We have had a shocking experience with this agent, and it seems we are not the only ones. To begin with, we saw an apartment that we accepted, but when it came to moving in, we were given a totally different apartment - on the second floor, not the ground floor - so a real mission to move furniture in! During the lease, they were inefficient in tending to maintenance issues, and generally unhelpful with queries, The real issue though arose when the lease came to an end. We had cleaned the apartment to a spotless condition, but were accused of dirtying the walls, leaving mould in the shower, and leaving the floor dirty. The cost of repainting and cleaning that was deducted from our deposit was usurious - for such a tiny apartment, it seemed that they needed a team to work for two days to clean it!! And it wasn't dirty!! I doubt it was painted, but the painting fee was R2000! There were also costs associated with everything - which sadly it turns out I had signed for when we signed the lease - but R570 inspection fee seems high, and R130 here and R150 there for transaction costs just seem to be a *******!! At the end of the day we lost just more than 25% of our deposit on fees and cleaning and maintenance fees. Totally unjustified!! My advice is that if you do deal with this agency, read the lease very carefully for the costs that they hide in the small print, and take as many detailed photographs as you can when you move in, becasue we didn't have anything to prove that they were lying. Also take note of the number of the apartment that you view, versus the apartment number on your lease - it seems that they regularly show one apartment, and lease another.

I had a very disappointing experience with this agency during my move-out process. My lease ended on a Saturday, but I was informed that inspections are not done on Saturdays, so we agreed that the inspection would take place on the Friday. When the agent arrived, she became upset that my belongings were still in the flat and spoke to me in a very rude and confrontational manner before leaving. Shortly afterwards, the owner of the agency contacted me with a message questioning the situation and then sent a voice note telling me that I needed to be out of the flat that same evening, despite my lease only ending the following day. There were also issues with the deposit deductions. During the inspection I was only informed that painting would need to be deducted from the deposit, but the final statement included several additional charges that were never mentioned at the inspection. Some of these were only removed after I disputed them. Overall the move-out process was unnecessarily stressful and the level of professionalism from both the agent and the owner was extremely disappointing.

I am appalled by the conduct of this rental agency and their blatant disregard for both the law and basic decency. After vacating the property in good faith, I was met with an unwarranted deduction on my deposit refund. On the 08/12/2025 I was mailed the online inspection report to sign. I agreed to do a deep clean of the flat but queried a few points as I felt this constituted normal wear and tear for example hinges what needed tightening. In addition, mould in the bathroom was present on moving in (as per their inspection report) and was a continuous problem but they claimed this was our responsibility. I received no response. I mailed them again on the 16/12/2025 asking if all was in order and was told they would respond the next day. This never happened. In January I started asking when they were going to pay our deposit back and found out they had paid it but deducted R5000? When I asked for a detailed breakdown of this R5000 it took them 4 days to produce an invoice. In it they deducted for two broken curtain rails but no mention of this was made in the online inspection report. They charged R2800 to repair chip marks and paint dirty marks. You could paint the entire apartment for this sum of money. They took off R250 to paint a door for marks but once again no mention was made of this in the online inspection report. They took off R320 for a water glass and soap dish, no mention of this in the report and this item is most definitely still in the unit. They charged R800 for mould in the bathroom. This was an ongoing problem, and the solution would be for the owner to install an extractor fan. I might add that the handyman used for this the father of the realtor. To be clear, deposits are not a bonus for landlords or agencies. They are held in trust and may only be used for legitimate, proven damages beyond fair wear and tear.

They have all sorts of hidden costs like a monthly administrative and advisory fee which is deducted off your deposit interest every month. A transaction charge to refund you your deposit! A contract fee to renew your lease, a handling fee, the list goes on and on. After vacating the property in good faith, I was met by an outrageous and ******** deduction on my deposit refund. In addition, they created false expenses to take off our deposit, for example they claimed R350 for a glass mug and soap dish that is still sitting in the unit. They took R2800 to repair some dirt from the walls of the unit. Her father is the handyman, and sister owns the cleaning company, so they have a nice little racket going. What is also concerning is the apparent pattern of obstruction, delayed communication, evasive responses and delays to provide any documentation. Let's be clear, deposits should not be a bonus for agencies. They are held in trust and my only be used for legitimate, proven damages beyond fair wear and tear. Taking funds through fabricated and inflated charges is not only ********* its ********. I strongly urge prospective tenants to exercise extreme caution when using this agency.

Unpleasant Experience with Mirinda Opperman Realtors I regret to express my dissatisfaction with the overall experience of residing at the Best@Hazelwood complex under Mirinda Opperman Realtors and dealing with their rental agency. Our tenure at this property was marred by numerous issues that significantly impacted our living conditions and interaction with the rental agency. Issues at the Best@Hazelwood complex: 1. *Water and Power Problems:* The area experienced frequent water and power disruptions, exacerbated by the absence of backup systems within the complex. 2. *Gate Malfunctions:* The complex gate malfunctioned regularly, leading to manual operation without adequate security measures. Resolving these issues took an unreasonably long time. 3. *Lack of Green Space:* Our unit lacked proper landscaping, with the absence of grass and the presence of ground and thorns. Despite our pleas to address this concern, no action was taken, impacting our ability to enjoy outdoor spaces with our pets. 4. *Visitor Parking:* The complex lacked designated visitor parking, causing inconvenience for residents and their guests. Concerns with the Rental Agency: 1. *Penalty Fees:* Upon expressing our intention to move out, we faced an inflexible penalty fee of R47,000, even with a three-month notice. This lack of negotiation or understanding added to the unpleasantness of our experience. 2. *Key Handover Experience:* During key handover, the agent's unprofessionalism was evident. My wife was 8 months pregnant and had to endured over an hour of waiting without communication. The agent meticulously sought issues to withhold and deduct from our deposit, disregarding our efforts to leave the property in excellent condition. 3. *Communication with Agency:* When I emailed the owner of Mirinda Opperman Realtors she dismissed our experience with her agent, stating, "it takes two to tango" and we should leave it. 4. *Inaccurate Inspection Report:* The post-move-out inspection report contained multiple errors, requesting us to sign an inaccurate document for deposit deductions. The agency failed to provide evidence of pre-existing issues or damages, casting doubt on the validity of their claims. 5. *Delayed Deposit Return:* Our deposit was refunded more than 16 days after moving out, causing unnecessary financial strain. In summary, our experience with Mirinda Properties has been marked by a lack of professionalism, unresponsiveness to concerns, and financial repercussions. This company has no respect for people. They fail to do their own inspections and then charge tenants to paint walls that were not sound from move-in date. In 2021 I was a client of theirs. From move in I told them about issues on the walls as per their request(even emailed them photos of the issues knowing they would try make it my expense on move-out ). The issues on the walls were never attended to or taken seriously throughout our contract. At move-out, they then choose to paint the apartment on my deposit refunds’ expense saying i made the marks with no proof or truth. Mirinda Opperman swears at clients and has no integrity to admit when she is wrong. They will find any reason to withhold your deposit. Something that is needed for ones next accommodation. They have no regard for privacy or the law as they attempted to take photos of me and physically remove me from their offices when their story was not adding up.
