**Rabie Property Developers - A Cautionary Review** I feel compelled to share my experience to warn potential buyers considering Rabie Property Developers. When purchasing your property, ensure that your conveyancing attorney includes a clause stating you will not be responsible for any costs beyond what was agreed in the purchase contract. My husband and I moved into Junixe Estate in February 2024. On moving day, we were instructed to take a picture of our water meter and were told that from that point forward, the water bill would be our responsibility. We diligently paid our bills on time each month. However, a year later, 96 property owners received a total outstanding water bill from the City of Cape Town amounting to R922,817.73. The HOA property management group, Marite, was aware of this bill but claimed they were waiting for readings. It's worth noting that our sprinkler systems have been off since October 2024 and have not been used since. Rabie expects us to be grateful for contributing R417,236.26 towards this bill, We are forced to cover the mistakes of Rabie and Marite, which is unacceptable. We are not the first estate they did this to, they have done it to other estates. To all investors and buyers, please take my advice: **Include a clause in your agreement that states you will not accept any additional charges beyond what was agreed at the time of purchase.** Consider this a warning.
My husband and I purchased a property in Junixe Estate, which falls under Burgundy Estate. Having invested in properties in various countries, we've always enjoyed positive relationships with our Homeowners Associations. Unfortunately, that hasn't been the case here. I sincerely believe that Marite should not be managing estates. Communication is clearly not their strong suit, and it feels like they prioritise signing off on everything that Rabie Development does rather than addressing the needs of the residents. Since we moved in, the common garden areas have deteriorated significantly. The parks have dead grass, and the reason given for this is heavy foot traffic—which simply isn't true. Additionally, the playground in the kids' parks are not maintained, posing safety concerns. Nothing about this estate stands out, its not appealing in its current state. Gardens aren't being maintained, the soil never gets turned, common area's have the most unappealing plants, I have taken up my own front garden and maintain it myself because Marite did such a poor job. Then let's add the rules, once you move in, the rules are updated, no bin's allowed outside the house, they must be moved into the garage, that has a interleading door to my kitchen, this is unhygenic, they also added that we are now not allowed to wash our cars in our driveways, I agree don't was your car engine, but they came up with this after I purchased my home, I spend R8000 on a washing system to wash my car in my driveway! we are treated like tenants, Marite should focus on the security gate and the security hassard it's causing due to not functioning properly. To make matters worse, we were recently hit with a disputed water bill presented nine months after our move-in. This bill is exorbitantly high, lacking any substantial proof, and we've been forced to pay it, which has now been added to our current levies. A competent property management company would have handled these issues appropriately. Instead, between Rabie Development and Marite, we've been left to deal with the fallout while they turn a blind eye. We are currently reaching out to other residents in previous and new estates to see if they have experienced similar problems. In short - I will encourage our estate property owners to start looking at other prospects for Property Managing group. We will have to do our homework and not end up with another property management company like Marite Property Management Group Burgundy Estate

Andre Hattingh: my experience with we buy cars wasn’t the best, I took it up with the Epping branch General Manager, he took the complaint seriously & resolved the issues, I would advice anyone who struggles with any of the sales team not responding to emails or calls or txt, to notify the branch managers, sales people don’t own the place they work for a salary & commission, Webuycars can’t fix a problem if management aren’t made aware of issues. also thank you to Dillon for getting my car to the place for repairs & for getting me home safely.
We were a group of 8 people today 12th Feb 2023 & im truly shocked that the cafe served such disappointing food, the bill was over the top for cold toasted bagels & the drinks were Luke warm! I believe you drop yr standerds because the foot traffic is huge, so you don’t care to serve decent quality food! Truly embarrassed that you feed the tourist such terrible South African food! You can do better!
Webuycars experience. Nothing short but extremely disappointed!: Tuesday 24th Jan 2023. What started as a day of excitement & happiness in looking for a new car ended in a truly negative experience. I arrived at webuycars at below address. 5,6 km · Cape Town · 51 Upper Southern Precinct Boulevard It was a wet & very windy day in Cape Town, Do I dressed down in a Nike cap & all black outfit, with no jewelry, I arrived with reception & staff chatting with each other, i proceed to the second door, walked up to the counter & asked for a sales person, I dealt with a youngster by the name of Charlton, I told him my budget & to look at Mercedes-bens & Range Rover, I told him I’m a serious buyer. He took me to the merc, I loved it immediately, the youngster got in the car, tried to start it & told me the battery was flat, he didn’t offer to charge the battery, didn’t disclose anything about the car, I then asked can I look around? He said yes, (he forgot to ask if he could show me my second choice the Range rover) he didn’t even try to sell the car to me, he was more aware of men walking through the doors to show them cars. After an hour looking at the stock on the floor I went to reception & asked if it’s possible to print the info on the vehicle that I liked, plus can I have the forms required to complete for finance, the man at the desk said sorry no we don’t do that? You must go online complete the forms & submit it, once done Call the agent, I then asked that he Call Charlton to speak to him, he asked that I wait because he was with a client, 3 other sales people stood at the desk & not one asked if they could assist? Do 30min later Charlton arrived, I told him again I’m a serious buyer, & wanted to know what time they closed because I would like my husband to view it, he said they close at 6pm? I said ok I will be back this evening, he didn’t ask my name or contact details to follow up. I then got to my car & I was so unimpressed. I then looked at my phone & saw another branch was just up the road. Do I thought to go have a look (branch below) 166 Gunners Cir, Epping, Cape Town, 74605,6 km I walked in & looked around and met a sales guy by the name of Shafiek & Dillon approached me & said sorry mam are you ok do you need any assistance? I said yes please told him what I was looking for & I found the car I loved but it’s at the other branch & told him what I experienced, his college joined the conversation (Billy) Shafiek apologised that I had such a bad experience, he & billy then helped me complete the forms & took over the sale & they encouraged me to go back to previous branch & ask that they start the car, so I did. Not once did Charlton disclose any faults or damage to me, I asked him about a Warrenty & if they service the car, he said yes they service the car & roadworthy it, & I will receive a two year Technical cover. Not mentioning that I would be the person responsible for the cost. I then got a shock, a malfunctioning part for the headlights would cost R20 000 plus service to get it through roadworthy R11000 I then told Shafiek it’s not acceptable. He jumped in and called around to get a better price on the malfunctioning part. To Shafiek, Dillon, Deon & Shanelle thank you for assisting in the sale. Saying this I must confess I was a bid upset today, I opened up my back right door & noticed a massive hole in the seat, I am so disappointed that yet another thing on my car wasn’t pointed out, will return on Tuesday to have it repaired. NowI I sit with this unsettled feeling that I might have more problems to come, this experience should’ve & could’ve been better, my confidence in the car is at a all time low. I bought a Mercedes’ Benz & should be over the moon! But the reality is so far from that. I even wrote to the owner of webuycars, I know this issue is beneath his pay grade but I thought it was important to bring to his attention. Received my car Saturday 27th Jan 2023 Today 30th Jan 2023- contacted 3 sales people plus a manager they need to collect the car because it has no power!!! So yes just as I thought, it’s nothing short of problems! WEBUYCARS advertise they are SA no 1 car buying service / I can confirm this is FALSE ADVERTISING- the car will be collected & they don’t offer courtesy cars! I will now be without a car until they find the problem! I will now be in contact with Motor industry ombudsman South Africa to find out about my legal rights. Would I recommend webuycars - at this moment A DEFINITE NO!! Reason: 1. False advertising 2. Not disclosing what is wrong with the vehicle 3. Terrible sales experience 4. Terrible after sales experience 5. No courtesy car 6. Struggle to speak to a manager 7. I was told they only have one flat bed to collect the car & this could take time to arrange. 8. Left 3 messages to speak to finance department, still waiting for call back

I have been a customer with Oak Pharmacy Witfield for over 15 years, I love the staff, they are friendlyand helpful. My appreciation goes to Joan Prinsloo and Marissa Van Rooyen, without a doubt incredible pharmacist. I have never left the pharmacy unsatisfied with the advice they have given me, in fact I prefer going to them before I think of seeing a doctor. Truly love the friendliness and professionalism, the pharmacy is always clean, and never cluttered. Truly love this establishment.
They don't deserve a star at all, placed an order in May 2021, its been 14 weeks, no delivery, Every week yet another excuse, PLEASE DO NOT ORDER FROM THEM! its saver to order direct from America and just pay customs clearance.
