My store is placed next to a gym and Broll thought it was a good idea to divide a store and the gym with a rhino board?? The loud music leaves my staff and customers with headaches daily as the music is very unpleasant its been 6 months complaining about the music that sounds like we are locked into a box! The sound proofing placed is not working! Bad bad experience i am having with Broll, the property manager communicates with me in a condescending way. The Operations manager now does not answer my calls. My lawyer has sent them a letter of demand which was ignored! In my lease agreement in stated not to play music that disturbs other tenants yet other tenants are allowed to disturb my business? I am losing customers daily because of the loud music from the tenant next door! There are certain services i am unable to provide to customers in the store because of the loud music from the tenant next door! Broll just doesn’t care! Iv never been late with my rental! Iv spent alot of money on tenants improvements/ deposits! Not even worthy of a 1 star!

I was asked to do a bee removal at Southdowns Shopping Centre in Centurion as it was urgent. I completed all the necessary forms as it is a once-off service needed as an outside contractor. I tried various times to follow up on the payment and was told that it "should have been paid by now". No payment has been received for two months now. When you phone them, they transfer you and then you listen to the message which says "we are constantly delivering beyond expectation" and something like '"we are distinguished by our service excellence". Really? They do not answer the phone when transferred.

Building maintenance is a low priority for Broll - Even if it causes your business to STOP. for a month. They will not care, just pay you rent. Think twice about who rent from. Just renovated a floor rented from BROLL ( cost R1.5m) in November 24 then the roof leaked in multiple places damaging the new carpet, roof and walls. Had to stop ALL meetings and guests from coming to the office ( Dec & Jan 25) . Generated costs outside for meeting. waited nearly two months to repair one leak, and other leaks still continue. This expensive building is located in the PRIME location (Menlyn). To date still no proper plan and no service recovery, just excuses.

Review for Broll Property Group - Agent/ Real Estate "Service Provider" of Belvedere Square (2024) I rented a flat at Belvedere Square in 2024 for which Broll is the agent/"service provider", and I strongly urge potential tenants to be aware of several significant issues that were not disclosed to me before moving in. These issues made my experience extremely frustrating and, at times, unbearable. For those renting from other provinces or cities who may not have the opportunity to physically view the property and are relying solely on videos or photos, please take note: Pest Infestations: Throughout my time here, I constantly dealt with rodent and ****roach infestations. Despite reporting these issues multiple times, the building management failed to address them in a timely or effective manner. Unacceptable Noise: The commercial tenants in the building frequently made noise outside of acceptable hours, disturbing the peace of residential tenants late at night (after 10pm) and early in the morning (before 6am). This ongoing problem made it very difficult to enjoy a quiet and comfortable living environment. Deposit Issues: The agent was unresponsive when I requested proof of the interest earned on my deposit. To make matters worse, the deposit, along with any interest earned, was not returned within the 14-day period stipulated in the lease agreement. As of writing this review—19 days after moving out—this issue remains unresolved. Based on my experience, I would strongly caution anyone considering renting here or considering working with Broll. The persistent pest infestations, noise disturbances, and lack of proper management made my time at Belvedere Square intolerable.

The staircases' from the ground floor to the lower level where Virgin Active is , is filthy. Coming from ABSA down or the Mall Management Offices down. Looks like a ******* dump/ toilet. ******* and urine all over .Can hardly breathe. Have complained a few times before over the past year to Mall Management, but no result. I f the Mogale Health Department is “working” I am going to report it to them. Cradlestone Mall.

I was renting the space in pinecrest mall. Due to high rent I have to vacat the space. I vacated before end of May 2024. When it time to get my deposit I was told that I vacated in 30 June 2024.

Even 1 star is 1 star too many . Broll took over “management” of a brand new apartment block . From onset , communication was dismal. The portfolio manager was based in Durban but property is in CT , and the so called site manager and maintenance manager appointed by them were both beyond useless . We waited nearly 2 years for an AGM with endless excuses being given as to why the financials were still not complete . When we had a hot water issue and our tenants were without hot water for 3 months , owners needed to resort to contacting Broll directors to get the issue attended to with the urgency it deserved, as not much was happening on site . Thankfully we now have a new managing agent and we can really see a positive difference in service delivery .
