10 years I have lived in this property, they have never set foot here to inspect the property as expected by the law. But they are quick to introduce new ways of extracting more money from the tenants to safeguard themselves. You will be hearing from my lawyers.

I paid my rental two days late (3 May instead of 1 May) and they simply added a R575 penalty to my account. When I enquired about it, they told me it is according to their "standard policy", but according to the lease agreement, interest on late payments will accrue interest at a rate of 2% per month. That equates to about R 11.33 When I demanded to see a signed copy of their so called "standard policy", they just stopped responding and have been ignoring all my e-mails since. I recommend that everybody steer clear of using the services of Casadobe Properties as they use ********* business practices.
