Our stay was extremely disappointing from start to finish. We arrived at 14:30 after confirming beforehand that early check-in might be possible if the room was available. The hotel’s official check-in time is already late at 16:00, yet even then the room was still not ready due to housekeeping delays. We were also unexpectedly required to pay a conservation fee on arrival, which was not communicated beforehand and only appears in the fine print of the terms and conditions. When we finally received the room at around 16:30, it was still absolutely filthy. There were skid marks in the toilet, mucous and stains in the bathtub, hair on the bedding, and stains on the furniture and bed throw. This was completely unacceptable and raised serious hygiene concerns. Staff response throughout was poor. Reception could not explain the delays, one staff member was rude and unhelpful, and the manager on duty showed little urgency or apology. The cleaning staff were also rude and made minimal effort to clean properly, requiring us to request cleaning products ourselves. Adding to this, the flooring is old and rotten. There are bugs breeding underneath the unit because of the moisture. They were EVERYWHERE in the unit. We could not sleep at all due to bugs crawling on the bed, resulting in us calling the after hours management at 2a.m. They took 30 minutes to show up to the property only to tell us there’s no rooms available, we would have to just stay in the room. The water had also stopped working the following morning. We could not shower, brush our teeth or flush the toilet. No reason ,apology or solution for this has been provided. Booked somewhere else as this was completely unacceptable. No accountability, apology or refund from management. Don’t book here, don’t waste hard earned your money. This experience completely ruined the start of our holiday. It was our first and last stay here — we would not recommend this property to anyone. If I could give this place a zero rating I would.

I stayed at Dunkeld Country & Equestrian Estate for my birthday trip with a few of my girlfriends from 23 November to 26 November 2025. We were originally put in unit 30 on the equestrian estate but we ended up moving to unit 2. The day we arrived I phoned reception asking for the sleeper couch to be set up which I had phoned to be set up prior to our arrival. We went for a walk around the estate and came back to find the mattress for the sleeper couch just dumped outside the house with no sheets, no duvet and no pillows. I had also asked for extra towels multiple times which I only received after we moved units. On our second day we came back from town when it was raining to find the lightbulb in the master bedroom pouring with water. The carpet in the room was soaked and most of our clothes were wet. We asked to move as the house was leaking in multiple places through the walls and other lights. I then phoned reception and they kept cutting me off and dismissing my concerns, and were almost taken aback when I asked to move units. Eventually they accepted and moved us to unit 2 where we then lost power for the remainder of our trip. Although they couldn’t fix the power themselves, we were never offered some sort of compensation as we could not cook or bath and shower and were not offered an alternative power source. It would have been nice of the estate to provide some candles and extra firewood so we could atleast see what we were doing. Overall our stay was not 4 stars to say the least and I will not book a trip there in the near future. Even though they claim to be a 4 star venue, I was incredibly disappointed.

I recently stayed at this estate, and it was a complete letdown. The management was terrible. Communication was practically non-existent, and I received no response when I tried to reach out for assistance. It was incredibly frustrating, especially when you’re hoping for a relaxing getaway. As for cleanliness, it was worse than I expected. The house was dirty, and there were stains on the furniture and bedding. The floors hadn’t been swept, and the bathrooms were not properly cleaned. It felt like no effort was put into maintaining the property, and it was incredibly off-putting. Overall, the lack of proper management and poor cleanliness completely ruined our stay. It’s a shame because the location had potential, but I can’t overlook the basic level of service and cleanliness that was missing. I would not recommend staying here unless they seriously improve these areas. Manager: 0665666538

The setting is beautiful but considering the price, it does not meet the mark. This is our second stay and both times the heated pool is out of order. Sorry for the inconvenience, they said. Too convenient for management and highly suspect. I’d like to know when last the pool was working. We dont fish, ride Sad coincidence? I think not! Cost saving strategy disguised to make us believe it was just our bad luck this time. Well there certainly won’t be a next time.

The guard was very friendly and helpful, which set a welcoming tone for our arrival. However, this positive impression was quickly overshadowed by other aspects of the estate. **2. Reception** The reception area was neat and tidy on the inside, but the exterior was cluttered with fallen leaves that could use regular cleaning. Although the staff was friendly, they were not very helpful. Trying to reach reception by phone or email proved extremely challenging—they rarely answered. This lack of responsiveness was a significant drawback. **3. Housekeeping** Housekeeping was the most disappointing part of our stay. The cleanliness of the units and common areas, including the play area and heated pool, left much to be desired. The pool was not cleaned daily, with reports that staff lacked the necessary supplies like chloride for proper maintenance. Garbage bins at the chalets were frequently overturned by ******s, and cleaners often left the mess for residents to handle. To make matters worse, we discovered some dirty linen upon arrival, suggesting a lack of proper cleaning protocols. **4. Maintenance** The maintenance of the older chalets was also inadequate. Dishware, cutlery, and pots/pans were mismatched, and cupboard drawers were broken. The bedroom doors couldn't stay open on their own, indicating a general neglect of upkeep and repairs. These issues significantly impacted the comfort and convenience of our stay. **5. Overall Experience** Our overall experience at Dunkeld Country Estate was disappointing. We found ourselves constantly pointing out problems that management should have identified through regular inspections. The lack of basic housekeeping, poor maintenance, and unresponsive reception made our stay unpleasant. Based on this experience, we would not recommend this resort to others. We hope the management takes these concerns seriously and makes the necessary improvements for future guests.

We booked 2 units for a 90 th birthday of pur mother. Manor house 12 in THC. The house at first looked amazing. After settling we asked reception to bring us more plates glasses and cutlery as they asked us to do, because they didn’t want us to move it from the other chalet. That was 3 o’clock pm. After waiting hours for it and phoning them several times I had to drive to the reception to see what the problem was. Then speaking to Mary Ann only then she said we can move the plates etc from the chalet. The Manor house was a mess, with one room reeking so terrible from cat pee, one rooms shower not working, the ****s arriving to clean the house 11:30 after we asked them to be there at 10:00. Only after driving again to reception and informed them that my guests started doing the dishes did they comply. The bathrooms did not have enough toilet paper,The stairs outside on the patio tile is broken and a safety risk. We also asked them to make up 2 rooms for some guests stayed a night longer and moved from the chalet to the Manor house, paid a lot of money for the extra night but they didn’t even comply. The management is extremely poor! Will not recommend the stay for any one. The best thing I can say about Dunkeld Estate is that there property is idilic and if it was run properly it would be amazing!

A credit card transaction was duplicated on 17 February 2024 at the Dunkeld Country and Equestrian Estate when a booking was made for a horse ride. After several attempts to get someone to assist me in resolving the issue, the Estate’s Management team has yet to respond to my query, made to them a week ago.

Amazing location and facilities. However, way too many bad reviews on Google and Booking.com due to management not addressing maintenance issues also poor staff training regarding customer service in the restaurant next to reception. We stayed in unit 2 Superior villa which had many simple to fix maintenance issues that detracted from their exaggerated claim to be 5-star. Other guests in the chalets and lodges complained of far worse maintenance issues which clearly have been ignored for a long time. A manager from head office I spoke to, who was on a site visit assured they were looking into the matter! However, I suspect the next time we visit the same issues will be present unaddressed. I have photo's available as record.
