Theo Eiendomme – Non-payment, Poor Conduct & Unprofessionalism
Theo Eiendomme – Non-payment, Poor Conduct & Unprofessionalism Agent: Liezl Granzier & Tash Volschenk My property officially registered on 30 May 2025. Despite this, the agent Liezl Granzier never contacted me post-registration. I had to reach out myself on 4 June, sending all FICA and banking documents. I requested the June rent to be paid by 6 June. No response was received. Follow-up emails were ignored. When I called, Liezl twice hung up. Only after multiple attempts did she respond on 11 June, stating she had sent a new lease to the tenant (which I never authorised). I made it clear that no new lease or mandate would be signed, because due to law principle “huur gaat voor koop” applies and that I would honour the agent’s commission until 31 December 2025. Still no rent has been paid out for June. (20June) I requested a copy of the signed rental mandate authorising Theo Eiendomme to act on the previous owner’s behalf. To date, none has been provided—raising serious legal concerns about whether they were even authorised to manage the unit. Matters worsened when I called the office on 13 June and spoke with “Tash” (the principals sister) She was rude, hung up the call and told me not to contact her offices again and also falsely cited POPIA to deny me access to my own tenant’s details. Minutes later, she emailed my transferring attorneys and unilaterally terminated the mandate—without ever providing proof of a valid mandate to begin with. I am an experienced landlord with over 15 years in the property sector. This was by far the most unprofessional experience I’ve encountered. To this day: • No June rent has been paid. • No signed mandate has been provided. • No apology or attempt at resolution has been received. I’ve appointed my own attorney and will no longer be engaging with Theo Eiendomme. I hope this review warns others: if you are a property owner, especially one registering a new title, think twice before trusting Theo Eiendomme to manage your investment.

There is no experience and in future no expectation. As with certain agencies and agents in Potch there is no reply on engagement after enquiries. Property24 should also verify that property is actually sold and not just kept on the site to create an illusion that they have stock. Theo use to have a good reputation …….. but all things change.

There is no experience and in future no expectation. As with certain agencies and agents in Potch there is no reply on engagement after enquiries. Property24 should also verify that property is actually sold and not just kept on the site to create an illusion that they have stock. Theo use to have a good reputation …….. but all things change.

Very disappointed
My journey with Johan van Rooyen (potchefstroom) started around August. Very good start I must say. The communication was good he returned calls consistently, i paid all the costs and did everything from my side. Until the owner started giving problems and delaying the whole process. I started struggling to get ahold of Johan. Fast forward to 1 December I moved in the house before it was registered and I noticed a few things and some things for example leaking toilet in the main bedroom which he promised will be sorted out from thier side. Johan till today does not answer or return my calls or emails the roof leaks. Which was supposed to be fixed by the previous owners insurance. The house is now registered on my name and he has not even contacted me or put up the Sold sign.. I am very disappointed in him as it is obvious that he was just after making sales and now I am stuck with the damage

Unprofessional behavior
Theo Eindomme is the worst Property agent I have had the misfortune to work with. Work ethics and honesty is nonexistent. Tande stokkie man and especially his sister takes the cake. To name a few things: No entry inspection was done. The entry inspection list compiled by the tenants was completely ignored. The property was never cleaned before occupation. FICA and RICA info is not protected and leaked. Fictitious charges was often created. (Rental fees in months tenants has moved out) Requests for invoices was refused or ignored on several occasions. Emails and previous communication will be selectively ignored. Contractors obtained by Theo Eiendomme would force their way on the property *******ly outside arranged appointments. When this is highlighted and a police reference number is at hand they will strongarm and quote eviction notices. If I had the time I’d take the case further. Theo Eiendomme should be fined at the very least

Complain against my previous Real estate broker at Theo Eiedomme : Talitha Foit Tolmay
I bought a mortgage by the assistance of Talitha Foit Tolmay and she gave me a good service but when times went by, there were some other things that I was not happy about including the tile in the bathroom, the lights. 1. She tried to fix those lights but in the bedroom where it was trying to work while it was not 100% good, she came with someone who can fix them but with no luck, it did not work and she decided not to come and fixed it. 2. The tiles in the bathroom are not matching with the present one and they were not put properly and she agreed that she will buy the one that matched and she has never come to fix them when I try to communicate with her she is not answering my whatsapp as it was our way of conversing. 3. The burglar door is not working and I once lock it and I was unable to come out, I had to call locksmith and they charge me a lot and I raise that with her so she said that’s my responsibility because I am the one who make it not to work and later on the owner told us that it had never lock it because it has a problem so that became my problem and I have inherited that from the previous owner because of the Broker who was assisting me. 4. The cabinet in the kitchen are not in good condition, I raised that with her so she tried to fix them by herself and that did not work. So I have inherited those problems because my broker did not take initiative in regard to that. I am doing this because she is not responding to me, this is my last hope, because I do not have money to fix those 4 items above.

Complain against my previous Real estate broker at Theo Eiedomme : Talitha Foit Tolmay

Theo Eiendomme is focussed on making money and don't care if they put people in the most uncomfortable and unfair situation. They treated us with disrespect and I will never use or communicate with Theo Eiendomme ever again.

Theo Eiendomme is focussed on making money and don't care if they put people in the most uncomfortable and unfair situation. They treated us with disrespect and I will never use or communicate with Theo Eiendomme ever again.
