My experience with Thabo Sehume CBD student accommodation has been nothing short of stressful and deeply concerning. I visited the building earlier this year with the intention of simply viewing the rooms. During that visit, I was asked to provide my ID and proof of registration and to sign some documents. At no point was it clearly explained that I was signing a legally binding lease agreement. I was under the impression that it was just for viewing or access purposes. The next day, I was shocked to be told that I had already signed a lease. I immediately objected and requested cancellation since I had not moved in, occupied the room, or used any of their facilities. Despite this, my request was denied. I was even prevented from removing my belongings, which made the situation feel extremely unfair and controlling. Since then, this issue has caused serious disruption in my life. Instead of focusing on my university tests, I’ve been forced to run around between offices (including SRC, SAPS, NSFAS, and my university) trying to fix something I never knowingly agreed to. It has been exhausting, stressful, and has affected both my mental health and academic performance. As a student, this is the last thing you need—especially during critical academic periods. I am currently staying at another residence where I feel safe and properly accommodated, but this unresolved situation continues to affect me. My advice to any student: be extremely careful when dealing with this place. Do not sign anything unless you fully understand it, and honestly, it’s better to avoid it altogether. This experience has been overwhelming, and I would not recommend this accommodation to anyone.

I was assisting a learner with their scheduled pass-out, and the entire process was handled with unprofessionalism and a complete lack of transparency. Staff were unfriendly and dismissive, unable to provide a valid reason why the learner was not allowed to leave the premises. I was sent from pillar to post with no resolution, wasting valuable time. When I asked to speak with the manager, I was told I needed to make an appointment — despite the urgency of the situation and the fact that the learner was supposed to leave that same day. To make matters worse, I was told that payment for October was required before the learner could leave, even though: - Full payment for September had already been made. - The contract clearly states that October’s payment is due by the 4th. - It was still September 26. The most shocking part was that the learner was asked to leave their laptop behind in order to be allowed to exit — a demand that has no basis in any written agreement or contract. I was also told that “the rules have changed,” yet no communication had been sent to me or the learner about these changes. This experience reflects a serious lack of professionalism, poor communication, and disregard for both contractual obligations and basic respect for students. I hope management takes these concerns seriously and makes immediate improvements.

My daughter was a resident at CBD residency and we had paid a deposit of R2900 when she moved in... She moved out on the 26th of November and we were told the refund would be paid into my account in less than 21 days, which never happened... We phoned in January and was sent from pillar to post until I decided to visit their offices personaaly in February.. I was then told to fill in the same forms I had filled in November and submitted the same documents... In March I was still waiting for my refund. I then sent out e-mails and was required to submit the same documents, which I did but was very annoyed... Today a refund of R1400 was payed into my account, instead of R2900. What level of dishonesty is that?

My brother, Mr ZM Aphane, requested an accommodation for his Lil daughter during 2024. He paid a deposit which was supposed to be refunded in November 2024. He then requested me to follow-up on that since he is staying in Seshego, next to Polokwane. I personally visited CBD Residency in Pretoria to follow up on this only to be advised that the money will be refunded by end of November 2024 despite my brother's lil daughter vacating the room before June 2024. The money was not refunded as per the promise and on 23rd of January 2025, I wrote an email to CBD Residency using their provided email address, namely, Info@cbdres.co.za. I also included my brother as per his request on same email. I attached my brother's initial application, proof of several calls that I made to the following up on the refund as well as proof of my brother's bank details. Now instead of them refunding the money, they decided to phone my brother requesting the same documents that I had sent to them, i. e Initial Application for accommodation for his lil daughter and proof of his bank account. My brother contacted me and indicated that he was surprised that the same documents that I had sent to CBD Residency copying him are now being requested by the same people. He then indicated that he will re-send the same documents again to me, and asked to once again send them to CBD Residency since he doesn't want to interact directly with them based on their lack of trust and integrity. On the 26th of January 2025, I send another email to CBD Residency copying my brother and attached the documents from my brother again. It must be noted that up to today, 12th of March 2025, the requested refund is still not paid back to my brother by CBD Residency. I really fail to understand as to why are they doing this and taking advantage of the situation. I therefore request your urgent intervention on this matter. My brother's name is Mr Zacharia Aphane, contact number +27662199951. CBD Residency's contact number is 0123220277, and their offices are in Pretoria opposite the Magistrate Court building. I will really appreciate it if you can intervene on this matter as a matter of urgency. It really pains me when institution such as CBD Residency takes advantage of innocent people as well as take them for a ride. Thanking you in advance. Richard.

CBD residency has been giving us the run around with giving us back our deposit. TIL to this day, they are not responding to my emails. They said they will give it back on the 21st of December 2024, which they did not. Communicated with them on the 10th of January 2025, with no luck. Many people who were residing there are also complaining about them not giving them back their deposit.

Hi Peter is Merriam Sethole my daughter was a CBD Resident at Pretoria from 2021 at AJO Building,235 Visagie Street, Pretoria Contact (012 322 0277),she move to CBD Resident Foundation Building,129 Madiba Street, Pretoria last 2023 the owner is the same person I pay admission fee of R2000 at AJO when she move to Foundation I pay 2800 all in all is 4800 which is the refund I must get when she left at resident January 2024,since she submitted refund form on the 15January 2024 they say we will receive the money in 31days which pass long since I have being calling every week same story, now the amount change to 3600 they say they took some of the money for service which I don't understand why. CBD RESIDENCY has been refusing to refund it's tenant his deposit .He has been at their offices since January 2024 with multiple excuses and no success. He moved out when they increased their rental by over 80% in 2023 for this year. Their price moved to R4500 for sharing monthly ,whilst you will still be sharing the shower and one kitchen per floor with over 30 students. They are milking the tenants yet cannot even offer them proper housing facilities. The level of arrogance from the staff at Foundation building is out of this world .
