Realty Atlas
I would actually not even give them any stars. They do not do repairs when requested. The building I stayed in is delapedated and uses a risk to residents. I think the municipality has to take a look at it as there is now fire escapes and there areamy health and safety risks as there are mainly older people staying there. The Estate agencies' Principal Estate Agent insulted, discriminated, threatened me and attacked my character in correspondence. I will not recommend them to anyone as their management of properties pose not only a risk to lessees but also to landlords.

I read Terry" comments and must firmly agree with most pointers. I also after numerous asking for my ingoing inspection, never received one, instead i was told tomorrow and the next day and the next and 4 months later it still did not happen, but so in the same breath i was told Desire took photos , i never got to see those photos and requested and still waiting for them. signed a contract that is not worth the ink the paper is typed on as there is no house rules on shared property, yet i had to sign for them. when you on numerous occasions bring something to their attention that is contradictory to your contract ,you are being told by Foti you will be evicted. you receive sarcastic voice notes and whatsups as a reply to tell you deal with it yourself and the other tenants. Then they make a private conversation public for all tenants to see and hear sharing same property. my worst nightmare came true with them.

Made the mistake of not reading reviews before signing
I had a terrible experience with this agency. Everything was fine when I moved in. Invoices always received on time, agent very quick to respond when contacted, updates given proactively, etc. The problem started after my lease ended and my dealings with this agency were meant to come to a conclusion. First, during the outgoing inspection there were attempts to pass off maintenance work (painting the walls and door frames) and repair of a sink that was never functional as damages deductible from my deposit. They also mentioned I would be responsible for “repairs” to regular minor wear and tear, together with paying for a “professional cleaning” which noted separately to specific stains. It read more like a renovation than a post-exit reconciliation. Then there was the huge issue of actually getting the deposit back - I was told it would be refunded after the “repairs,” then it was mentioned they were waiting for the final sign-off until a month later I started being more stern about it and was told it would be refunded by the end of the following week. On the Friday morning, I was shockingly but unsurprisingly contacted by the agent not with confirmation of the deposit being processed but rather with new claims of issues affecting the deposit amount e.g “paint” stains on tiles (we never at any point painted any part of the unit - we only stayed a year). While I had initially given them the benefit of the doubt thinking it’s an administrative delay, it was at this point my guy told me I had been swindled. As I type this, I still have not received my money (even minus all the so-called repairs), the agent has stopped responding to my messages and the latest update from the director is now “it will be paid next week”

Deposit and breach of contract

Biggest crooks in the property industry ,never rent with these people. The agent is Desiree Welman , alternatively request a different agent if you are desperate for a place to stay.

My name is Stephen and i stayed in Mercia Court no 1 for 9 years in Parow and it was run by Realty Atlas of which Foti Sousalis is the boss. Deposit money and service.
Hi i rented a flat by realty atlas and agent was desire welman. I stayed there for 9 years and didn't skip a month's rent or my lights. Last month we got bad news,my wife's parents are very sick and we had to move to Touwsriver and i had to give up my job of 18 years,we cudn't give a month's notice but we gave a week. It was sickness and a emergency. I thought they will have some compassion but i was wrong, now they keep my deposit and they gona clean carpets that hasn't been cleaned for 9 years,2 previous people that stayed there. Now i must pay for their dirt,when we moved out i washed the floors and tiles on walls as well as cupboards, now the agent got the cheek to tell me i didn't wash light fittings or curtain rails-HALLO that flat was filthy when i moved in there,i swopped with 2 other guys cos they could not pay rent,now agent tells me she knew of nothing but i showed her the mail and she wants to make me a liar.That flat is over 60 years old and the pipes are still old and blocked,but when you tell them they are full of xcuses or tell you there isn't money then i must use my money for chemicals to clean it and don;t get refunded.My toilet was blocked for 6 months and they could not fix it,if your tummy works and you pull chain then the stuff comes till in passage on mat and that in front of my friends. I took photo and send it but nothing get's done but they want rent money,when the plumber comes out he tells them what's wrong but they say there's no money,theres never money.Then she sends me invoice for R5-303-89 and now all of sudden it's R7-824-61,but no receipts that they paid it. Its funny my deposit is R7-400-00.She didn't come to inspect flat with me before we left so there's no proof,now im paying for other peoples stuff cos she didn't do her job and come and check. So i hope they happy for taking my money,BUT ONE THING PLEASE DONT RENT FROM REALTY ATLAS IN PAROW.They promise but do nothing,it's just promisses. Your car is not safe cos they break into 3 cars in one night,and you moan but they do nothing.One car was our car.The wireing is so old every 3-4 months i must buy bulbs,and then the water leaks through ceiling into your flat and you must fix it yourself,so please look them miss. BAD SERVICE AND EMPTY PROMISES.I can't wait to hear what they gona reply.

Real Estate Agent Threats
<p>I left my current employer as I got offered a new job and informed the real estate agent that due to this I will not be able to afford my rent this month however my deposist was 2 months rent so offered to let them keep that. The agent then got the dealer principle Foti Sousalis to contact me and he informed me that if I do not pay my rent this month he will come into my cottage and throw all my belongings in the street. </p> <p>What business eticat do have you have? Not to mention the fact that they want an extra couple of hundreds due to the fact that I let my neice sleep over. I queried why, if I have paid my rent and there response was due to the fact that when she slept over she used electricity and water.</p> <p>So not only are you threatening me with my all possesions, you are now claimiing for more money too! WOW!</p>

ITS ME AGAIN,SINCE I LAST BITCHED ON THIS SITE THE AGENT STILL DIDN'T FIX MY PIPES AND ITS SAME OLD STORY.THE FLAT'S ROOF ON THE MAIN ROAD SIDE COLAPSED AND FELL ON THE FLOOR,LUCKY FOR THIS AGENT IT HAPPEND ON SUNDAY AND THE GARAGE CARS WASN'T STANDING OUTSIDE OTHERWISE IT WAS A LAW SUIT.NOW EVEN THE LAW ENFORCEMENT IS UP IN ARMS BECAUSE OF ROOF.ALL THE BIRD SHIT FELL ON THE PAVEMENT AND THEY CAN'T EVEN CLEAN IT.NOW IT REALY LOOKS LIKE A SHACK,SIS IT LOOKS TERRIBLE AND ITS ON THE MAIN ROAD WHERE EVERYBODY CAN SEE IT.BUT ONE OF THESE DAYS THEY WNT TO PUT UP RENT,THAT THEY CAN DO QUICKLY BUT YOU MUST STAY IN A SHIT HOLE.NO MAN.
