CT PROPERTY CONSULT (PTY) LTD, is a company with questionable stands run by a married couple who claim to have knowledge and experience spanning many years in the building and renovation sector. I have discovered invoice ***** and the use of poor quality materials that over time will detract from your project. Mr Paul may once, in his youth, been of a calibre with acceptable standards but today he's willing to cut any corner that yields a profit with little regard for those who'll have to live with the alterations. If you want to add value look elsewhere for a credible consultant. The LTD status means you'll never get your money back.
Blue Stone Creations is a Construction business set to defraud hard working South Africans from there money via the guise of a building company. They will use illegal migrates as labor whilst paying them less than minimum wage to maximise profits. They have no qualified staff or are registered with any professional organisation to which they are accountable. Ask to see staff qualifications and passports with your quote. If you think you're saving money or paying for quality work get ready to burn your money. I was hoping to seek a CSOS Order for my BC to meet 50% of Common Property costs before I initiated a project (R60k) and paid my 50% non-refundable payment. I now believe, in the absence of any reply from the CSOS regarding guidance, I would be trapped in a system designed to help but currently dysfunctional and potentially leading to substantial losses with no benefit for an owner on a budget. If an owner cannot be confident of receiving accurate information in simply seeking a successful argument, what chance is there of having a case heard fairly when, based on past reviews and articles outlining failures in law, that cannot be overturned without an expensive appeal. There is also the risk that if an order is granted a BC has the option to ignore as an enforcement of the order will incur addition costs for the applicant, effectively breaking his\her spirit with no option forward and thus deny enjoyment of his\her section, as the ST Act had intended. I have plenty of evidence but risk is too high to be denied, when evidence can be ignored without any explanation. For now I would advise all seeking recourse to carefully consider alternatives that won't deny an option for a cheaper appeal. Only the wealthy can afford the gamble while others must chew the cud. LuxuryNites (Lovis Gaultier) is an Estate agent who appears to have ignored the fundamental principles of the EAAB. My experience started when LuxuryNites responded to my Gumtree Ad for a Professional Estate Agent to represent an overseas landlord and willing to work based on my specific Ad's requirements and the fee structure I required. When I was satisfied they understood my requirements I signed a 12 month lease and all appeared to be going well. Each time a new tenant was found the apartment, I was informed, required between R15,000 - R30,000 of work before the new tenant could occupy. I'm overseas and had to defer to the professionals input. At the end of the third lease I was contacted by LuxuryNites telling me I needed to repay the tenants deposit. I had never held a deposit and thus was puzzled why LuxuryNites didn't repay as they had done for the previous two departing tenants. Upon further investigation I discovered LuxuryNites had used the incoming tenants deposit to repay the departing tenants deposit because they had used their team to conduct repairs based on the outward inspection and thus earned from the work, effectively using the deposit. When there was no further funds to access the issue surfaced. I know for a fact (have invoices as proof) the tenants deposits should be kept in a separate interest bearing account, returned at the end of the tenants lease. I guess the smell of profit was to good to pass up. Now that it's not possible to claim any compensate from the EAAB for an unprofessional Estate Agent. I can now only suggest avoiding them or have it in writing that LuxuryNites holds or doesn't hold the deposit. Not sure how helpful they'll be in finding a new tenant when they cannot earn money from repairs. Choose wisely money doesn't come easily unless you're LuxuryNites.

This company is not registered and thus cannot be sure its paying the correct TAXES. The Company owner Mr Christo Francke holds no formal qualification in his business sector. Isn't registered with any professional organisation and has shown no willingness to comply or achieve professional status. He has operated a cleaning services (made up from native African people) from within his business,who have been underpaid for many years and offered security services via unprofessional unqualified staff Upon obtaining a contract, works from within to extract the maximum commission and has been alleged to have created extra income from poor maintenanheckin and outce repairs thus resulting in additional work directly from owners. While paid to deliver BM levels of service has moonlighted as AirBnb concierge. It has also been alleged that intimidation is a tool he frequently reaches for when questions create cracks in the facade Has previously operated under the following unregistered businesses C&G and TopNotch.
Azure Property Administrators is a property business who also Acts as a Managing Agent in a Sectional Title scheme. They are not a member of EAAB, have no FFC, are not registered with the Council for debt collection or are a member of NAMA. The Business isn't registered as a company and thus cannot be sure they are paying the correct TAXES. The Website has no affiliations with any organisations, yet Trustee's (at the cost to owners) have contracted them to Manage a R120M scheme. The Owner is listed as Gerda Scalzini, who has intow Pro Properties who deliver the maintenance portion of the contract. How is an owner expected to adhere to scheme rules when the MA can't be bothered to operate from a properly set-up company who has checkable credentials. No star options are not available.
