Complaint: I am submitting this complaint regarding my family’s experience with VD5 Property Group and their agent, Shaney Kruger, in relation to a rental property (Unit 279, 14e Laan, Rietfontein). At the start of the lease (2 October 2025), the incoming inspection report clearly recorded that the property was not professionally cleaned prior to occupation. The report reflects multiple deficiencies, including: Dirt and debris on floors Cupboards containing waste and not cleaned General lack of proper cleaning throughout the unit This is further supported by photographic evidence taken at the time of occupation. Despite this, upon vacating the property, the agent insisted on deducting a “deep cleaning” fee (R1035) from the tenant’s deposit, citing odour concerns allegedly caused during the tenancy. Key concerns: The property was not handed over in a clean condition, yet the tenant is being charged to return it in a better condition than received. The deduction is based on a subjective claim of odour, rather than clear, comparative evidence against the incoming inspection. The agent refused a reasonable 50/50 settlement proposal and insisted on full deduction. Communication became one-sided, with the agent stating they would not entertain further discussion. It is important to note that our family chose not to escalate the matter further through legal channels due to severe personal circumstances, including: The recent passing of a close family member Another immediate family member currently hospitalised awaiting surgery Our acceptance of the deduction was therefore made under distress and for the sake of closure — not because we agree with the fairness or legality of the charge. We believe this matter reflects: Poor property handover standards Unfair deposit handling practices Lack of reasonable dispute resolution We are submitting supporting documentation, including: Incoming and outgoing inspection reports Photographic evidence Email correspondence Cleaning quotations We trust this complaint will be reviewed and that appropriate accountability will follow. I enquired about a garden flat for rent on Property24 as wellas via WhatsApp. On Monday morning, the rental agent, Mariska Swannepoel, contacted me to confirm a viewing appointment for Wednesday at 15h30. After receiving no further communication, I reached out to her on Wednesday morning to reconfirm the appointment and request the physical address. She stated that she was busy finalizing other appointments and would get back to me via WhatApp. By 15h00, having still heard nothing, I phoned her directly to obtain the address, which she then provided. She also asked me to reschedule for 16h10. However, due to light traffic, I arrived at 15h45, only to find no one else present. Mariska later claimed she could not locate me on WhatsApp, but upon verifying her number, I discovered an existing conversation with her dating back to 2022. The property itself was in poor condition: the garden was neglected, the main bedroom cupboard was hanging off its hinges, and the front sliding door was extremely dirty and appeared unused. After the viewing, Mariska requested that I send her my email address via WhatsApp so she could forward the application form. I eventually received the form at 22h00 on Thursday evening. I completed and returned it the following Friday morning, asking her to keep me updated on the approval process. By the next Wednesday, still without knowing it the application was approved, I included the agency's Director in my email. Only then did I receive a prompt response confirming that my application had been approved, but that it was now pending the owner's approval. Yesterday (Friday), I asked for clarification regarding the owner's approval process, as the duration was taking longer than expected. This morning, I was informed that my application had not been approved by the owner. I have received no proof of this decision-only the agents word, which raises concerns about her integrity and honesty throughout the process. Mariska then asked me to send her my requirements for the type of property I am seeking so that she could further assist me. However, after responding to two other listings on Property24-both of which she manages-I have yet received no reply from her.

Having worked with multiple estate agents over the past few months it was refreshing to work with Paul du Preez who were open and honest and went the extra mile for us. Even though we did not end up renting the property shown to us by Paul (only due to another property being closer to our requirements), I would not mind working with Paul or VD5 in future for any property related matters.

Having worked with multiple estate agents over the past few months it was refreshing to work with Paul du Preez who were open and honest and went the extra mile for us. Even though we did not end up renting the property shown to us by Paul (only due to another property being closer to our requirements), I would not mind working with Paul or VD5 in future for any property related matters.

Dear VD5 properties , I am writing to express my disappointment and frustration with the service provided by VD5 properties On 17/05/2025,we traveled from Magaliesburg to meet with Ritana Visagie at 9:00am to view a property in Pretoria East.However, the agent was significantly late and showed no regard for our time or effort. What's more concerning is the agent's lack of apology or concern for our inconvenience. This lack of professionalism and respect for clients' time is unacceptable. Dear VD5 properties , I am writing to express my disappointment and frustration with the service provided by VD5 properties On 17/05/2025,we traveled from Magaliesburg to meet with Ritana Visagie at 9:00am to view a property in Pretoria East.However, the agent was significantly late and showed no regard for our time or effort. What's more concerning is the agent's lack of apology or concern for our inconvenience. This lack of professionalism and respect for clients' time is unacceptable. Simon is the agent we met when we viewed a property we were interested in. I have to say that this whole experience has been great. Simon is reliable, honest and friendly. He is a hard worker and talks to my husband as if he is a friend, it is easy communicating with Simon, he is helpful and even gives great advice. I would recommend Simon to anyone who is interested in buying or selling, you cannot go wrong!

Simon is the agent we met when we viewed a property we were interested in. I have to say that this whole experience has been great. Simon is reliable, honest and friendly. He is a hard worker and talks to my husband as if he is a friend, it is easy communicating with Simon, he is helpful and even gives great advice. We have been struggling with plumbing issues where we are renting, and the Rental Agent says she does not need to provide me with feedback only the owner, we have after a few months found out there is a problem on the Municipality sewer line, and it is the agent and owner's responsibility to follow up and get that fixed as it keeps causing block aging in our yard, every 2 to 3 months the drain is blocked, then the agent always have stories and saying we have to pay we blocked it and then just to say after wards oh yes it is still the Municipality side that is giving problems, we do not have pay, and now the agent ignores me, I told her I am pregnant me and my 5 year old daughter are expected to use a dirty clocked toilet because they don't want to get a plumber out they will rather wait for CoT, which takes forever to come out and in the meantime they expect us to use this toilet and go about our life's., I have send a message to the owner of Just imagine Properties/ VD5 Properties as well to ask what the obligations of his agents are towards Tenants, and he just asked who the agent is and further than that I still didn't get any further response.

Since the beginning of January 2025 we tried getting into a rental property witj buy option. Its in Waverley. I had numerous fight with the agent Paul du Preez. I had fight with Chanel at reception and Werner van Deventer. Werner being the owner of VD5 eventually refused to speak to me futher. We eventually got the premisses and now they still choose to refuse email comunication. They expect me to pay the twane electricity bill wich is in arrears as well as property rates and taxes. So now they refuse to switch on my electricity and still expect me to pay for all else. I paid full deposit. The house wasnt cleaned at all the place is in horay and they tjink their service is good. This is the most unprofessional property agemts in the moot area in fact south africa by far. Not happy. I refuse to pay rent untill tjis matter is resolved. VD5 properties is lairs and just money for no serv. We dont have access to the house thru the front door. The 1 garage motor is faulty and this after 2 months of begging them to get the property. Think twice beforw you deal with VD5 Werner van Deventer and his team. Keep an eye on their site as I will soon post the state of the property in question on there. I will go out of my way to make sure the moot area people are sure to know what and who they will be dealing with when it comes to propertiez. Stay away from VD 5 properties and get people who pride themselves in whT they do.
