Zelri Properties is extremely efficient when it comes to demanding money from tenants, but suddenly becomes impossible to reach when it is time to refund deposits. When I was required to pay a R9000 deposit, payment was expected immediately with urgency and pressure. Now that there is money owed back to me, I am being met with ignored emails, delays, excuses, and constant claims that the account is still being “corrected.” Lizelle, who is handling the deposits, is conveniently always unavailable and rarely responds to emails. Weeks later, there is still no proper urgency from their side despite the refund deadline already passing. What makes this worse is that deductions have already been made, meaning the remaining balance and interest owed to me should have already been paid. Instead, tenants are left chasing their own money while receiving vague communication and poor service. Looking at the amount of 1-star reviews this company already has, it is very clear that this is not an isolated issue. Perhaps management should focus less on rude responses to complaints and more on improving the way tenants are treated. If my remaining balance is not paid immediately, I will proceed with a formal complaint to the Rental Housing Tribunal and continue escalating the matter through every available consumer protection platform. Absolutely unacceptable experience.

I moved out end of February I am still awaiting refund on my deposit- I have being sending emails with no success, I even went to the office for the inspection report to be finalized, when I call I get dismissed that the lady called Lizelle responsible for refunds is busy in meeting, I got an email on the 4th May 2026 confirming I will receive my funds in 72 hours, Still no Funds received - ZELRI Properties unfortunately made me experience a poor experience for vacating their properties

I was as medical professional in a clinic next to Orlando Towers and I was hoping to find a reputable rental agency for a unit in Orlando Towers. I reached out to the Zelri Properties to assist with the viewing. I was in turn informed that a gentleman by the name of JOSHUA will attend to me. A meeting was then arranged for Wednesday @ 1pm. I waited for almost half an hour at the complex gate with no one to assist. I reached out to Zelri Properties office but could not get anyone to assist. They only sent me a text late in the afternoon to confirm an appointment for the next day (Thursday @ 1pm). I was again informed that Joshua will meet me at the complex gate @ 1pm. I got to the complex at 12h47. At around 12h55, I reached out to the Zelri Properties offices to confirm the viewing appointment, I was told Joshua was running late. A kind African lady offered to forward my numbers to Joshua so that he can keep me updated about his whereabouts. Joshua calls and says he is informed we are meeting today. I wasn't happy with the professionalism experienced. I had made use of my lunch time, in a critical working space where emergencies happen from time to time, to attend my viewing appointment only to be left wondering. NB!!! INSTEAD OF BEING OFFERED AN APOLOGY, JOSHUA WENT ON TO HANG UP ON ME, WITHOUT ANY FIGHT OR ARGUEMENT, AND DECIDES TO LEAVE ME WAITING. NO FOLLOW UP, NO NOTHING!!! JUST AN ORDINARY PERSON WANTING ACCOMODATION AT ORLANDO TOWERS, ONLY TO BE SERVED A NIGHTMARE BY ZELRI PROPERTIES. I AM DISAPPOINTED AT THE LEVEL OF SERVICE RENDERED BY THE COMPANY AND SIMILARLY GRATEFUL TO THE AFRICAN LADY FOR HER ATTEMPT TO ASSIST BUT WAS NOT ENOUGH TO ADDRESS MY ISSUE. I CAN NEVER MAKE USE OF SUCH SERVICES IN FUTURE.L, NOT WITH JOSHUA BEING THE ONLY AGENT AVAILABLE!!! EXTREMELY DISAPPOINTED AND DISSATISFIED!!!

Zelri Properties are very unprofessional. As a tenant, I do experience financial difficulties and at times can't really pay on time by the last day of the month. I do acknowledge my faults and really do try to pay my account on time. The economy is changing and people are experiencing difficult challenges. However, that should not be the reason to deviate from the signed contract. I cannot be charged WiFi fee but the WiFi is blocked due to non payment. Then a paper is placed on your door in red to let you know about your arrears. This act is not stated in the contract signed. As a single mother experiencing challenges, I really don't need the added stress of having a non functioning WiFi router which is monthly billed but blocked. How do you really expect one to work and actually pay you the outstanding rental without access to the only thing that helps you get your bread. Doesn't make sense to me. There is no Ubuntu in this organization. It's fine listing me on TPN and charging interest for late payment. But disconnecting the WiFi and still charging it? They are responsible for a lot of social housing projects in SA but they give no slightest care to their tenants which is really sad for the most poorest population of our country. I really am sad to experience such treatment :( Just raising awareness so please know what to expect when signing those leases. I'm seeing a lot of complaints about the deposit. I might be back for another review when they decide not to pay me my deposit.

They are not worthy applying and trust them if you have a family. They just collect money for rental and don't keep their promise. 1. We saw our rental increment or charge of 412 without notice. They took over from Mafadi Property which Mafadi was always in contact. Every month they list you on TPN and damage your Credit profile without consulting with the tenants blocking you for future application. Our Apartment Unity House Maboneng was best without them. When they is loadshedding the ba*****t it's full of water we have to park our cars outside. The common areas lights are off when they is no lights. Now the Car entry gate it's always open I even lost my car logo now. They brought a New Caretaker causing trouble on the parking bays. Everyone park as they wish. With Mafadi we never had problems it was a Social Housing indeed, Please the owner of the building bring Another company which they understand South African lifestyle than Zelri White company and they are not fully south African citizen yet it's under Social Housing building. They never came to the building or to hold a meeting with Tenants. Not even 1 tenant knows them. As Tenants we don't know them face to face we only saw emails. Please Social Housing make a Investigation and bring a better company.

My daughter phoned someone from the office asking if there were any bachelor flats available in Boksburg next to KFC and she was told that there were two flats available. She then phoned Ability, the caretaker, asking if she could come and view the flats. He told her she could come anytime from 8am to 4pm. I accompanied her there and on arrival she tried phoning him. He rejected her calls repetitively while standing at the top of the stairs. He looked down and asked if she is the one calling him but he was literally shouting. She said yes. He then shouted out that there are no flats available. Clearly he has no respect whatsoever and does not know the first thing about being decent. He reluctantly came down the stairs and we decided to speak to him outside of the building. My daughter explained to him that it made no sense that there were no flats available when he had confirmed telephonically that there were two available. He then said that he had thought she was referring to another building. Just as we were leaving, one of the tenants who live at that building approached me saying that he had overheard our conversation and told me that Ability is lying to us because there are 3 flats availabile which he can even show me. I went back and confronted Ability about this. He refused to prove to me that there were no units available and said that the tenant **** to me. He told me that he is in charge there and has no reason to lie to me. I told him that if he was being honest, he should not have a problem proving that there were no flats available. The tenant told me that this is Ability's modus operandi. He reserves flats only for foreigners. Just as Ability went back inside the building, a Nigerian man arrived wanting to view a flat. He phoned Ability and Ability came out to speak to him. I told Ability I want to hear him tell the guy that there are no flats available. He told me that I can't stand there while he is talking to the guy. I told him I am going nowhere until I hear him tell the guy what he told us. He went close to the guy and spoke in a soft voice telling the guy to come back later. This entire situation drew public attention. Bystanders watched how he was behaving and shouting at us as if this is acceptable. I have no idea how a foreigner with so much arrogance and disrespect for women can be employed by Zelri Properties.

My experience with Zelri Properties has been nothing short of unacceptable and extremely frustrating. After vacating the unit, I was clearly informed that there were no damages or repairs to be deducted from my deposit, apart from a R250 exit inspection fee. I submitted my banking details on 30 March 2026 without delay. Not only did I receive written confirmation that the refund would be processed by 2 April 2026, but one of their agents, Promise, even went as far as calling me to personally confirm that everything was in order. I was explicitly told that since I bank with the same institution as them, the funds should reflect within 24 hours once processed. Despite all these assurances — both written and verbal — absolutely nothing was done. No payment. No explanation. No accountability. I had to follow up myself, only to be met with silence and complete disregard. What makes this worse is that the legally binding 21 working day period for deposit refunds had already passed. This is not just poor service — it is a blatant failure to comply with contractual obligations. Making promises to tenants and then failing to honour them without any communication is highly unprofessional and deeply concerning. It gives the impression that once they have your money, urgency and basic service standards no longer apply. I would strongly warn anyone against dealing with this company. Based on my experience, Zelri Properties cannot be trusted to handle something as straightforward as a deposit refund in a timely or honest manner.
