If there were an option for no stars, that would've been applicable here. Upon applying for a rental unit, you must jump through hoops and supply loads of info, stopping short of a blood and stool sample. After renting the unit for almost 2years, we relocated and gave 60days notice, twice what the contract require. They retained the full rental and utilities deposit, and went further to demand a month's rent as we did not stay the full contract period. When we could not pay their demanded fee in 2 weeks, they turned to legal recovery. This is the WORST rental company to deal with.

Their flats get advertised as pet friendly but is not! They also always have an excuse for ANY responsibilities and/or questions you ask them. Their feedback on mails take forever and all they know is to be snotty! 0/10 wouldn’t recommend!

I was too late to see the reviews and would probably go with them and not have gone through with renting. My Fiance and I have never in our life dealt with such an agency. We saw the AD on Property 24 and were met by Lionel from the Belle Vie Complex to view the ground floor unit. First of all, they placed different photos than what was advertised on Property 24 but being honest we still liked what we saw (we are an engaged couple moving in together for the first time). Lionel was amazing to deal with until we had to deal with Monique at 4max properties. She threaten if we didn't pay a deposit she would give our unit to someone else (we paid it due to the fact that both my fiance and my lease were going to end at our previous flats, it is hard to find pet friendly and we still liked the placee), we did take long because we had questions we had asked her which she didn't answer except send us a threat instead, not realising we would deal with her and not Lionel for the rest of the 12 months (the reason we were under the impression as to why we were going to deal with Lionel, was he showed us the place, did our checks for damages and issues before we moved in and he answered all our questions Monique could not). The first month we moved in we had no power for 6 days which Monique never assisted in getting sorted, they replaced the incorrect unit wiring, we sent an email at 6:am and she only notified people around 12:00 in the afternoon. I had phoned her up after day 4 of our power issues and she screamed and shouted at me. She **** about informing my fiance about the issues. We have been in our place for 7 weeks and experienced such abuse from Monique at 4max Properties. I have everything on email if you would like to see proof. Now because of the power issues, she refuses to send us emails from the body corporate. Our dogs were barking (this is a new place for them so new noises and our unit is next to a veld next door) if we had known about the warning that the body corporate sent us we would have done something about the dogs but because she did not we gotten a fine of R250. To add to this no where in our body corporate did it state about fines, we suspect she did not give us the latest body corporate rules which we have requested from Agent Direct. Please look at the reviews online about 4max before renting from them. I wish we did look at the reviews as well but we stupidly didn't. We can also get referral letters from our previous landlords confirming we have never been an issue or caused any problems.

Unfortunately, I was too late to see the reviews and would probably go with "But almost everyone is on Hellopeter", but I do believe these reviews are not fictional and I am so sorry for those who got caught out too. I have never in my life dealt with such an agency. They are basically a cloud operation. 4Max properties has No office and no address to trace them by. The address I found was being rented by other tenants. I had been told that all details of both parties must be displayed on the contract. This isn't the case. It is completely at the client's discretion whether they sign a lease or not. Granted, I did not sign so bottom line... they are refusing to refund my 1st month rent and deposit (not disclosed as non-refundable) even though I got told by 2 members of the Tribunal that they would have to refund my money. There is no contact. Unfortunately, I had paid the money before seeing the contract and uncovering what I have to be nothing but shocking. I wasn't comfortable with their terms, hidden address, and no website..They are not even on Facebook. They are untraceable... I grew more deeply concerned the deeper I looked into them. Their reason for not refunding me is due to their loss of income yet everything was on THEIR TIME so I cannot be held responsible for a new tenant. I was attentive with my payments and responses, but I didn't receive the same courtesy. I paid them for all administration costs and agreed they should keep it for processes. I know that was non-refundable and wouldn't have argued that in any case. I had also asked for my ITC check and they avoided that + questions about monthly utility and admin fees that were also not disclosed. I paid in good faith and within the requested time (24h). How could funds be withheld for a property I have not occupied and for a deposit for utilities I have not employed? This is theft! Instead of a very, very dragged out monotonous process to come, they could just refund my money and call it a day. Simple. I will never leave it alone. This I swear. People tend to give up too easily or because the pain isn't worth the fight, but I do not care what it takes. I have been reaching out to the correct individuals and I will fight this for as long as it takes because what they have been doing and are doing is completely wrong. It is evident that there is a black void in this system. It's unprofessional and Immoral to conduct business like this. I will make their name known. I refuse to be another victim of whatever ********* work is being conducted here. I worked incredibly hard for that money and I will not let it be gifted. I am appalled to put it politely. My heart is broken. I received such excellent service when I first moved in the apartment. I got permission to put in a security gate (which would benefit future tenants), as well as a retractable washing line, as there is no place to hang up washing. I was VERY happy with their service. I have paid to have drained sorted myself. My expense, as per lease agreement, it is the tenant's responsibility to maintain the premisis. I recently lost my job. I cannot afford the rent. No sympathy, but that is life. I am trying my utmost best to find employment. I have informed them, and provided them with two months notice, to give them time to find someone, and I will make a plan to pay the rent. No response. My heart is broken. Yes, unemployment is a reality in South Africa, but at least I did not pack up and leave, and leave them in the dark. That would be unprofessional and inconsiderate. Previously, I have received phone calls. The lady was polite, I will give her that, but allegedly the landlord threatened to put me on ICT. I have paid my rent. I am not behind with rental payments. I needed a place to live. How can I provide a payslip if I am unemployed, but I have been blessed with an amazing family and friends who have helped me pay my rent. They can keep my deposit. I want understanding, compassion and peace. No hard feelings. I just want to move on with my life and that they can find a replacement. I understand that they are a business. This is the landlord's asset. I tried to be fair, but no response. No compassion. My heart is broken. I HATE writing negative reviews. I always write good reviews when it comes to good customer service, but again - my heart is very sore. No consideration, compassion and threats.

Run ...Run...Run!!!! Con-artists. The agency doesn't even have an office. If you really considering renting under them, I urge, request to meet at their offices... you will see. They don't refund deposit. Make excuses and made-up expenses with ridiculous repair amounts that can't be accounted for. And they never attend to you once you sign the lease. Their tactic: make rent lower than its competitors so that it's more attractive, but then scam the life out of you to realise the expensive places were much better. Bottomline: RUN!! Avoid at all costs. If you have to rent with them and have no other choice: 1. Request the sign in checklist to be completed by yourself....AND TAKE PICTURES AND VIDEOS. And send these to them when you move in. 2. Add a clause to your lease, that on exit inspection, whatever "repairs" are needed, you will provide them with quotations yourself. 3. Make sure you wrote in email any discrepancies or lease breeches from their part. 4. If you still fail with all this, fortunately you will have more than enough evidence for small claims court.
