My thanks to HellopPeter in making sure this post is within their Content Guidelines. It can be read here: https://www.hellopeter.com/legal/legal#section6 Regarding home inspections, don't get me wrong. The idea is great but it is NOT legalized as is claimed by SACHI. See the other review on the same SACHI review page. The big question "IS SACHI THE RIGHT VEHICLE?" I do not think so.. Here are some of the mistakes I made with dealing with SACHI. Mistake 1: I failed in one of my own business principles, in that I did not research the company that offers the opportunity to exhaustion. Mistake 2: I payed application fees before receiving a contract. Mistake 3: I did not notice that the payment was NOT relevant to the information on the Pro-Forma invoice. Mistake 4: I was already R19,500 out of pocket before I opened up the can of worms. Mistake 5: HelloPeter is NOT a valuable tool in obtaining ratings for a company as the company you complain against may request removal of complaints. If you investigated SACHI as much as I have, you will note that a portion of the positive comments below were made by individuals directly involved with the business and even family members. Mistake 6: Contract with spelling errors, how minor they may be, is a RED flag. Mistake 7: Correspondence from different email addresses not related to the company name or domain is a RED flag. Mistake 8: If it sounds to good to be true ....... Mistake 9: The first excuse was withing 18 hours of paying another R13,000 Mistake 10: Not demanding a copy of the signed agreement before paying any funds. Mistake 11: Unprofessional answers and replies on emails are a RED flag. Below is a factual representation of my interaction with SACHI. After paying R19,500 to secure two exclusive areas, I received only 1 invoice for R6,500 indicating the payment is for training modules 1 to 6. No confirmation of securing areas or receipt of payment. As for module 1, I received Business Plan to complete by hand as a working document. First time ever I came across such a method of doing business. I printed the document and completed the sections by hand as was required. Upon submission of this "homework" I received the following feedback: (No 1 – 14 below is copied directly from the mail I received from SACHI) 1. I appreciate the speed, but if you submitted this to standard bank for a loan for 300k start up, would you get it based on the depth of your answers. 2. I'm not critical of you but it feels like your submitting home work . 3. I have to say. We are slightly concerned . I’m up at 3am reading 10 plans a week … ill send it to standard bank and ABSA as a small business loan application 4. SACI sends me a screenshot of their email inbox, indicating all the unread email as indication of how busy or popular the opportunity is. 5. The ground is littered with the skeletons of this who assumed a business plan was just a task 6. Are you married?, kids? 7, And if you are over te age of45 and stuck on Netflix, tell me now 8. The graveyards scattered with 198 dead bodies priorate te act 9. If you think you have the charisma to walking Pam Golding… go…noone cares about your success . 10. Truth be told, neither do i… I’m completely detached from your success or failure , my job is to provide you with robust protected software and build a pR campaign to become accepted by those who’ve controlled this industry since the 80’s who have just ben f%£*k by the ANC 11. Have 380 applications per month… I can do this all day 12. Do you know how long a colour ink jet cartridge costs ? 13. You will find your pees are like Hyenas …they will steal all the good and ridicule the rushed 14. Truth be told they are old white men desperately putting a pension together. White, 64, no pension and *****ed …. Do you understand ? (when referring to previous individuals who called SACHI out) Even though I did NOT apply for finance in any form, as I was self-funding, SACHI still insisted to send my business plan (homework) to the banks. Why? And what is it with "Are you married? Kids? I then requested from SACHI their comments on the above points and also sent a new proper business plan to SACHI for which I got the following reply: (No 1 below is copied directly from the mail I received from SACHI) 1. Received and understood. My apologies. I forget myself sometimes The tone of reply on the original business plan made me feel worried about SACHI and I only then started with my research that I mentioned as Mistake 1 above. The same day I made the startling discovery that Property Inspections are NOT mandated by law as claimed in the SACHI Franchise brochure. During the same research I also learned that Property Inspectors do NOT have to register with the PPRA as claimed and by implication does NOT need to have a Fidelity Fund Certificate. Below are some unanswered questions I've sent to SACHI: (No 1 – 9 below is copied directly from the mail I sent SACHI) 1. By whom does the Franchisee’s get Certified with in South Africa? (The certification body) 2. The SACHI online breakdown for Modules 1 – 6, and how it is presented. 3. Is the “Basic analysis of earning potential in first year following our system for success” based on actual Franchisee performance or is it only a guesstimate? 4. Once a prospect Franchisee has paid his upfront fee to secure the area, what will the process be if you find the applicant does not make the cut to be a SACHI Franchisee? 5. Does InterNACHI have accreditation with the South African Qualifications Authority (SAQA)? 6. Is SACHI registered with SAQA? 7. In your SACHI Prospectus (New Disclosure 2022) you indicate that SACHI will not have more than 60 national partners. Please let me know how many partners there are currently 8. In a WhatsApp message you sent me on 14 June, you indicate that an area is defined by a radius of 150km around the town. Please confirm if this is the case. 9. In your SACHI Prospectus (New Disclosure 2022) you indicate that SACHI will not grant a 2nd Franchise in the same town. Please confirm if any other Franchises were granted or if there are any other applications in the 150km radius around Mossel Bay. After another couple days, without reply from SACH and in terms of the - Consumer Protection Act No. 68 of 2008 and specifically 7.(2) “A franchisee may cancel a franchise agreement without cost or penalty within 10 business days after signing such agreement by giving written notice to the franchisor”, I gave notice of my cancelling the agreement and requested a refund of the R19,500 I already paid. If payment was not done the same day, I would report the matter to the Consumer Council amongst others. Below is some comments and threats I got from SACHI when asking for clarification on issues that bothered me and giving notice of cancellation. (No 1 – 19 below is copied directly from the mail I received from SACHI 1. Perhaps you think your emails should be shuffled ahead of the other 87 delegates in SACHI or the 23 delegates in PowerBridge. I don’t like it at all. 2. I suggest you take the next few steps with respect and caution as I have contracted council on retainer for 12 years as franchising is a belligerent game. 3. The cost to litigate outside of the CPC is around 70k 4. I have been doing this for years and I can see where this is going. 5. You will wait until I make the time to get to you. If you don’t like that , then your free to take action and I am free to react. 6. This is the last time I will tolerate this strange adaptation to your assumption that I somehow work for you 7. Based on your personality type I have already made a judgment call. 8. I insist you stop acting like a the center of my universe. Ultimately you will forfeit your money , complain publicly that I am rude to which I will have McGregor my attorneys sue you, as SACHI has not acted in bad faith and I will personally drum you out of the industry. Are we clear ? 9. You’re veiled threat is noted and my rights remain reserved. 10. I will look at the outstanding emails tomorrow on my laptop. They had better be important or expect to be treated as a potential threat. 11. I’ll say it again. You are demanding and belligerent. 12. I suggest you adjust your attitude now. Or you will fall into the trap of assuming the CPC has teeth 13. You’re not stealing My IP, kicking up dust and creating issues. The damages will be significant. 14. You are the 1300th franchise through my systems . The system anticipates personalities like yours as does social media legal action. Are we clear 15. We use attorneys to destroy any threat to my companies and sometimes we don’t. 16. Use your bank statement as your receipt. Are your financially illiterate or just poking me like Malema is poking Rhamaohosa ? 17. You will find I have no soft underbelly. 18. Everything is IP and we have held our own in high court and you will pay our fees 19. You have brought the relationship to this level with belligerence. Now my back is up SACHI’s MD, then starts threatening my family with the following messages in a separate email: (No 1 – 2 below is copied directly from the mail I received from SACHI and No 3 - 4 from a WhatsApp sent to me. 1. If you want this off the books and feel attacking the player not the ball is your best move then do that but then that’s the game and your wife’s on the pitch with you. 2. It’s you , your wife and me in our personal capacities. 3. You are collateral damage due to arrogance. 4. "so is a .380 in the pan. The MD then sends additional WhatsApp’s to my personal number with the following. 1. You have it seems sociopath tendencies 2. You are clearly new to this, you are creating an issue in the hope I will not aggressively react 3. …. the act was passed in February … (Still claiming Property Inspections are mandated by law) 4. I’m 26 years in the franchise business in 3 industries you are the 42nd beta male who has taken me on out of 3000 est. franchises. 5. So. Please. Go to attorneys, they will tell you you will win and then invoice you. 6. This is where 19,5 becomes 40k by December 7. Our summons will be dragged out to keep your attorneys busy. Show them this, they are parasites and tell them they will be dealing with Bowman Gullfillan.
HelloPeter. I will keep reposting, no matter how many times you remove it. This guy must be stopped. Below is my original post. And again, I invite HelloPeter to make contact with me to prove my review is factual. Don't get me wrong. The idea is great and yes the opportunity is now, with the new amended PPRA act. And just as I predicted, HelloPeter has already removed it once after it being reported by SACHI. Here it is again. HelloPeter, I invite you to ask me for the proof of the complaint below. 68 of 2008 and specifically 7.(2) “A franchisee may cancel a franchise agreement without cost or penalty within 10 business days after signing such agreement by giving written notice to the franchisor”, I gave notice of my cancelling the agreement. Below is some comments and threats I got from SACHI when asking for clarification on issues that bothered me and giving notice of cancellation. 1. Now my back is up He then starts threatening my family with the following messages: 1. f you want this off the books and feel attacking the player not the ball is your best move then do that but then that’s the game and your wife’s on the pitch with you. 2. It’s you , your wife and me in our personal capacities. 3. You are collateral damage due to arrogance. 4. "so is a .380 in the pan. Then lastly: In SACHI's Prospectus (New Disclosure 2022) they encourage prospects to gather all the facts necessary to make an informed decision. I have done so found the following out in the public domain. 1. SACHI is mainly run by James McCallum with a personal website https://www.james-mccallum.co.za/ where he states that - He states a birthdate that is different than on his CICP business documentation. - 20 Billion Turnover in own Business since 2002 - 564 Launched Franchise Startups in 3 Sectors I trust you do you research and be very specific if you take this Home Inspection Opportunity with SACHI or with someone else.
First up Propr was previously airManaged. What a bad experience. They advertise units for rent on AirBnB and act as the host. We booked a unit in Blouberg Cape Town for 7 nights. 56 Coral Rd, Table View, Cape Town advertised as "Spacious and Stylish / Pool Access / DSTV" Ad on AirBnB looks great. Lovely photos and good reviews so we made and paid for the reservation in full. On arrival we found the following: Oven door falls off when you open the door. Stove top burnt with thing black carbon stuck to the stove. Open electrical wires Foot prints against the walls opposite the TV. Cigarette burns on furniture and floor. Dirty walls allover the apartment. Dirty floors. Open drains. We immediatelly made contact with the host through the lady that opened up for us and requested cancellation and a refund. We were directed to AirBnB's app to do the cancellation. We however only received R2800 of a R8900 booking. On cancellation they sent us a message to say Propr (airManaged) will request the balance from AirBnB. Today is 15 days since our cancellation without full refund yet. Spoke to AirBnB today and they informed us that Propr never lodged a case on the resolution app. I would like to know how does units like this end up on AirBnB. Totally not what is advertised. I urge all AirBnB users that book in Cape Town to NOT make use if it is hosted by Propr or airManaged. Look out for a FaceBook page we will host with our experience.

Firstly my apologies if there is a company "Angel Investors" in South Africa. My post is about the general state of affairs in the Angel/Seed/Start-Up Funding and Investment business environment. I have been doing research to find the right partner to fund an idea I have and made a startling discover. If you are not in the "Tech" industry and have a "world class disrupting product" your chances of getting funding is about zero. Just by scanning the different funding platforms it is evident they all want the get rich quick investments with tech businesses. Have you seen how short the lifespan of some of these businesses are? Tech is the most improving industry in the world, literally replacing today's great idea, with something new tomorrow. Where are those Investors or Angels that invest outside of technology? Extinct maybe? Who do one talk to?
Oh Oh. Should have read the reviews on here before I bought their 4G unlimited service. Cant get it to work om my 4G LTE router (which they suggested I buy). There is no call-center for support. On FaceBook one only gets generic responses. I will ask for a refund immediately. STAY AWAY PS: Their 4G coverage is extremely patchy.
I report it on behalf of my pensioner mother in law. Her Sinotec TV stoped working and was handed in at the Pick & Pay store in Zambezi Retail Park, Montana, Pretoria. Person with the name Moses is the contact person, and after almost a month's wait, with two or three calls per week, she still has no answer on if it will be a warranty claim or not. Now don't get me wrong, we can accept "no" as an answer, but not getting feedback for a month is really bad. Come on Moses, how many times are you going to dissapoint a pensioner? Be a man of integrity and stand by all your promises of phoning back.
Placed an order with Makro on 26 November for R13k. Got this reply from their online platform: "Your order MAK ********** will take 7-10 days to get ready. We will sms you when it's ready. " On day 13 I contacted them on their online platform. No reply to date On day 15 we phone and was helped by a call centre. Operater just recites what I can see on my Makro account's online page. Now real answer. On day 16 sent an email to Makro HQ to cancell order. Going for day 20 and zero contact from Makro. Will take my business away from the Masmart group.
