I am writing this complaint to warn other South African families and travelers about the dishonest and ********* practices I experienced when booking a weekend away through Booking.com, handled by Touch Down Africa, and hosted at Dunkeld Country Estate in Dullstroom. What was promised: A peaceful, family-friendly unit with a bath, putt-putt course, and cozy amenities Clear and honest photos of the actual unit being booked A smooth booking experience with trusted agents and reputable platforms What actually happened: The unit had no bath, despite booking based on photos that clearly showed one There was no upstairs toilet, despite travelling with a pregnant wife and 18-month-old baby The bedrooms had no heaters, and the unit was ice cold (no safety screen on the fireplace, either) The listing used 72 generic photos, pulling from various units and amenities — highly misleading We were subjected to delay tactics, emotional pressure, and no meaningful support from: Touch Down Africa, the so-called “agent” — refused to take responsibility Dunkeld reception, who were polite but simply passed the buck Booking.com, whose platform continues to host confusing, bundled listings with no unit-specific clarity Instead of support, we got: Endless back-and-forth phone calls Empty promises of "looking into it" Pressure to make a rushed decision (“we’re filling up, you must act now”) A cold shoulder when asking for a reasonable refund or cancellation We had no choice but to leave the premises and scramble for new accommodation — food, medication, a heater, and calm for our child. Our wedding anniversary weekend was completely derailed. My warning to others: Do NOT trust the photos on Touch Down Africa's listings — they combine images from various units to make everything look better Do NOT expect Booking.com to protect you — their system favors the agent and host Do NOT assume Dunkeld Country Estate will assist — they’ll refer you back to the agent, leaving you stranded There’s a pattern here: mislead the customer, deflect accountability, then pressure them into paying more or settling. What I want: I am pursuing a full refund and I’m sharing this story to protect others from being exploited by this trio of companies. Until this is resolved, I will continue escalating across consumer platforms, social media, and review sites.

Unless the meaning of the word has changed, this is a gross misrepresentation. An Estate it is not. After looking forward to visiting Dunkeld for a long time and after what I experienced throughout my recent visit, the only thing I am glad about is that I will never visit this so-called Estate again. I found it very difficult to summarise this unfortunate list any more, so please bear with me and believe me it pains me as I also once loved this place. Dishes that seem to have never been washed, thick yellow grime, disgusting! Miss matched dishes, furniture, tiles. Missing freezer drawers, the one that is there is broken. Missing tiles, missing light bulbs(VERY DANGEROUS), lose electrical appliances with exposed wiring(VERY DANGEROUS) Filthy, the whole place was just dirty. Water damage in just about every room. Door handles are broken and doors don't close properly. And surprisingly don't open cleanly either, bang into the pathetic “dresser table” or the toilet, it's a joke really. Hanging shelves, closets that arent deep enough for the coat hanger in them. The mountain bike trail is not maintained as they assured me it was. Fallen trees, yes multiple, not marked clearly, and broken crossing bridges (VERY DANGEROUS). The vista outlook is so battered some railings and floor boards are non-existent. The entertainment area comes across more as a staff hangout than anything. As early as 8am some days blaring FILTHY language music, including reception, and throughout the day ensuring that the game just don't wander near that quadrant of the resort. Harsh or nitpicky it may seem, the extensive investment it takes to visit a place like this and considering how they advertise themself I can assure you I am unable to put in words how disappointed I am with everything I experienced here.

Now that I actually want to write a negative review, I see how many people actually do complain about this place. Really pathetic, hope all potential customers read these poor reviews, especially this updated review. We arrived Friday late early evening in Dunkeld Country Estate, in the Country Villa. Upon arrival we found 12 issues in the unit. Not only cosmetic issues, but 6 of those were functional issues such as taps not working (middle of winter conditions), toilet not filling, stove plates not working properly, and numerous broken blinds and cosmetic issues. Obviously we had to stay for the weekend as we could not find alternative accommodation at that hour, and I immediately informed Touchdown Africa the following Monday. Needless to say, we did not get what we paid for, and I thought it would be reasonable to request a refund for at least the one night. They simply refuse to accommodate me, they bully me, they hide behind policies such as the fact that we stayed for the full time, implicating I was happy with the condition by staying the full weekend. (By the way, they do not dispute any of the issues we raised about broken & dysfunctional stuff in their unit). They also acknowledged that it is unreasonable to expect me to find alternative accommodation at that late hour if I was not happy with the condition of the unit, yet they refuse to take any accountability. And it was not cheap. They offer me free midweek accommodation to try and make up for this dreadful experience, instead of refunding me for at least one night. I have now asked numerous times how they can offer this instead, expecting me to take time off in the middle of the week, they fail to respond to me. I will certainly think twice to stay here I was a potential customer, poor maintenance, poor and ********* aftersales service. This is all managed by Touch-Down Africa, extremely unprofessional and short-sighted from Touchdown-Africa and Dunkeld Country Estate being penny wise but pound foolish. Negative publicity is not good for any business.

I recently stayed at a 4-star estate, and while the overall experience was satisfactory, several issues left room for improvement. The room was disappointing with dirt, an unvacuumed carpet adorned with dead insects, and a leaking fridge. Moreover, inadequate towels and a cutlery set still bearing oil and grease from previous guests added to the discomfort. Multiple non-functional lights, missing switches, and a broken wall socket switch further diminished the room's appeal. The TV's poor image quality suggested rough handling. Beyond the room, the swimming pool presented additional concerns. Its cleanliness appeared neglected for days, evident in animal feces along the pool edges. While the estate had potential, attention to detail and maintenance fell short, casting a shadow on the overall experience. Despite raising these concerns with the manager, it was disheartening to find their response inadequate. The manager appeared disinterested and displayed a lack of concern for the issues plaguing the estate. It was evident that the management's negligence contributed to the persisting problems, leaving me disappointed with the overall experience. The lack of proactive measures or a genuine effort to address the issues further underscores the need for improved management at this otherwise promising 4-star estate.

If you are looking for an amazing place to stay for a weekend. I would strongly recommend the Dunkeld Country Estate in Dullstroom The venue is absolutely stunning and the staff are so friendly and helpful.

I am very unhappy. I booked for a week to take the kids there. These people are selling dreams. We were given a house with sunken beds, sunken sofas, cream/dirty linen. Cleanliness is questionable. I booked for 6 nights through RCI. I am just unhappy. I just checked out before time.Not worth the money. Just a SCAM. I asked the staff whether the guests that stayed there before me were happy with the accommodation the they said yes. I guess I am the senile one for spending approximately R16000 through RCI for such disgusting accommodation. The fireplace could even warm up the house. Not one aircon in site. A tiny little noisy television. I am just debilitated.

At the time of our booking at Dunkeld, 16-18 July 2021, some of our party tested positive with Covid and there were the Level 4 adjusted lockdown (meaning we were not allowed to travel from Gauteng to Mpumulanga) and the riots where happening, so we were afraid to take a chance and leave our farms without any persons present on the farms. We asked if we could postpone the weekend and Esther from either dunkeld answere via the Booking.com platform and messaged to say that it is not a problem and that a Voucher would be issued which we can use at a later stage. I was told it can only be done 19th July, which was no problem. Almost a month later, and numerous emails & messages and calls with messages, there is no response from the resort. No one has even made an effort to contact me to resolve this matter after countless emails to ALL available emails listed on their website. Telephone calls are a waste of time as you leave messages with the "reception" to never receive a telephone or response backe... I have also sent my complaint to the BOOKING.COM booking agent, and no response from that platform either
