As Chairman of this 157-unit body corporate, I feel it’s important to provide balance here. Ecliptic has been our managing agent since 2020, and over this period they have consistently delivered a professional, responsive, and well-governed service. Our trustees and owners have benefited from improved financial controls, clear reporting, and strong operational support. Like any managing agent, their success depends on a constructive relationship with trustees and owners. In our experience, Ecliptic has acted with integrity and in the best interests of the scheme. Prospective clients should always do their own due diligence—but based on our direct, long-term experience, Ecliptic has been a reliable and high-performing partner. I have been involved in the ST industry for decades and have worked closely with all kinds of service providers to the the industry. After 5 years of being an active owner where Ecliptic is the estate manager, I suggest that anyone looking at employing their services should look out for- Exorbitant charges: their contract is very heavily weighted in favour of their company; . They certainly pander to the Trustees especially those who are not well versed in this field, as they can run the building as best suits Ecliptic.. Owners and residents do not receive the same degree of cooperation or courtesy that the Trustees receive- and especially not those who ask questions. Their over-promotion and reliance on POPIA gives them the opportunity to limit transparency Their "management" is very much desk- based, despite marketing themselves as estate managers. Make sure you are getting what YOU need,

Ms J Brook of Ecliptic estate management has failed in her duty to respond to owners' legitimate enquiries about maintenance matters at Gleneagles complex. She has been rude in email correspondence. She has failed to comply with proper professional conduct by offering an electioneering speech immediately prior to the election of Trustees at an AGM. She is an employee of the owners of the building, and has no right to offer such a speech at an AGM. Ms Brook takes the Minutes at Trustee meetings, has omitted crucial details and has not correctly represented others. On having this pointed out by a trustee, Ms Brook was rude in response. And failed to amend or supplement the Minutes. Needless to say, Minutes are a crucial official record of Trustee business, and the aw requires them to be full, accurate and comprehensive. Ms Brook's company is responsible for painting at the complex. One of her staff members managed to allow at least three lift landings to be painted in a wholly inappropriate colour, a vast deviation from the original colour. This "mistake" was app**** from floor to ceiling, and the slightest glance showed the colour was wrong. It was only after owners raised the alarm, that this project was stopped. This "ërror" bespoke lack of supervision or even proper knowledge of how to proceed with such a paint project. Ms Brook's employee, when questioned, stated she was told that the colour would change "when it dried." This with reference to the original beige/cream as opposed to the new paint, a pink colour. Additionally, the original was 3 different tones in specific sections. However, the pink colour was painted floor to ceiling, uniformally.. On 7/2/25 at about 7:30 pm I heard a rushing of water. On investigation, I discovered a serious hot water leak, gushing down an exterior wall and also pouring into the ba*****t. I immediately mailed Ms Brook about this. To date, 13/2/25, Ms Brook has not deigned to acknowledge receipt of that communication, let alone thank one. These examples suggest serious deficiencies in the abilities of Ecliptic Estate Management. They suggest Mis- and mal-management. I would give this business no "stars" if the option was available.

Jacqueline misrepresented the minutes of a Trustee meeting and refused to allow anyone access to the minutes to verify the accuracy of said minutes. She has also not maintained neutrality in her role, offering a strong statement of support for the outgoing Trustees in our AGM vote as well as providing input in Trustee meetings with being called upon for her input (she is there in her capacity to run the meeting and take minutes). They have also blocked residents on Whatsapp asking valid questions re electricity outages with no reason given.

After moving in to a redefine properties building on 31 January managed by Ecliptic Estate Manager - person dealt with was Viola Sibanda, to date of this review no DSTV has been able to be obtained. I note with interest on their own website: https://managingestates.co.za/services/. Under communication management they state: Ecliptic Estate Management receives the emergency calls from residents when, for example, a water pipe bursts or the communal satellite TV system fails, and liaises with the service providers / contractors to resolve these issues. However Viola continually states deal with the service provider SADV. IE not following their own statement on their own website. No SADV state the point in the unit is not one of theirs - even though they are sole installer and supplier. Ecliptic Estate management - This is gross negligence in my opinion and an embarrassment to Redefine Properties and BC/HOA management industry. Simply ensure that the DSTV ti made to work. do what you state you do and do your job work and service hired to perform.

As part of this complaint I have sent email and correspondence stated below and directed towards the developer Redefine Properties Customer Care, the building's managing agent Ecliptic Estate Management as well as the rental agent ignoring potential tenants keen to rent properties Zaheer Kara of Zareena Kara Properties. Dear Redefine Properties Customer Care and Viola Sibanda of Ecliptic Estate Management, NOTE: Zaheer Kara of Zareena Hara Properties I have copied you in via your company’s website contact form –for completeness and with courtesy. (Courtesy you have not bothered to shown Johan. Shame on you). Screen shot attached. Potential tenant has contacted Zaheer Kara I assume a Redefine Properties approved rental agent (In my opinion you need to rethink this approval), over several weeks via email – proof is available. The final outcome was that Zaheer would get back to Potential Tenant. This did not occur. Therefore Potential Tenant was forced to send more than one Whatsapp message, which has been read as proved by the double blue tick. Proof is available. Yet no response. Not even a simple I do not have feedback I will revert soonest. IE Courtesy and dare I say professionalism. Ignoring a potential client is what it is. That is the back story. Now several weeks have passed, this apartment may not be let to someone else. Although online it shows as still available. Please find the attached screen shot of the apartment in question. Further find the screen shots of the Hellopeter complaints I have lodged. NOW how do we resolve this Redefine Properties and Viola are there more units in this configuration that can be rented, if so can we please discuss. If this apartment is available does Zaheer have to be the agent involved? I ask this as clearly Zaheer is not interested in renting this apartment or any other to potential and keen tenants. I await feedback as per any professional firm whether it be Redefine or Ecliptic Estate Management, I have in my opinion proven doubts and poor track record on Zaheer Kara of Zareena Kara Properties. Please advise Redefine and Viola
